Great location, clean, quiet, walking distance to UT and downtown.
This completely renovated condo is in the heart of downtown Austin. Walking distance to Campus, the AT&T Conference Center, the Erwin Center, the Capitol, and even 6th street. Granite counter tops in the kitchen and bathroom, bamboo floors, and beautiful new fixtures. Snacks and beverages await you when you arrive. Nicer than a hotel room with all the conveniences of home.
Technically a studio, the bedroom area has been nicely appointed (queen size bed) and separated from the living room with curtains. This lends visual privacy in case you have 2 more friends staying in the living area. There are plenty of linens, extra pillows, throw blankets, and even a super-comfy futon that folds into an almost-full-size bed to use with all the linens and foam topper in the closets. Make yourself at home watching TV (local channels, DVD player, and Netflix), using the wireless internet, or cooking a meal in the beautiful kitchen with all new, state-of-the-art appliances. There is a laundry room next door to the condo where you can do your laundry for free. (Detergent pods and bounce sheets provided!)
Please note: this unit is on the third floor and there is no elevator. There is also no pool or play area for small children, and the condo is not baby-proofed. No pets. Maximum occupancy is 4, no exceptions!
Nueces Street is a quiet street with plenty of parking (free after 6 and on Sundays) and feels light years away from the hustle and bustle of the city. There is free parking under the building (one assigned spot - reserved for your use) and the building itself could not be any quieter. You will truly enjoy this downtown oasis!
If you are in town for a conference at the AT&T center, you will be happy to know it is only 6 easy blocks away.
Four blocks from the UT campus, eight blocks from the Erwin Center, eleven blocks or a $5-$7 cab ride to 6th street or the football stadium. The Austin Convention Center is just about a mile and a half away, for a leisurely stroll through downtown or a $7-$8 cab ride. Starbucks and Wells Fargo are 2 blocks in one direction, sandwich shops and pizza 2 blocks in the other. There is a 7-11 in both directions. Great Indian food and neighborhood pubs in easy walking distance. This home away from home is near everything you need!
A note on check-in and check-out - it's as easy as can be at Downtown Oasis 2. While I love meeting my guests, often it works out easier to give you the code to the electronic lock. So it is never a problem if you need to arrive late or leave early - there is a solution in place!
Please let me know how many people will be staying and if you need the futon bed made up in advance. There is no charge for extra guests (max 4) but it helps me allot enough time for cleaning and preparation when I have proper information.
I am fully licensed by the city of Austin, and my rates include the 15% occupancy tax I pay to Austin and the state of Texas. Airbnb adds their own fees on top of my rates.
*Downtown Oasis 2 is right next door to Downtown Oasis, which is also my property. They are very similar in layout and identical in amenities.
**Some weekends and special events are at higher rates. SXSW has a 5 night minimum stay. F1 and ACL have a 3 night minimum.**

I am just a text or email away. My phone silences texts from 11pm to 8am, so if there is an emergency during that time please CALL. Otherwise text is probably the fastest way to reach me.
Parking is an assigned spot in a covered garage. The garage has low clearance (7 feet) and the parking spots are regular, car-sized spots. Large SUVs and trucks will stick out too far. There is paid street parking ($1/hr) from 8am to 6pm, and it is free overnight.
You MUST lock the door every time you leave, including final checkout. It locks and unlocks with a code I will email to you the day before your stay.
I allow 4 guests per stay, with no additional charges for the extra guests, but 4 is the absolute maximum allowed. This is inclusive of babies and children (and remember the place is not baby-proofed). The space is meant to sleep 2 comfortably in the bedroom area and then 1-2 more on the fold-out futon. Please let me know how many guests are going to stay so I can plan my clean time and provide enough towels and supplies.
Please treat the Downtown Oasis 2 as you would your own home. There are dumpsters in the garage for you to throw out your trash at the end of your visit. Please hand wash any dishes you use, or else load AND START the dishwasher. Be sure that I have your cell number before your stay so that I will be certain to answer your calls or texts promptly. The complex is super quiet - you won't hear a thing your entire stay - so please help keep it that way. Voices tend to carry, so please speak softly on the stairs, outside the units, and when you step out for a phone conversation. The Downtown Oasis 2 is such a peaceful, quiet place I know you're going to love it!

I've seen many of the great sights here in the U.S. and have also managed to visit Canda, Mexico, Australia, several places in the Caribbean, many countries in Europe, and a variety of countries in Asia. Singapore is probably my favorite country, but just to visit!
I grew up in Connecticut and lived in Austin, L.A., Houston, San Diego, and Seattle. Austin was and is my favorite place to live. It's home.
