Why pay double the amount? Rent this beautiful beach home and walk across the street to the beach. This home has 4 br/3.5 bath with 2 Master bd rm suites and Ocean views. Spectacular views from the large rooftop deck where you can dine everyday.

As you walk in the front door you will enter into the foyer leading into the large living room with a leather sectional, large flat screen TV with Netflix capability and a gas fireplace. The dining room is open to the living room and fully equipped kitchen. Enjoy the BBQ on the side patio off the kitchen/family room. Grab a drink and retreat to the spectacular rooftop deck and sit at the dinning table or hightop table. Enjoy your meal while watching the surfers, dolphins and of course, the gorgeous sunsets. The 1st master has a king bed, separate bathroom with a large tube and spacious shower stall, double sinks with a private toilet room and ocean views. The 2nd master has a king bed, ocean view and a private bathroom. The third bedroom has a queen bed with a set of bunk beds. The fourth bedroom has 2 twins or a king. There is a full bathroom between bedrooms 3 and 4 and a bathroom downstairs. You have use of a washer and dryer, air conditioning and a two car garage. We have boogie boards, surf boards, wet suits, a wagon filled with beach toys, beach chairs and beach umbrellas. And when your not on the beach, take a ride on the bicycle built for two and 2 additional single bikes

Guests will have access to the entire home including 2 car garage, driveway and large rooftop deck!

Once a booking is made, I will contact to you to introduce myself and answer any questions. I call each guest upon their arrival to make sure everything is perfect. And of course, if you need something during your stay you will have my phone number.

Oceanside has all the excitement but much more affordable than many of the beach communities in San Diego. There are many attractions within walking distance. The town has a farmer's market and sunset market with food, venders and music every Thursday of the year. You can walk to movie theater, surf museum, pier, restaurant/bars, cafes and so much more.

You can walk to many restaurants/bars, walk across the street to the beach or walk to the largest wooden pier on the west coast. There are buses and trains to take you north, south, or east. We are located furthest west you can go!

Oceanside Beach is the best kept secret in San Diego County!

Occupant, agrees to rent for vacation purposes the real property, a furnished residence in Oceanside, CA 92054, hereinafter referred to as the “Property.” The parties to this agreement are: Owners, hereinafter “Owner,” Coleen Abrams; and, Occupant.

Transient Occupancy: Occupant is renting the Premises as a transient lodger for the number of days agreed upon with Owner who retains full possessor and access rights.

In order to reserve the above-described rental your payment is must be paid in full to airbnb, unless otherwise discussed.

1.SECURITY DEPOSIT: a refundable $500.00 security deposit will be included in your quote. You must notify Owner, Coleen Abrams, of any damage to the unit during your occupancy. Any damages that exceed $500 will be charged to the credit card on file. The house will be carefully inspected after each rental.
2.ORDINANCES AND REGULATIONS: The City of Oceanside and the Owner of this Property permit a maximum of 13 persons, including children, for overnight stay and a maximum of 3 vehicles for overnight parking at this property. No parties, events, or excessive noise is allowed. Occupant and guests shall not disturb, annoy, endanger or interfere with neighbors or use the property in any unlawful manner.
3.ACCOMODATIONS: The property consists of four bedrooms and 3.5 bathrooms. Linens are provided, kitchen is equipped for customary and usual usage and there is a two car parking garage, and parking for one car in the drive. No smoking in this property, no pets, unless accepted and approved by owner and included in this agreement.
4.CANCELLATION AND TERMINATION: Cancellation by Occupant within 60 days of the commencement term will result in forfeiture of the rental amount minus and fees and taxes. Cancellation greater than 60 days will result in forfeiture of 1/2 the rental amount minus fees and taxes. Owner may terminate this agreement if Occupant fails to make all payments when due and deny Occupant occupancy and Occupant shall forfeit one-half of the rental amount. Owner shall refund all amounts paid by Occupant in the event of damages to the premises, holdover by another Occupant or any other force beyond the control of Owner that makes the Property unavailable to Occupant and Owner shall have no further liability to Occupant or anyone claiming under Occupant.
5.CONDITION OF PREMISES: Occupant agrees to keep the premises, furniture, furnishings, appliances and fixtures clean and agrees to notify Owner immediately of any damage. Trash is to be placed in the proper bins and recycle materials shall be put in the proper bins on the days scheduled for recovery by city services (refer to property welcome-information document) at the Property.
6.ALTERATIONS: Occupant shall not paint, add or change locks or make any other alterations to the Property.
7.INJURY AND DAMAGES: Occupant agrees to indemnify and hold Owner free from all liability, loss or damage arising from any injury suffered on the premises by Occupant, guests, invitees or licensees of Occupant. Owner, or if applicable, HOA, will not be responsible for any loss or damage to Occupant’s property, including vehicles, due to fire, theft, vandalism, rain, water, or any other cause. Owner does not insure against personal injury to Occupant, guest or licensees due to any reason other than the condition of the Premises. Owner recommends that the Occupant carry or obtain insurance to protect Occupant, guests and licensees and their personal property from any loss or damage.
8.LIMITATION OF OWNER’S LIABILITY: Occupant waives all claims against the owner for injury to persons or damages to goods or property on or about the premises from any cause whatsoever, except gross negligence of the owner. The Occupant will indemnify the owner against any loss or damage to property or persons arising from the failure of the Occupant to maintain the premises in good condition or arising from the use of the premises by the Occupant. The owner shall not be liable to the Occupant for any damage or loss caused by any act of negligence of other occupants of the same building or neighboring or contiguous properties. The Occupant agrees to pay for any and all damages or loss to the premises including building or grounds, and including any loss or injury suffered by such other occupants caused by misuse of the premises or negligence of the Occupant, and his family, friends, licensees or invitees.
9.Construction: No party to this Agreement shall be deemed the drafter of this Agreement for purposes of construing the provisions of this Agreement, and all language in all parts of this Agreement shall be construed in accordance with its fair meaning, and not strictly for or against any party.
10.ASSIGNMENT AND SUBLETTING: Occupant shall not assign, let or sublet all or any part of the premises and any assignment, let or sublet shall be void.
11.DAMAGES: Occupant agrees that damages for violating the occupancy limits will result in forfeiture of the security deposit plus $150 per additional person (exceeding the occupancy limit) per each day. Failure to vacate the premises in a timely manner will cause Owner increased costs, potential liability to the next Occupant and other burdens for which Occupant agrees to pay Owner $200 per hour that Occupant is late in vacating. Occupant will relinquish all copies of keys, or opening devices to the Premises, including any common areas; vacate the premises and surrender it to Owner empty of all persons; vacate any/all parking and/or storage space; and deliver the premises in the same condition less ordinary wear and tear as received upon arrival.
12.ENTRY BY OWNER: Owner or its agents may enter the property to make repairs, provide services or to inspect the Premises within an hour notice. In the event of an emergency Owner or its agents may enter the Premises at anytime without notice.
13.DENIAL OF OCCUPANCY: Owner may deny Occupant or its guest(s) access and occupancy to Premises in the event of a violation of the provisions of this agreement.
14.The parties agree to accept facsimile transmissions as originals and electronic signing and acknowledgment.

