Horseshoe Cottage is a handsome, 4-bedroom, 2-bathroom, 3-story, period Cotswold stone property, located in the heart of the village of Bourton-on-the-Hill. Batsford Arboretum – home to one of the UK’s largest private tree collections (and where the Mitford sisters spent part of their childhood) – is a stone’s throw away from Horseshoe Cottage, as is the beautiful Norman Church of St Lawrence and the award-winning Horse and Groom pub.

>> CLEANING PROTOCOL: Every owner of a property listed with Bolthole Retreats has undertaken to implement a series of additional cleaning measures in order to minimise the risk of infection between stays. Housekeepers have been instructed to follow a 30-point guide which involves cleaning first to remove germs and other impurities, and then disinfecting to kills germs with chemicals while wearing disposable gloves and facemasks. All laundry will be washed using a bleach or other disinfectant-based laundry detergent containing active oxygen bleach at a temperature of at least 60 degrees. At least one pot of hand sanitiser, and for the larger properties 2 or 3 pots, will be provided. Implementing these measures will necessarily result in an increase in the time taken to undertake a clean. Therefore, we ask that guests respect the advertised check-in and check-out times, and we will regrettably be unable to agree to any exceptions.

THE SPACE>> Horseshoe Cottage is the perfect place to relax and explore the stunning Cotswolds region and its picturesque market towns on foot or by car. This end-of-row, cosy family home is accessed through a pretty duck-egg blue door. It is conveniently located on the main road through the village, with easy access to free parking down the adjacent lane.

To the front is a small garden, with mature shrubs and plants, while to the rear is a completely enclosed, south-west facing patio with seating for 8 and 2 Weber BBQs, perfect for outdoor entertaining.

This beautiful period property has many character features, including a wood burner, exposed Cotswold stone walls, wooden beams, flagstone floors and original wooden floors. The character of the cottage is complemented by its modern facilities, including Wi-Fi, flat screen TVs and a very well-equipped, contemporary kitchen.

The cottage sleeps eight people, in four bedrooms, with two bathrooms – one ensuite and one family bathroom. The family bathroom is also directly accessible through a connecting door to Bedroom 1. There is a lovely enclosed south-west facing courtyard garden and free parking down a side-street adjacent to the cottage.

Bourton-on-the-Hill is between the famous Cotswold market towns of Moreton-in-Marsh, Stow-on-the-Wold and Broadway, and is ideally located for traveling to Stratford-upon-Avon, Oxford and Sudeley Castle. There are footpaths directly from the cottage out across the Cotswolds, including the Moreton Eight Trail which takes in Batsford and the Cotswold Falconry, Bourton House Garden and Sezincote Gardens.

FULL PROPERTY DESCRIPTION

Ground Floor

Entrance Hall

Step through the front door into the delightful, open-plan, dual-aspect living space, combining the kitchen to the right, the dining area straight ahead and the living room, with doors to the patio to the left. A cleverly designed staircase heads upstairs between the dining area and kitchen. This welcoming ground floor area has original wooden beams, a flagstone floor, with underfloor heating, and an exposed Cotswold stone fireplace containing a wood burning stove in the living area.

The Kitchen

This fully equipped contemporary kitchen has everything guests need for their stay, including a Smeg range cooker, American-style Samsung fridge-freezer, Nespresso coffee machine (with complimentary start pods), Kenwood microwave, 2 kettles, 4-slice toaster, dishwasher and washer/dryer machine. Recently updated John Lewis crockery (and a set of children’s bamboo plates) is complemented by a full range of glassware, including champagne flutes, and cutlery. There is a full selection of saucepans, bakeware and utensils and even a blender and recipe books. This deceptively spacious and cleverly laid out kitchen has a large preparation area and double sink, plus a convenient area beside the back door where the highchair and broom are stored.

Between the dining area and the kitchen is a breakfast bar, with seating for 3 and a step down to the dining area.

