Newly renovated two room flat with master bedroom, livingroom with extendable sofa-bed, separate kitchen and separate bathroom.
Nicely located in quiet neighbourhood, walking distance to metro, Museums, bars and restaurants of Maxvorstadt.
This flat has two individual rooms and a separate kitchen.
It is perfect to accommodate 2 people and there fit nicely up to 4 people.
On demand, I can provide a travel cot for a baby and a booster seat for the kitchen table.
The whole flat has been renovated recently in the last year.
The flat is on the first floor within a residential area.
The flat has one master bedroom (for 2 people), one living room with a extendable sofa bed for 2 people, a separate kitchen with a table for up to 4 and a bathroom with daylight. The kitchen is fully equipped, there is a table and chairs in the kitchen for 4 people (table is extendable) in the kitchen there is a new gas cooktops, an oven, a fridge and a dishwasher. This is all newly installed.
The flat is best suited for up to 2 couples or up to 4 friends travelling together.
- Master bedroom with big bed (180cm width) for 2 guests
- Living room with TV and a comfortable extendable sofa bed for 2 more guest (150cm width). The sofa is extendable, so that it is getting a proper bed too.
- Separate kitchen, fully equipped including Nespresso coffee machine, fridge, dishwasher, gas cooktops and electric oven.
- Dishes, cutlery, pans etc.
- Bathroom with toilet, bath tub/shower, hair dryer
- Freshly washed towels and bed linen are provided at no extra cost
WLAN: there is WLAN available so that you can access to your emails while travelling. WLAN solution is through a DSL connection, so now also the speed is good :-)
I can provide you with a local mobile phone so that you can receive calls from abroad.
The neighboorhood Maxvorstadt is famous for students. Although the street of the flat itself is quiet, in walking distance you are in the bustling student neighboorhood (see also the map with my tips). There is a small park with a playground next door (Massmannpark).
Munichs famous museums, the Pinakotheken (Alte Pinakothek, neue Pinakothek, Pinakothek der Moderne), Museum Brandhorst, Lenbachhaus and Glyptothek are within walking distance. There are plenty of restaurants in walking distance. Please ask for some recommendations.
There is the U Bahn stop Theresienstrasse in 5-8 minutes walking distance. This is only 2 stops on the U2 from/to the main train station. By U Bahn it takes you 3 stops to go to the Oktoberfest. Trains leave every 5 minutes during the day.
The U Bahn (U2) goes directly to the Munich trade fair (Messegelände).
For arrival from the airport: Take a train to the main train station, then switch to U2, and take 2 stops direction Feldmoching.

Guests rent the entire flat.
There are freshly washed bed linen and also freshly washed towels for you.

I am typically at work when the guests arrive. Therefore I have two friends, Laura and Dani, who will hand over the keys. They will explain you what you need to know about the flat.
The neighborhood has three major advantages:
(1) Access: it is close to the center and there is a metro station 5-7 min walking distance. From there it is 2 stops to the main train station and the metro goes also directly to the trade fair.
(2) Museums: there are many museums (Pinakotheken, Lenbachhaus, Museum Brandhorst, Königsplatz) in walking distance
(3) Student district: Maxvorstadt has many very good restaurants and bars because many students live there. Ask for recommendations.

Parking is limited to residents, but I will tell you where you can station your car during your stay.
Parking is free from 11 pm to 9 am and Sundays full days. During the week the cost is 6 Euro per day.
You typically don't need a car during your stay because you can travel by metro.
As always, behave as you would like other people to behave in your house and as you would like your neighbors to behave...
Please be clean, considerate and quiet when coming or leaving. There are mainly families and older people around.
Feel free to enjoy a friend visiting, but for a few beers in the evening, please use the neighbouring bars in Schwabing (please feel free to ask for recommendations - there are plenty of them!)
Please do not play loud music or make no noise after 10pm, and strictly no house parties.
Strictly no drugs allowed in the flat.
No smoking is allowed in the flat (you can smoke on the balcony).
Please do not ring the neighbours up to let you enter the house/flat.
In case of violation of the house rules, especially if there are complaints coming from the neighbours, I will need you to ask to leave the flat (same as would happen in a hotel)
