ABOUT THE MAIN HOUSE:
The main house is a super cute, sunny, 3 bedroom 1 bath in Austin's South Congress neighborhood. The spacious open floor plan with adjoining living room, dining room/kitchen, set up makes it the perfect place to entertain. The kitchen has new stainless steel appliances with double door fridge, gas stovetop/oven, dishwasher, and all the cooking utensils (plates, silverware, pots, pans, dishes, glassware etc.) you'll need.
The main house is well appointed and has all the things you need for your stay (linens, towels, etc.) The sofa folds out to a queen sized bed and there is also a queen sized "aero bed" if you need additional sleeping quarters.
ABOUT PRIVATE GUEST HOUSE:
The property also has a private guest house equipped with a queen sized bed, SMART TV, Kitchen, private bathroom and large sun deck. The guesthouse is fully equipped with linens, towels, glasswares, dishes, pots, pans.
This is the perfect spot for guests travelling with teenage children or in-laws--you can vacation together and still have some private space!
WiFi INTERNET/WIRELESS SPEAKERS/CABLE!
There is fast WiFi internet for guest use and we also have a 42 inch flat screen SMART TV (you can stream your Netflix, Pandora, etc.) with cable! We also have a wireless speaker (portable!) and Blueray DVD player.
ABOUT THE ROOMS:
There are 4 total bedrooms (including guest house) that sleep a total of 8. Three bedrooms have queen sized beds and the 4th bedroom has a trundle bed with two twin mattresses. There are also 2 single roll out beds under the queen beds in the main house for additional sleeping quarters. We had a lot of fun decorating our bedrooms and we hope you enjoy them too! We've got something for the lovers, the cowboys and even rockers!
ABOUT THE NEIGHBORHOOD:
The house is located in Austin's SoCo neighborhood. We are walking distance to Continental Club, Guerro's, Uncommon Objects, and all the fun on South Congress. There is also a H.E.B supermarket super close and tons of great bars, restaurants, cafes, and shopping nearby.
POOL/HOT TUB/PATIO AREA
The backyard has a newly installed pool and hot tub and also has an area to play wiffle ball, throw a frisbee or just chill out. There is also nice outdoor dining table with a.BBQ charcoal grill (check out the pics--I love our longhorn grill!)
FUN STUFF/BICYCLES FOR GUEST USE:
We have two beach cruiser style bicycles with helmuts for guest use. The house is also equipped with tons of games including: monopoly, connect four, chutes and ladder, candyland, Uno, GoFish, etc.
We also have tons of backyard fun including bocce ball, Wiffle Ball, "Cornhole" ie (bean bag toss) Football, Basketball (no onsite hoop though), Soccer ball.
There is plenty of onsite driveway parking available (4-5 cars) Plus there is plenty of street parking as well. There is also an onsite washer & dryer.
NEED LESS SPACE:
In the event that you are a smaller group and/or do not need the guest house please contact us for quote for just the main house.
Rates will vary during holidays/peak times such as Thanksgiving, Christmas, NYE, Memorial Day, July 4th, Labor Day, ACL, Formula 1, SXSW etc.

A NOTE ABOUT AUSTIN'S NEW SHORT TERM RENTAL ORDINANCE
--Austin recently passed new restrictions limiting the total number of unrelated guests staying at a rental to 6 "unrelated adults". While we are not really sure how Austin plans to enforce this restriction without DNA (URL HIDDEN) is the law so it is also our policy. Under the circumstances, while we won't be asking you about your familial realtionships we'll assume you are abiding by the law.
Risk/Liability. By renting this property, you are assuming all risks and liabilities for any damage done to person or property, agents, employees, or visitors occasioned by the present or future condition of the premises, both latent and manifest. We will not be responsible for accidents or injuries to guests or loss of money or valuables of any kind. Guests also assumes any risks of injury by using the guest bicycles. No lifeguard on duty! Guests assume risk of using pool & hot tub, bicycles, games etc.
The house is in very good condition, however we do not explicitly guarantee heat/ac units, televisions, electronics, or appliances. We will absolutely do our best to make repairs as soon as possible after being notified of the problem. No refund or rate adjustment will be made for breakdowns.

We reserve the right to enter the premises at any time for the purpose of inspection, repair, or management.
3. Property Care
We reserve the right to keep deposits and/or rental payment, refuse a rental, apply charges, and discontinue occupancy if the terms of agreement are not met or if (in our judgment) your occupancy of the unit is detrimental to the property. The property may not be used for any unlawful purpose.
No damage is done to unit or its contents, beyond normal wear and tear.
No linens are to be lost or damaged.
4. Check In/Out
Check in time is 3:00 pm or later; Check out time is 11:00 am or earlier. Please respect the check-in & check-out (website hidden) early check-in or late checkout!
All debris, rubbish and discards are placed in the trash, and soiled dishes are placed in the dishwasher.
The unit and storage shed is to be left locked.
5. Eviction Policy
The renter is not evicted by the owner (or representative of the owner), the local law enforcement. NO LOUD PARTIES OR OUTSIDE GUESTS (IE. ONLY GUESTS STAYING AT RENTAL ARE ALLOWED AT THE RENTAL)
6. Payment Policy
All charges accrued during the stay are paid prior to departure.
NO SMOKING IN UNIT (smoking on patio OK)
GUEST ASSUMES ALL RISK OF HARM IF HE/SHE CHOOSES TO USE THE BICYCLES. OWNER NOT RESPONSIBLE FOR ANY INJURY THAT MAY RESULT FROM USE OF BICYCLES.