Dining Room

The dining area centres around an attractive oak dining table, comfortably seating 8, on flagstone heated flooring. Windows to the front and rear patio garden make this a bright and welcoming entertaining space.

Living Room

Comfy sofas and seating surround the feature stone fireplace and log burner. To the left of the fireplace is a flat screen internet TV, with a DVD/Blu-ray player, and small bookshelf with a range of reading materials. To the right of the fireplace is a sideboard with games and local maps, an iPod 4/5 stereo and the bi-fold sliding doors, providing access to the garden.

The First Floor…

Bedroom One

A light and bright double bedroom, with windows to the front of the house, featuring a low-level double bed and direct access to the family bathroom (with privacy lock on both sides). With hints of shabby-chic Parisian loft, this bedroom would be an ideal teen’s room. The room has exposed original floorboards and plenty of storage in a free-standing period cupboard and chest of drawers.

Bedroom Two

This pretty dual aspect room, with original (non-working) fireplace and rural views, features a mahogany, king size sleigh bed, a freestanding cupboard and chest of drawers, original exposed oak floorboards and beams.

Family Bathroom

There is access to the family bathroom from both the landing and Bedroom 1 (via a private door). The bathroom features a large bath with central taps and overhead shower, toilet and wash basin, as well as underfloor heating, a heated towel rail and original exposed beams.

The Second Floor…

Bedroom Three

The largest bedroom at Horseshoe features a mahogany, king size sleigh bed and an en-suite walk-in shower room, cleverly concealed behind Moroccan-style doors. The en-suite also has a toilet and wash basin, as well as underfloor heating. Mirrored sliding-door cupboards stretch the width of the bedroom, providing plenty of hanging space plus storage for a travel cot, baby monitor, changing mat and clothes airer.

Bedroom Four

A dual aspect twin bedroom, with two pretty, wooden-frame beds, featuring an exposed Cotswold stone wall and window seats at each window – perfect for curling up with a book or gazing out to the lovely rural views. This room has a flat screen TV, with a Sony PlayStation 3/DVD/Blu-ray player, and a few PlayStation games.


Outside

To the rear of the cottage is a completely enclosed south-west facing courtyard garden, which is fabulous suntrap on a sunny day. Here you’ll find a large outdoor table and chairs for 8, a parasol, 2 Weber charcoal BBQs and a Brabantia rotary washing line. To the front of the cottage is a small but pretty patio garden where the refuse bins are located.

There is free, unrestricted parking down the narrow lane to the right of the cottage. (Please do not park on the neighbour’s drive immediately to the right of Horseshoe Cottage.)

Bourton-on-the-Hill has an award-winning pub, the Horse & Groom, just a few minutes’ stroll from Horseshoe Cottage, with great food, real ales, a beer garden and an open fireplace.

The renowned Batsford Arboretum is a short stroll from the cottage. The Arboretum’s Garden Terrace Café is open to all (without paying to enter the gardens) and serves breakfast, hot lunches and teas. (Monday to Friday from 9.30am to 5pm, Saturday 9.30am to 5pm and from 10am to 5pm on Sundays.)

Less than 2 miles away is the widely acclaimed Blockley Village Shop & Café, which sells a wide range of groceries and basics, local produce, newspapers and magazines, fresh and frozen meats, wines and beers, ready meals and much more. The cafe is fully licensed and offers coffee, breakfasts, lunches and evening meals (Fri and Sat only).

Moreton-in-Marsh, just 2.5 miles away, has several small supermarkets, including a Co-Operative Food, Tesco Express, Aldi and Warner’s Budgens, all well-stocked with fresh produce and store cupboard essentials. The butcher on the high street sells fantastic, local meat, and the bakery offers delicious goodies including freshly baked morning loaves.

For a wider selection of groceries, head to the Tesco Superstore in Stow-on-the-Wold, just a 15-minute drive away.

To avoid having to food shop during your stay, Ocado, Sainsbury’s and Tesco all deliver to the cottage.
