The Red Cottage has been completely renovated with refinished heart pine floors throughout. The large kitchen has new Whirlpool stainless steel appliances and is fully equipped for all your cooking and dining needs. Mahogany drop leaf dining table with service setting for 8.
For the outdoor Grill Master the back patio features a marble table with 2 chairs; a Weber propane grill; backyard picnic table seats 8.
Sleeps 6 comfortably in beds. Two bedrooms with new, queen size posturepedic mattresses; a spare room with daybed & a pull out trundle bed with premium mattresses and a full sized sleeper sofa with a premium memory foam mattress. All beds come with patchwork sewn quilts, comforters, blankets and hotel quality sheets (extra linen for our long-term guests).
Master bedroom and spare room are equipped with wall mounted 40' Samsung HDTV's, accent rugs, antique dressers, Tiffany style lamps, ceiling fans and bedside counters.
The rear entrance room is furnished with an ice cream parlor table, 2 chairs and Tiffany style lamp. The livingroom has an extra deep Sherrill sofa (can be used as a crash pad for an extra guest), a LazyBoy recliner antique rocker and a 50' Samsung HDTV with soundbar. There are 2 additional 40' Samsung HDTV's in the master bedroom and spare room.
We also have available for our guests a Dell desktop computer, wireless internet and ethernet cable for your laptop.
Central heat and air with all new duct work, updated plumbing throughout, thermal pane windows and a newly eco-friendly insulated attic.
Guests will have total access to the house and can help themselves to anything that is available to them. Exceptions are the housekeeping closet, basement and attic.
Downtown Black Mountain has outstanding gift shops, restaurants, taverns, the Farmers Market, sweets and coffee shops. Within a short distance you will find the Black Mountain Golf Course and mini golf for the kids. Lake Tomahawk has an outdoor swimming pool, tennis courts, games, free concerts and a facility that can be rented for private events. Seasonal festivals, such as The Lake Eden Arts Festival (LEAF) and Sourwood Festival have been vacation attractions for many years.
Montreat College is an independent, Christ-centered 4-year liberal arts institution. The Montreat Conference Center hosts religious conferences throughout the year. Montreat also has a gift shop, great hiking trails, creeks and preserved woodland areas.
There are churches of various denominations just a short walk from The Red Cottage.

Guests typically utilize the easy access rear entrance at the level driveway to enter The Red Cottage. For guests who have difficulty ambulating or utilize an assistive device -the interior design is an open floor plan and there are no steps at the main entrance nor inside the house.
A keypad security lock is installed. The security code and address will be sent to the guests about 5 days prior to arrival.

We live within a 20 minute drive from The Red Cottage. Our housekeeper and the maintenance worker live within a 5 and 10 minute drive. If for any reason you or your guests need assistance please do not hesitate to call, day or night. We will make every effort to attend to your needs as quickly as possible.
We want our guests to enjoy their stay with us and have complete privacy. Once checked-in our policy is that unless our guests contact us or an emergency develops we will have as little interaction as possible.
As vacation rental hosts we are striving to remain one of the top rated, affordable vacation rentals in the area. Your complete satisfaction is our top priority!
North Carolina state and county taxes are paid by our guests. As hosts we are charged NC Occupancy tax. There are no taxes required on reservations for 90+ days.
-Please note that Airbnb charges its hosts and guests a mandatory booking and processing fee. Security deposit are fully refundable and will NOT be deducted from your credit card unless a damage claim has been filed.

The Red Cottage In Black Mountain Rental Agreement
THIS IS A VACATION RENTAL AGREEMENT UNDER THE NORTH CAROLINA VACATION RENTAL ACT BETWEEN OWNER AND GUEST. THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT ARE DEFINED BY LAW AND INCLUDE UNIQUE PROVISIONS PERMITTING THE DISBURSEMENT OF RENT PRIOR TO TENANCY AND EXPEDITED EVICTION OF GUESTS. YOUR SIGNATURE ON THIS AGREEMENT, OR PAYMENT OF MONEY OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL.

