Our "Villa Mediterranean", located at the Hilton Head Beach and Tennis Resort, is one of 5 condos that my wife and I own and self manage on Hilton Head Island. This unit is a first floor unit, beautifully decorated and conveniently located just a short 5 minute walk to the beach, ocean side Tiki bar and restaurant and the largest ocean side pool on the island.

Our condo is close to the beach. It is a 5 minute walk to the beach and largest oceanside pool on Hilton Head Island. A tiki bar/restaurant is right there oceanside as well.. You’ll love our place because of the convenience of having everything right on site - the beach, a giant pool (and kiddie pool), 3 restaurants (sports bar, pizza and the tiki bar), bicycle rental, 10 lighted tennis courts, work out center and kid's playground.
The condo is 550 square feet with one bedroom and one bathroom. There is a sleeper sofa for extra guests and we ask that you not have more than 4 guests stay as we don't want you to feel like the quarters are too tight.
It's perfect for a couple's getaway or for a family with small kids for vacation.

As a guest, you will have our entire condo to yourself. We have a keyless entry door lock, so you will not need to worry about key exchange. Last minute reservations are not a problem. Middle of the night check in is no problem, security guards are always on duty.
You will have FREE wifi internet, cable TV in the bedroom and living room. Three restaurants are on site as well as bicycle rental and FREE use of 10 lighted tennis courts.
Security guards are on duty 24 hours a day.

Please read this agreement carefully. We strive to make every reservation the easiest and best experience you’ve ever had booking a vacation.
That being said, life happens to bring up situations that sometimes can’t be avoided. If you know what to expect in advance, it minimizes the possibilities of a bad experience or hard feelings.
Your deposit or payment for your reservation will be considered your acknowledgment and agreement of these policies.
Please keep in mind that our condos are privately owned and we do not have staff on site. If something does not work or is missing, we will do our best to fix it or replace it as soon as we can. We rely on our guests to take care of our things as if they were their own. If you know how to replace batteries in remotes, screw in light bulbs or un-stick a toilet chain, it would really be appreciated rather than us having to call a handyman to come over and do it for you. If fixing something requires that you make a purchase at a store, you will be promptly refunded and usually with a little extra for your trouble.
MAKING YOUR RESERVATION:
Your dates are not considered reserved until a deposit or payment is made. Just because you asked if dates are available does not mean they are being held for you.
If a deposit was made to secure your dates and the balance is not received 2 weeks prior to check in, we reserve the right to cancel your reservation and make your dates available for other potential guests. We will make every attempt possible to get in touch with you to remind you that your payment is due.
MINIMUM AGE REQUIREMENT:
We will not rent to singles younger than 21 years old. A valid photo I.D. is required of the person making the reservation. This photo I.D. will be required to be presented by email or text prior to making a reservation. It will also be requested of the security guard at the front entrance prior to obtaining a resort guest pass. If this same I.D. is not presented at the time of resort entrance, entry will be denied and the reservation will be cancelled with no refund given. If you are making a reservation for an individual other than yourself (such as a gift), the I.D. of the person staying is required as well.
PROPERTY DAMAGE INSURANCE:
We do not charge a damage deposit because so far we have had very good guests who take care of our stuff. Please remember that our condos are privately owned by us. We are not a large hotel chain, so we ask that you treat our property as if it were your own. Airbnb has a system in place to collect from guests for any loss or damages to our property. So far we have not had to use this.
If our housekeeper reports that excess cleaning is required, there will be a charge of $25 to cover what they charge us. Photos will be required of our housekeeper for proof and the photos forwarded to you.
If property or content damage is so severe that it causes the next reservation coming in after you to be lost, you will be held financially responsible for the cost of the lost reservation, the cost of putting our displaced guests in another place to stay and the cost of replacing the damaged items or property.
If you have young children or toddlers, please move our breakable items and decorations out of their reach. If your child is likely to wet the bed, please bring a mattress cover with you. A urine soaked mattress is considered property damage and can be very costly to replace.
Travel insurance is recommended to cover no-shows, delayed check-ins due to late flights, family emergencies, inclement weather, etc.
(This is where travel insurance would benefit you).
You may cancel your reservation up to 30 days prior to your stay and receive all money deposited minus a $50 cancellation fee.
14 days prior to your dates, your cancellation fee is 50% of your total. Inside of 14 days, there will be no refund.
If bad weather makes it impossible to keep your reservation, you will have the option of changing your reservation to a future available date without penalty. We obviously cannot control the weather and just because the forecast says it will be raining all week is not reason for us to make a refund for your vacation. If you leave before your reservation dates are over, or do not show up at all, no refund will be given.
Please consider buying travel insurance.
If the National Weather Service mandates an evacuation due to a hurricane or warning of one during or just prior to your stay, you will receive credit for your unused days towards a future stay.
Our condo will accommodate (6) six persons. This does not mean that 6 grown adults will be comfortable in the space we have, so please keep this in mind when researching your vacation choices. Our condo is best suited for 2 adults. If bringing others along with you, it is recommended that you bring small ones .
There is room for 2 adults/2 children or 4 adults who don’t mind close quarters.
Our condo is normally ready for you by 3 P.M. During peak rental weekends (summer or holidays), housekeeping may be extra busy and check in delayed as late as 4pm. Please be understanding.
Early check-in is only allowed with written permission directly from us. This may be in the form of an email or a text message directly from us. Telling the housekeeper I said you can come in early is not acceptable.
Check out time is 11am. NO late check-outs without prior written permission. Telling the housekeeper I said you can stay late is not acceptable. Checking out later than 11am will result in a $25 late check-out fee.
Pets are not permitted in the condo for any reason. This is a resort rule not ours, so please don’t try to sneak one in. It is common to see dogs on the beach, but they are not coming from our resort. There are local pet hotels available if you need to bring your pet on vacation with you.
Our condos are NON SMOKING units. Smoking is allowed only in designated areas. Our balcony is an acceptable smoking area as long as the sliding glass door is shut prior to lighting up. If our condo smells of smoke after you check out, we will consider this extra cleaning and your card will be charged for the cost of removing the smell.
• We will not rent to vacationing students (aka “Spring Breakers”).
• Parking permits must be displayed in the windshield of your vehicle at all times. A permit will be made available for you after your balance is paid in full.
• When you are not in the condo, please be sure the condo is locked at all times. This is to secure your belongings as well as ours.
Crossroads Getaways (that's me) will not be responsible for any loss, damage, injury or death to the renter, family member or guest of the renter, with particular emphasis on the use of the bicycles, stairs, pool, stove, or slippery tiles. Renter, family and guests are required to carry insurance covering their own individual personal liability and personal property. Renter, family and guests are responsible for loss, damage or injury to Crossroads Getaways or any other aggrieved party caused by their negligence, lack of knowledge or willful misconduct.
