My friends, family and I decided to book a last minute trip for a family getaway to Lake Tahoe to get together and take a vacation. Overall the cabin, the View, and location was phenomenal! However my experience with their customer service left a lot to be desired. Here are some things I am upset about: We originally signed up for a two night stay however we were sold three days (they originally stated two days was okay but upon check out they said you can only book the cabin for a three day minimum). We didn't directly deal with the owner, but a third party who took their time anytime we had any questions. We were accused of taking a comforter and they stated they wanted to charge $500, why would we take a comforter? Overall the place was nice but the customer service was slow, and was not pleasant to deal with.

House is good, cooking equipments are sufficient. One thing is we didn't be informed that garbage bin is not bear-proof. So we put outside and been opened by bear. I think we should be mentioned that point because the trash bin looks very like a bear-proof one.

My friends and I could not have been happier with this property. It was in a great location, in a great neighborhood. It accommodated our group perfectly. Brandon was a fantastic host who made himself available at all times whenever I needed to speak with him. I would highly recommend this property to those who want the ultimate Tahoe experience.

The house was perfect. It was big enough to house everyone really well. Nice quite location. WiFi worked well.

Very disappointed with the place. We paid an insane amount ($6000/3d) and expected nothing short of a stellar experience. Wishful thinking - the experience was abysmal. Wifi didn't work until the 3rd day. There weren't enough bedding sheets - only the 4Q beds had them and 1 more was stacked messily in a side drawer, so we thought it was dirty and had to wash it. The sofa sleeper was broken. That meant that 4 queens and 2 twin beds could only fit 10 people (1 without bedding sheets), not 12 as advertised. Finally, the living room was too dark, despite many lamps all over. Also worth mentioning is that the driveway is almost entirely on a slope. We were lucky it was dry. Any reasonably wet weather would turn it into ice. On the bright side, the location was great and the host (Brandon) was very responsive.

For future interested renters, Eugene and his party never contacted me or my staff during their stay that the wifi was down, not until weeks later after check out have I heard of this. If i was contacted during their stay we would of had it resolved within an hour tops. The property says it sleeps 12 but it can actually sleep 14 so I again do not understand the problem with the sleeping arrangement Eugene's party had. All beds were made and even the murphy bed was pulled down and made for bed for his party. All the sofa beds have beddings, linens, etc in cabinets, drawers, and closets for easy accessability. All bedding linens were washes and dried that day before they arrived. We checked the sofa sleeper and it was not broken. If they didnt know how to properly open it up and close it they should of called us and we would of come over. I have rented this house for two years before Eugene arrived and its been rented the last two weekends after Eugene checked out and no one has ever complained about anything at this property. I will look at the living room and see if we need to add more lighting. Again, that has never been mentioned to us before. Lake Tahoe is a mountain town. If you are renting during Winter, snow, and ski season you should have someone in your party that knows how to drive in snow, your vehicles all should have snow chains, 4x4, or AWD. Do not hesitate to call us if you are having issues driving. We can recommend places where you can get chains and there are also rental car companies in Tahoe, Reno Airport, etc that have AWD and 4x4 vehicles.

It's been a pleasure stay at Skyland. Everything is as described. Check-in is easy. Nice house and view. One drawback is that if the hot water was only enough for 2-3 people taking showers, and then we needed wait half hour for the hot water. The overall experience was great though.

Hello and thanks for booking. Before you check in, I wanted to send you this message so both you, your guest and all of us are on the same page. In the past month, there have been numerous problems with renters not abiding by the contract rules and policies. All the concerns are common sense but for some reason the issues have mounted up in the last several weeks and I wanted to give you a need to know message so we can avoid any problems during your stay:

First off, communication is key, you can contact me via phone call, text, email, and airbnb messaging. There are easily 4 ways to reach me at anytime. Also on the contract there is emergency and office numbers, so there is never a reason why you cannot be in contact.

Check in time is 4pm
Check out time is 10am

These times need to be adhered by unless we have given you written consent to check in or out at a different time. The reason for this is because we are not a hotel, we are vacation rentals homes. Our housekeepers and cleaning companies have to keep a tight schedule to be able to clean all the homes to have them ready by 4pm for the next airbnb renter. It normally takes 5-6 hours to clean a property and that is why check outs are 10am and check ins are 4pm. If no one is checking out the day you are checking in and no one is checking in the day you are checking out, we can of course try and accommodate your requests, but we will not know until less than 24 hours before that time do to bookings coming in last minute.