This is a beautiful place with terrific views, lots of room, and thoughtful extras for a family to feel super comfortable. Coleen could not be more helpful and attentive!

Coleen's place is amazing. My family and I travelled here for a small reunion of sorts and it couldn't have been a better choice. The location is great, walking distance to the pier and across from the ocean. The views are breathtaking from the rooftop deck. And there are many amenities within close distance of the house, including an organic foods market, and Revolution Roastery (if you're into that sort of thing). We were really surprised by how much was provided at the house, surfboards, boogie boards, a wagon for the kids, bikes, wetsuits...its all on the listing but this was luxurious, that we didn't have to bring our own coolers or other bulky items. And most of all Coleen was great at communicating. The directions were easy to follow and when we needed something we were able to call her cell phone and get an immediate response. She even answered close to 10pm when my daughter and I accidentally locked ourselves out of a bedroom. I would definitely stay here for an event like this again.

Very well appointed with plenty of room for our group. The beds are very comfortable. Kitchen has everything you need in it. Walkable to the pier/shops. Coleen and David were available within minutes if we had any questions. There are bikes/beach chairs etc available for use. Had a wonderful time!

Great, spacious home. Perfect for our family gathering. The kitchen is well stocked to cook meals for large groups. Great location too! Across the street from the beach. Oceanside is a lovely friendly family friendly beachside community. We loved our stay and would come back for sure!

My family and I were blown away by the house. Upon entry, we surprised by how large and spacious the home really was. Everything was spotless and organized just how you'd have it at your own home. Towels were fluffy, shower heads awesome, beds comfortable. The kitchen had everything we needed for cooking big family dinners. There are multiple eating areas for dining, huge puzzle set ups, and family Monopoly night! Our group included 6 adults and my four rowdy sons. What I really appreciated was that the place was kid-friendly. My kids range from age 2-10 and can get loud, physical, and, well, very boyish. I was so happy that there weren't a ton of special decorations/vases/whatever for me to worry about the kids bumping into. Coleen has also stocked the house with so many activities for them to do (puzzles, board games, books, videos, bubbles, tons of beach toys, bikes, boogie boards, swim vests, wet suits, even video games-- although your kids will just want to hang with you in the awesome family room.) I think a sign of a great vacation is that you are already planning your next one two days into it. And that's exactly what happened to us. All of us vow to repeat the vacation again. Family is what makes my vacations special. This lovely home, with a hostess who is completely organized and knows her "business" in and out, even while living on the East Coast, gave us a fantastic opportunity to enjoy one another, making memories to cherish forever. Even before our arrival on-site, our hosts made us feel very welcome, with helpful phone calls and a thorough Welcome Book. The layout of the house was perfect for four couples, each with a small child. The house is extremely comfortable, clean and well-equipped. The location is unbeatable. You can see the ocean from several windows, and it is just steps from the beach.
