Guest Access
Guests will have access to entire property with heated pool.
You will have access to our fully appointed home, complete with everything you require for your stay: full kitchen with all the necessary appliances; linens, and towels.

We also provide a landline phone with unlimited US calling for our foreign guests who may appreciate not having to use prepaid minutes/ incur roaming charges.

PLEASE NO SMOKING INSIDE THE HOUSE.
Interaction with Guests
Guests can reach our concierge via cell or email 24/7. There is a handyman who comes for any repairs or issues. Property Manager lives close to property. You will have the entire home to yourself (we will not be there). We will be happy to provide you with recommendations on restaurants, bars, shopping, etc. in the area.

Other Things to Note
Minutes to restaurants, the Sunset Blvd, Bel Air, Rodeo Drive, Century City, West Hollywood, and Santa Monica. Great for family or group vacation. House is available for short or long term rental.

•The pool maintenance crew service the pool every Wednesday and Saturday at some point between 11 am and 6 pm. They enter and exit on their own.
•The landscaping crew maintains the garden on Mondays and Wednesday and Fridays at some point in the afternoon. They enter and exit on their own.

LANDLORDS ADDENDUM
The following terms and conditions are incorporated in and made a part of the Residential Lease or Month-to-Month Rental Agreement or AirBnB Vacation Rental Agreement or Vacation Rental Agreement for this property.
1) LESSEE (Lessee/Guest(s) AND ALL ADDITIONAL OCCUPANTS) ON BEHALF OF THEMSELVES AND THEIR RESPECTIVE OFFICERS, DIRECTORS, AFFILIATES, ATTORNEYS, DESCENDANTS, ANCESTORS, DEPENDENTS, HEIRS, EXECUTORS. ADMINISTRATORS, ASSIGNEES, AGENTS, RELATIVES, SERVANTS, STOCKHOLDERS, EMPLOYEES, REPRESENTATIVES , PREDECESSORS AND SUCCESSORS, AND EACH OF THEM, HEREBY ABSOLUTELY AND FOREVER FULLY RELEASES AND DISCHARGES LESSOR/ OWNER AND THEIR RESPECTIVE OFFICERS, DIRECTORS, AFFILIATES, ATTORNEYS, DESCENDANTS, ANCESTORS, DEPENDENTS, HEIRS, EXECUTORS, ADMINISTRATORS, ASSIGNEES, AGENTS, SERVANTS, STOCKHOLDERS, EMPLOYEES, REPRESENTA TI VES, PREDECESSORS AND SUCCESSORS, FROM ANYAND ALL CLAIMS, RIGHTS, DAMAGES, DEBTS, LIABILITIES, ACCOUNTS, RECKONINGS, OBLIGATIONS, COSTS, EXPENSES, LIENS, INCLUDING WITHOUT LIMITATION, ANY CAUSES OF ACTION FOR MALICIOUS PROSECUTION, ABUSE OF PROCESS OR ANY SIMILAR TORTS OR THEORIES OF RECOVERY , WHETHER NOW KNOWN OR UNKNOWN, SUSPECTED OR UNSUSPECTED, WHICH EACH LESSEES NOW HAVE, OWN OR HOLD, OR AT ANY TIME HERETOFORE HAD, OWNED , OR HELD, OR COULD, SHALL, OR MAY HEREAFTER HAVE, OWN OR HOLD, ARISING OUT OF, BASED UPON OR RELATED TO, OR BY ANY REASON OF ANY CONTRACT (EXPRESS, IMPLIED IN FACT OR IMPLIED BY LAW), LIEN, LIABILITY, MATTER, CAUSE, FACT THING, ACT OR OMISSION WHATSOEVER, OCCURRING OR EXISTING AT ANY TIME, TO AND INCLUDING THE DATE HEREOF AND HEREINAFTER AT ANY TIME IN THE FUTURE, WITH REFERENCE TO THE LEASE AGREEMENT BETWEEN LESSEES AND LESSER AND LESSEES TENANCY OF THE REAL PROPERTY, EXCEPT AS OTHERWISE PRECLUDED BY LAW.
INDEMNIFICATION: THE LESSEE (Lessee/Guest(s) AND ALL ADDITIONAL OCCUPANTS) HERERY AGREES TO INDEMNIFY, DEFEND, AND HOLD HARMLESS OWNER AND AGENT AND THEIR RESPECTIVE OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, CONTRACTORS, LANDLORDS, TENANTS, SUCCESSORS AND ASSIGNEES, FROM AND AGAINST ANY AND ALL CLAIMS, ACTIONS, DAMAGES , LIABILITIES, AND EXPENSES, INCLUDING REASONABLE ATTORNEY'S FEES, ARISING FROM OR CONNECTED IN ANY MANNER WITH LESSEE'S USE OF THE PROPERTY.