If you are going to request a late check out you must do so no later than 5pm the night before checkout. We cannot reschedule anyone late in the evening for the following day. Please note that we do our best to accommodate your request but cannot guarantee an early check-in or late checkout due to cleaning and inspection scheduling.

Trash Disposal :
Your rental payment covers a normal cleaning, and not so you can leave it a giant mess. If you have excess trash it is your responsibility to remove it from all bedrooms, bathrooms, kitchen, etc. and dispose of it yourself. If you leave the house filthy with garbage overflowing you will be charged an additional fee. racoons and seagulls they are not a myth, they are alive and well in florida, for your safety and the animals safety please throw away garbage properly in the and replace lids on garbage bins. Thanks

Exterior/Outside Yard :
Please make sure all garbage is picked up on the outside of the property. We have been finding cigarette butts left all over, beer caps, cans, and bottles, etc. There will be an additional charge for garbage and trash left out around the property. If cigarettes, cigarette butts are found you are in danger of losing your security damage deposit as all the vacation rentals are non smoking. We have also been finding left over drug residue and paraphernalia. This will cause an immediate forfeiture of your deposit.

There has been a growing trend to leave the hot tubs and pools left dirty, murky, and with a bad smell to the point where no one consciously would want to step a foot in them. Please make sure there is nothing poured into them, we are finding beer cans floating in them. Please wash your bodies off, free of sand and lotions before entering the water. Please make sure to put hot tub covers back on when done. There is a $150 dollar fee for having to drain a hot tub, refill, and add chemicals last minute to have it ready for the next renter.

Noise :
This has been a growing concern. Basic common sense. No loud outdoor noise of any kind or loud noise coming from inside the house that will disturb neighbors. We are getting phone calls from neighbors and authorities about noise late at night and early in the morning. First offense is a warning and second offense is termination of the rental and you will have to leave. If we or the authorities are called to the property there is a $150 charge. Noise ordinance is 10pm to 7am in all of Tahoe and Florida home.

Damage to the property :
Accidents happen. We know that. If anything happens during your stay please contact immediately. We take before and after pictures before every renter check in and after check out. We also take video with a go pro camera. We have been hit hard lately with stained carpets and linens, along with torn sheets, scuffed up hard surface floors and walls. (We recommend to have your shoes off in the house to prevent staining to the carpet.) All of our houses are "No shoes in the house" There has been a lot of red wine spills on the carpet so please be careful with liquids that can stain. There is a minimum $150 charge to call a carpet cleaner to come out and clean stains.

Every vacation rental in Lake Tahoe is permitted and given a maximum occupancy number. This is a county rule that we must follow and inforce. These properties are not "party houses" or "crash houses ". There are properties that sleep from 1 adult up to 18 adults currently in the inventory. When you first contact me and tell me how many people are in your group that is the number of people that I am expecting. If your number grows or decreases I need to be notified. More times than not, if you go over your original group size in number I can find you another property that will fit your group. Each property you see on my listings will have the max number of how many people can be in the house at one time. If you are planning on renting a couple or more properties in Lake Tahoe, or are meeting up with friends and are planning on inviting people over to your vacation rental you must contact me to see if the property is allowed to have that many people on its grounds. Going over the amount of people allowed in the property can make you lose partial or your full deposit. The max occupancy is for the entire time you are staying in the house, at any time you may NOT have over that amount.

The same as occupancy, you may not at any time during your stay have over the amount of cars permitted. This is again a county rule and we inforce this. There is no street parking at any time. (Loading and unloading are ok)

At this time and forseeable future, no outdoor fires, firepits, gas or electric are allowed. No fireworks of any kind also. This region has been in a drought for some time now and officials and authorities have banned them. Your deposit is in jeopardy, you will be fined and possibly ticketed or arrested for the offense. Fireworks, open fires, fire pits even in metal containers, are illegal in all of Tahoe all year round.

By following these simple and basic procedures you allow us to keep our rental rates, cleaning fees, security/damage deposits as low as possible while also guaranteeing an enjoyable time for you during your present stay and for all future guests.
