This grand 2 storey vacation home located in the 5-star golf community, Highlands Reserve is a stunning home and ideal for large families or groups wanting both privacy and luxury. With a total of 5 bedrooms and 3 bathrooms, this wonderful property can sleep 10 people easily. This Neo-classically designed home has a generous piece of well-manicured lawn and a double garage. With 2 living rooms decorated with country-style furniture and an open plan dining room that seats 6, this home is ideal for those who want a relaxing vacation. Each room is comfortable with high quality bed linen and towels provided on arrival. The modern spacious kitchen is equipped with everything you need and if you want to grab a quick snack on the go, there is a small breakfast bar which seats two people. The house opens up onto its own private swimming pool and hot tub, which also has safety nets for your children’s safety. The pool also has its own electric heated blanket. The patio/deck area is simply decorated with a table and chairs set and a number of sun loungers. The covered lanai offers a little more protection from the sun and proves to be a fantastic location for alfresco dining and barbeques. This beautiful dwelling is situated in an area that is kid-friendly and close to an 18-hole golf course, which also adds to the ambiance.
Conveniently located, Highlands Reserve is a beautiful gated community that surrounds a large golf course. Close to some of Orlando’s more famous golf courses and theme parks, this is the ideal location for families who want a little bit of luxury without having to stay in a hotel. The privately owned villas are rented out for vacation purposes and the area is gated and guarded 24-7, making it completely safe for families with small children. With shops and supermarkets close by, there is nothing else you need.
Property Protection Premium: We offer a non-refundable Property Protection Premium of $69.00 (inclusive of tax) per property per booking which is added to your account for your convenience and peace of mind. Whilst you remain responsible for any damages that are not covered under this program, payment of this fee ensures that you will not be charged for damages that are clearly accidental and of an incidental nature (up to $1,500 maximum). I understand that I am responsible for the cost of any damage sustained to the property or its contents, for breakages or for any excessive cleaning charges incurred during my stay. Any relevant costs (together with the cost of additional services requested) should be charged to my credit card as detailed below. I also understand that all IPG Homes are non-smoking, self catering units that do not allow any kind of pets unless the property description clearly states, “Pets Allowed”. A non-refundable Pet Fee of $400.00 (plus tax) per pet would apply. Smoking in the
property will incur a fee of $400.
Maximum Occupancy: I undertake to ensure that the maximum occupancy of the property (2 per bedroom plus 2 if the property has a sofa bed) is not exceeded at any time and understand that failure to comply with the maximum occupancy may result in expulsion from the property without refund and may also constitute a violation of State Law.
Check Out: I, and the rest of my party, will be checking out of the villa by 10 am on the day of departure stated above except where a late check out is available and has been approved the day before departure by calling the office. I understand that if a late check out has not been approved and paid for as stated, I will incur a minimum charge of one night's accommodation at the prevailing rack rate. I understand that if the key(s)/garage remote issued is/are not returned to IPG on the day of departure, I will be charged $60 per key and/or $50.00 per remote.
Swimming Facilities: I, and the rest of my party, in consideration of the use of the swimming facilities at the property (if applicable), hereby expressly assume all risks associated with our use of the swimming facilities and hereby release and hold harmless IPG Professional Management, Inc., IPG of America, Inc., and any and all parent companies, subsidiaries, directors, officers, agents, employees, successors, and assigns (the “Releasees”) from and against any and all claims, damages, liabilities, costs, expenses, including reasonable attorneys’ fees, arising out of our use of the swimming facilities, whether or not caused by the negligence or negligent omission of Releasees, or any of them, including, without limitation, any personal injuries or damages to our property, notwithstanding the foreseeability of such injuries or damages, which may occur as a result of our use of the swimming facilities. This Release and Waiver of Liability shall be governed by the law of the State of Florida without reference to its conflicts of law rules. I warrant I am at least 21 years of age and that I have read and fully understand the foregoing terms.
