Le logement

A renovated 1890 Farmhouse located in the heart of historic High Falls, NY (The Mid Hudson Valley) . Known for its charming and serene atmosphere, each of the four rooms has a queen size bed with luxurious linens, and A/C. A full gourmet breakfast complete with baked breads, eggs, fruits, juices, coffee and teas, is prepared each morning by owner, Nancy upon request. You may also use the kitchen to prepare your own meals.

Our peaceful and restful atmosphere is the perfect setting for formal or informal gatherings including reunions (family or otherwise), book club readings, and business meetings. Families with young children and small dogs are welcome.

The Arbor is available year round so you can enjoy Hudson Valley’s Spring and Summer wild flowers in bloom, our colorful Autumn foliage, and our Winter wonderland.

The Arbor may be booked with or without the owner on the premises. Breakfast is available when the owner stays on the premises in downstairs quarters.

We have small shops, antiques, restaurants, and swimming, all within walking distance.


Trailways Bus leaves from Port Authority Terminal in NYC and will drop passengers in New Paltz and Rosendale. The Rosendale stop is 3 miles from the Arbor and pick-up can be arranged. However if you want to explore outside of High Falls a car is necessary.

Dogs are permitted for an additional fee of $25 but must be with owners at all times. They may not be left alone in the house.

My friends and I stayed at Nancy's place and had a great time. Nancy was extremely nice, accommodating and responsive. The house has a traditional farmhouse charm and is a quick 20 min drive from cute towns, grocery stores, etc. There are a ton of cooking supplies / dishes and a big dining room table for meals. The only thing we might have liked is more seating in the living room along with a TV and microwave, but otherwise it has everything you need. If you're looking for a cozy place in the Hudson Valley for a big group, this is an excellent spot.

We had a great weekend at Nancy's B and B. Check in was simple and everything was clean and comfortable. The location was perfect for finding our way in the Hudson Valley area and Nancys collection of books were fun to peruse!

Nancy was very easy to work with and the place was great. It had everything we needed and was a beautiful spot with a great breakfast restaurant 2 blocks away.

Perfect! Each room was lovely and spotlessly clean. Nancy's breakfasts were incredible and thoughtfully prepared. It was a pleasure to meet Nancy, who was extremely accommodating and helpful but not at all intrusive. Location was great for walking into High Falls for lunch or dinner, or a very short drive to great hiking.

My family stayed at the Arbor over Christmas, and although Nancy wasn't available to host us in person, she graciously agreed to rent us the entire house for three nights. It turned out to be a perfect place to spend the holiday. Spacious, warm, and beautiful, the Arbor is a great choice for those looking for a perfect Ulster County getaway. Conveniently located in High Falls, close to a number of great towns and local attractions, it's the perfect place to spend time upstate. The house is comfortable and cozy, and Nancy was a wonderfully laid back and generous person to deal with. She even left us a fridge full of food! We enjoyed ourselves very much. I strongly encourage anyone looking for a B&B in the area to stay here.

My girlfriend and I stayed with Nancy on a short weekend trip to New Paltz. I would highly recommend staying here if you are looking for a B&B n the area. Clean rooms and perfect hospitality - what more do you need in a B&B? Oh yeah, the breakfast was home cooked and excellent!!

I am the owner of the Arbor Bed and Breakfast, located in the beautiful Hudson River Valley. I spend time reading, seeing movies, and preparing delicious food for friends, family, and guests. In addition, I thoroughly enjoy spending time outdoors - I am an avid gardener (I particularly enjoy cultivating fresh produce and herbs in my raised beds) and love taking walks daily.
