At the base of world famous, Pikes Peak, is a picturesque village captured by pine covered mountains, 2 water falls, and trout lake. It's called Green Mountain Falls . On the road to the falls is the newest vacation home in the region, Mountain Symphony a significant architectural achievement that blends classic mountain comfort with five star luxuries in a 3 bedroom design. Its setting with Mt. Dewy as it back yard and a cold mountain stream in the front is both romantic and family friendly.

1, AGREEMENT: Pam Banta, and Tenant agree as follows: Above Tenant is an adult and will be an occupant of the cabin during the entire reserved period. Other occupants will be family members, friends or responsible adults.

2, PETS and SMOKING: Pets and smoking in the premises is not permitted.

5, CANCELATION: Should you wish to cancel this reservation, notice of cancellation must be in writing and received more than 60 days prior to your check in date. Rental periods that include Christmas, Air Force Academy Graduation, Memorial Day, 4th of July, and Labor Day are considered Peak periods and are non-cancelable with total rent quoted due. Non-peak periods you will be refunded the sums paid less a $200 cancellation fee. If your notice of cancellation is received less than 60 days prior to your check in date, you will forfeit all sums paid unless owner is able to re-rent the villa at the same rate, for the same period.

6, CHECK IN: Check-in time, 3:00 PM. Keys will be issued at check in.

7, CHECK OUT: Checkout time, 10:00 AM

8, CLEANING: Cabin will be inspected, sanitized and cleaned after your departure. The cleaning fee you have paid will provide for eight hours normal cleaning so that you can enjoy your vacation up to the last moment. You are required to leave the villa in the same general condition that you received it by making sure, dishes are done and put away and the villa is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be submitted through Airbnb at the rate of $25 per hour.

9, TELEPHONES, and INTERNET CONNECTION: Phone is available for unlimited incoming and outgoing calls. Wireless internet is available throughout house.


10, WHAT WE SUPPLY: The cabin is equipped and setup as a fully furnished mountain villa that will included bedspreads, linens, blankets, pillows, towels, as well as a fully equipped kitchen that includes coffee, spices and cooking supplies. We also supply toilet paper, paper towels, dish soap, laundry detergent, firewood, snow removal. For your entertainment we offer fishing equipment, mountain bikes, movie library, books, and music.

11, WHAT YOU SHOULD BRING: Plan on packing your personal toiletry items, and seasonal clothes. Two Excellent reasonably priced grocery stores are within 10-15 minutes.

12, TENANTS LIABILITY: Tenant agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Tenant or Tenants guest, including but not limited to, landscaping, misuse of appliances, and /or equipment furnished. If damages are in excess of the security deposit being held, Tenant agrees to reimburse Owner for costs incurred.

13, SLEEPING CAPACITY: Tenants and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: A. Occupancy exceeding the sleeping capacity stated on the reservation confirmation. B Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age. C. Causing damage to the premises.

14, HOLD HARMLESS: Owner does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, septic system, internet, weather conditions, natural disasters, acts of God, or other reasons beyond owners control.

15, ADDITIONAL TERMS AND CONDITIONS: The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights , duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

16, PAYMENT BY CHECK: Check must have cleared bank before being credited to rental or rental security deposit. Checks should be made payable to Pam Banta.

17, MAILING ADDRESS: This signed agreement along with a check, if applicable, should be mailed to: Pam Banta, 1442 Windflower Circle, Woodland Park, Colorado 80863.

Staying here was a great pleasure. Pam and David made us feel very comfortable, welcoming and helpful in any way. The house itself is beautiful and cozy. Everything was updated and new. Only downfall was no cell service but there was wifi. Hope to come back one day!
