Beautiful, 2-bedroom 2-bath condo in Pacific Heights, one of San Francisco's most prestigious neighborhoods. There is a 3 night minimum stay. The condo is one of two units in a classic Victorian building that has the character and charm of the year it was built, 1906, but with the modern amenities and designer furnishing of today.
Recently remodeled, the kitchen boasts custom cabinetry, granite counter tops, and modern amenities; including a top of the line built-in Miele coffee machine and opens to beautifully furnished dining and living room.
The condos floor plans offer an extra measure of privacy with separate sleeping and sitting rooms. Both bedrooms have their own in-suite bathrooms. The master bathroom features a tub and standing shower. The Guest bathroom features a 10" rain shower and heat system. Additionally, there is great water pressure and the entire condo is supported by tankless a tankless hot water heater for instant heat.
French doors from the master bedroom open up to a large private patio that is beautifully furnished with high-end patio furniture and outdoor wall art. This is a perfect place to lounge in a porch chair with a good book and a steaming mug of coffee or a glass of wine.

-Gorgeous Arteriors "Caviar Cluster" light fixture in Rose gold.
-Queen bed (purchased July 2013)
-En-suite bathroom with 10" Rain-shower head.
-Blow up bed available upon request.
-Iron and ironing board can be found in the guest bedroom.
NIGHTLY RATES (Strict)
- Rates starting at $550. Prices vary based on dates.
- Please Note: The nightly rate is strict and not inclusive of the Airbnb Fees and SF occupancy Tax.
-$300 Cleaning fee. This covers cleaning services (before and after) as well as washing of linens, including the duvets. They are washed after every guests departs.
-Unfortunately, the rates for the Codo are not negotiable. Regardless of the length of stay, please do NOT inquire about a discount. The response will be no. If you want to negotiate the rate, this is not the place for you.

Airbnb handles the verification process and booking transaction. The host just gets a thumbs up when the verifications have been completed. Regarding Payment, upon booking the guest pays Airbnb, then Airbnb pays the host after the guest checks-in. The nightly rate does not include Airbnb fees and occupancy tax. Booking in advance is highly recommended.
PARKING: Street Parking. Many of my guests have cars and street parking has not been an issue. The neighborhood is very safe and parking can normally be found within a block or two from the house.
SMOKING: This is a non-smoking property any smoking on property will result in 100% deposit.
ADDITIONAL GUESTS: Any additional guests outside of the reservation, unless agreed upon, are not allowed on the property. Violation of this rule will result in 100% deposit.

Guests have access to most everything the condo offers. The kitchen is stocked with essential cookware, plates, glasses, and eating utensils.
Contents in the buffet in the main hallway as well as the china cabinet in the dining area are NOT for guest use.
- New Heat Lamp (August 2016). Guests are welcome to take advantage of the heat lamps. Gas must be turned off from below after each use.
-Patio is exclusive to this property.
-Out of respect for my neighbors, this is not a rental to host family gatherings. Unless agreed upon, the only guests allowed at the property are the people staying. Violation of this rule will result in 100% deposit.

Upon check-in time you can expect to be greeted at check-in. I will only visit the property per my guests request. Should you have any questions during your stay, I can easily be reached via Airbnb messaging.
3 Night Minimum Stay
NEW (August 2016) patio heater. 1 propane tank included. There are instructions on the heaters, which can be found on the heaters.
During your stay you might discover that the wool shag rug in the master bedroom sheds a little from time to time.
ENJOY my home, but please respect my home. I have invested a lot into making it a superior place for my guests.
-I request that guests not wear shoes in the house, but if you do just kindly remember to not walk on the leather rug in the living room. For your comfort I have provided new, unused slippers and you are welcome to take them at the end of your stay.
-Kindly do not jump all over the furniture as it will wear the fabric down.
-If you have young children, please do your best to keep the noise levels down and keep the children from climbing or jumping on the furniture.
-This is a non-smoking property.
-Please enjoy the patio, but keep the noises down after sunset.
-Movie purchases/rentals are guests responsibility. Please leave cash or I can take out of deposit.
Smoking Violation- 100% deposit
Having more people at my home (at anytime) than the number confirmed in the reservation is a violation of house rules and 100% deposit.