2) NO DIVING IN POOL-- Pool is shallow and for wading only! There is absolutely no diving permitted! NO LIFEGUARD ON DUTY! NO SWIMMING IN OTHER NON-POOL WATER FEATURES. CHILDREN UNDER 18 YEARS OF AGE MUST RE ACCOMPANIED AND SUPER VISED BY AN ADULT AT ALL TIMES WHILE IN OR AROUND POOL/JACUZZI . Occupant acknowledges that the Property contains a pool. Occupant acknowledges that the pool constitutes a very serious danger and risk, which can result in death or injury (by drowning, accident, or otherwise). Occupant hereby agrees to always use, and insure that others on the Property use the pool/Jacuzzi in a safe and responsible manner. Occupant expressly agrees to assume all risk of death or injury directly or indirectly associated or arising out of, or in connection with, the use of the pool or its existence on the Property (collectively. "Pool Claims"). (Lessee/Guest(s) AND ALL ADDITIONAL OCCUPANTS hereby waives, discharges, disclaims and releases Owner from any and all Pool Claims and (Lessee/Guest(s)AND ALL ADDITIONAL OCCUPANTS hereby agrees to indemnify, defend and hold Owner harmless from and against any and all liability, third party claims, actual damages, actual out-of-pocket and verifiable costs and/or reasonable expenses Owner incurs (including reasonable outside attorneys fees) in connection with any Pool Claims.
3) CHILDREN UNDER 18 YEARS OF AGE MUST BE ACCOMPANIED AND SUPERVISED BY AN ADULT AT ALL TIMES WHILE ON PROPERTY. OWNER IS NOT LIABLE FOR ANY INJURIES AND/OR DEATHS.
4) Occupant accepts the Premises “As-Is, Where-Is, and With All Faults.”
5) NO SMOKING: Tenant has been advised, and acknowledges, that smoking, of any sort, in the interior of the Premises, may result in significant smoke damage to the Premises and it's contents, and be left in a condition unacceptable to future tenants. Accordingly, smoking, of any sort, within the Premises is strictly prohibited. Tenant to be responsible for any and all damages occasioned by a breach of this covenant, including the cost of complete remediation and restoration of the Premises and it's contents, which costs may exceed the security deposit held by Landlord.
6) JOINT AND INDIVIDUAL OBLIGATIONS: If there is more than one Occupant, each one shall be individually and completely responsible for the performance of all obligations under this Agreement, jointly and individually with every other Occupant.
7) Occupant recognizes that the Premises are located in an area at high risk for fires and shall take due care to prevent any fires and shall cause its guests, staff members, contractors, employees, vendors, agents, and other persons engaged by Occupant to take due care to prevent any fires. Open fires are not allowed anywhere on the Premises. No lit candles are allowed anywhere on the Premises. Occupant may place battery-powered candles on outdoor walls and staircases. No smoking is permitted on the Premises except in designated smoking areas outside and immediately surrounding the house. No barbequing on Property.
8) Tenant is responsible for any and all damages they cause to PROPERTY during their stay at the property. Payment for damages shall be deducted from the security deposit being held by Landlord at Landlords.
9) PLEASE DO NOT FLUSH ANYTHING (OTHER THAN LIGHT TOILET PAPER) DOWN THE TOILET. PLEASE USE THE WASTE BASKETS.
10) CONDITION OF THE PREMISES: Host has, to the best of its ability, given an accurate description of the Premises and its condition. Tenant understands that it is considered as reserved "sight unseen". Our cleaning staff will have cleaned it before your occupancy. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as large screen TVs, cable, games, or the Internet and WiFi service are not a basis for any refund. Agent will make every effort to have these items repaired but does not guarantee that they will be repaired during Tenants occupancy. When you arrive, if you find that the Premises has not been cleaned to normal standards please notify the Agent immediately. Agent will do its best to have a tradesmen attend to the problems but may not be able to fix everything over holidays and weekends. Under no circumstances will any of the rental money be refunded or returned because of the condition of the Premises. The Tenant agrees to hold the Owner and Agent harmless from any liability for the condition of the Premises. Use at your own risk.
11) ACCESS: Tenant shall allow Agent and Owner access to the Premises for purposes of repair and inspection, and without prior notice, at any time to enforce the terms of this Agreement. Agent and Owner shall exercise this right of access in a reasonable manner. Landlord may show property to prospective clients with 24 hour notice.
12. HOLDING OVER: Tenant(s) and Occupant(s) agree(s) there shall be no holding over or late departure without prior approval. Any unauthorized holding over shall be subject to a charge of 1 and ½ times the daily rate (“holding over”), plus any additional damages including, but not limited to, the cost of alternative housing for guests displaced by tenants/occupant’s holding over. Late check-out without written authorization will be charged 50% of the holdover rate.
13. NO PARTIES: No parties or excessive noise. No more than 8 guests shall be permitted overnight without prior approval. Any guests on the property over the 12 person limit shall be charged at a rate of $100 per person, which shall be deducted from the security deposit. No Filming! Minimum $5,000 per day penalty for unauthorized filming/ events.
14) Fireplace: DO NOT turn on or tamper with any fireplace. They are OUT OF ORDER.
15) Utility consumption optional at $90 per day to heat pool. Please provide at least 72 hours notice.
16) Severability: If any provision of this Agreement is held by a court of competent jurisdiction to be
invalid, void, or unenforceable, the remaining provisions shall nevertheless continue in full force
without being impaired or invalidated in any way.

17) Non-Waiver: Agent and Tenant agree that no failure to exercise and no delay in exercising in any
right, power, or privilege under this Agreement on the part of either party shall operate as waiver of
any right, power, or privilege.

18) Governing Law: This Agreement shall be construed and interpreted in accordance with and shall be
governed by the laws California where the Premises is located, without regard to principles of conflict of law and irrespective of the fact that one or more parties hereto is now or may hereafter be a resident of a different state, jurisdiction or country.

I have read and agree to all of the terms and conditions stated in this Landlord’s Addendum. Guest fully understands that by booking this particular property, Guest(s) agrees to all terms and conditions found in this Landlord’s Addendum.
