Ideal place to stay for one person, a couple, or a small family or group! This property is on a quiet road not far from bus routes into the city centre.

The house is located on the ground floor with a stairwell leading to two private ground floor homes inside. The house has a maisonette type level inside so may not be suitable for people who can't do steps.

This listing is for the entire house, which means guests would have the whole place to themselves during a stay. We do not live at the property. For this reason, please be sure to inform me of your expected arrival time in Edinburgh, and also when you are on your way to the house.
We will do our best to meet all guests on arrival at the house, to welcome you and show you around but we do work full time and can't always do so. If not we will leave you keys in a key safe and send a code for access.
Free on street parking is available immediately outside the house, however there is not a private space. I generally find a space quite close.
The large black wheelie bins on the street outside the flat are for general waste, and are shared between residents of the street.

We advise that you do not have parties in this house, we would like to keep it as clean as possible and respect our neighbors, If we get any complaints this could affect your rating and review. No smoking in any part of the property, including the common stair. Please respect our neighbors by keeping noise to a minimum between 21:00-07:00. We expect guests to generally keep the house clean, and to leave it in as good a condition as it was on your arrival. No unregistered guests, please make sure you choose the correct number of guests when you book. Never any more than 4 guests. No pets. Check-in is 2pm at the earliest, check-out is 11am at the latest unless otherwise agreed. If central heating is used, please make sure it is turned off before you check-out. Remember to also turn off any lights and electrical appliances. It is important that you contact me when you arrive in Edinburgh and are making your way to the house. We do not live in the house - guests have the entire place to themselves during a stay - therefore we also need to make arrangements for you to get access.