PAYMENTS: All payments made by the tenant shall be deposited through the Vacation Rental Company or in an account with HomeTrust Bank (NC) located at 10 Woodfin Street., Asheville, NC 28801. In accordance with North Carolina law, disclosure is hereby given that the account is interest bearing with interest being to the benefit of The Red Cottage in Black Mountain (Owner). Up to one half of the gross rent payments may be distributed to the owners on a monthly basis. Your credit card will be charged for the rental amount and NC Sales Tax when applicable.
OTHER CHARGES AND FEES:
• No state and county taxes will be added to your bill for our short-term reservations! The required 4% Occupancy Tax is automatically billed through the vacation rental website. Exceptions for reservations exceeding 90+ days -no taxes are required!
• Please note that the policy of most vacation rental companies is to charge guests and hosts a booking service fee. As your hosts, we have no control over the website fee policies. Please check your reservation invoice for specifics and feel free to contact the vacation rental company if you have questions or concerns about their policies.
• Guests can purchase the low cost insurance policies with selected Vacation Rental Company's in-lieu of a refundable security deposit. It is advised that guests purchase a low cost travel protection in the event of an emergency.
• Smoking inside The Red Cottage in Black Mountain is strictly PROHIBITED. If this regulation is violated and smoking has been detected in the rental property, an additional $100 cleaning fee will be charged to the credit card on file.
• Pets are NOT permitted in or on the rental property of The Red Cottage in Black Mountain without prior notice. This policy also applies to friends and family who may stop by for a visit and bring their pet with them. Guests must agree to our Pet Policy prior to check-in for any pets allowed in or on the property. If this regulation is violated and pets (regardless of the size or breed) have been detected, the pet fee will be added to your bill and your refundable security deposit will be compromised.
CANCELLATIONS, CHANGES AND FORFEITS:
If the guest pays the full payment balance on time, they can receive:
• 50% refund of the total cost if they cancel at least four weeks before check-in.
• 25% refund of the total cost if they cancel at least two weeks before check-in.
All cancellations made within 14 days of arrival are non-refundable. In the event you must cancel your reservation within 14 days of arrival, please notify us as soon as possible. We will make every effort to re-rent the property for your original dates. If we re-rent the property, all monies (less a 10% cancellation fee) will be returned within 15 days after re-booking. If we are unable to re-rent the property, the full rental payment will be forfeited. If cancellations are made outside of the 14 days of arrival, you will be refunded minus the 10% cancellation fee. If you want to change the dates of your stay and we accommodate you there will be a single 10% change fee to a maximum of $75.
If a guest is disappointed or unsatisfied with the property due to differences in taste according to décor, accommodations, location, etc, and declines to stay at the rental property, this will be considered a cancellation and no rent reduction or refund will be issued.
In the event that the Owner is unable to deliver said property to Guest under this lease agreement prior to occupancy because of fire, eminent domain, delay in repairs or any other reason whatsoever, Guest hereby agrees that Agent's and Owner's sole liability as a result of these conditions is a full refund of all consideration previously tendered by Guest. Pursuant to the terms of this lease, Guest expressly acknowledges that in no event shall Agent or Owner be held liable for any consequential or secondary damages, including but not limits to, any expenses incurred as a result of moving for any damage, destruction or loss.
The owner is not responsible for the weather or other natural disasters and there will be no refunds for these occurrences. The owner is also not responsible for unexpected health issues, death, mandatory evacuations, jury duty, etc.
If you feel that you will need additional insurance coverage we recommend that you purchase travel insurance. It is inexpensive and covers things like severe weather, medical problems, etc. Check with the vacation rental agency or search websites that offer vacation rental insurance.
Maximum Occupancy is 6 persons. Added guests (including children) are not permitted to stay overnight without prior approval from the owner. Maximum Occupancy or non-disclosure violations will result in rent forfeiture and immediate eviction of guests. Guests will obey occupancy limit at all times. Absolutely no parties, youth groups, fraternities, sororities, weddings, receptions, or meetings allowed. If such group attempts to occupy The Red Cottage in Black Mountain, all monies will be forfeited and guests will be asked to vacate the property immediately.
Absolutely no firearms or pyrotechnics will be permitted on the rental premises.
The Guest agrees to release and indemnify the Owner from and against all liability, should anyone be injured upon the premises during the term of the lease, resulting from any cause whatsoever, except in the case of personal injury caused by the negligent act of the Owner, his Agent or the Agent's employees. Guest agrees to hold The Red Cottage in Black Mountain and it's Owners harmless for any accident or injury whatsoever that may occur on the rental property during occupancy.
Refunds will not be issued for mechanical failures of non-essential or luxury items, including, but not limited to Television, Satellite/Cable/WiFi Services, wood burning stove, Air Conditioning, or any other appliance that fails to operate properly during your stay. No refunds will be issued for minor disruption of any utilities including, but not limited to, power outages, etc. These failures are beyond our control and no refund or rent reduction will be given. Please report inoperative equipment to the Owner and we will make every effort to have repairs done as quickly as possible during reasonable hours.
Locked areas for which Owner has not provided a key, such as Owners' personal storage areas, are exempt from this lease agreement and are off limits to the Guest. Forced entry into these areas is cause for immediate termination, legal action, and Guest will be charged for damage and/or missing items.
DIRECTIONS AND KEY INFORMATION:
The Red Cottage in Black Mountain provides detailed directions and key information to access The Red Cottage. It is the responsibility of the guest to ensure receipt of directions prior to arrival.
The Red Cottage in Black Mountain is NOT responsible for guests' personal belongings that are lost, stolen, or left behind. If found, items will be returned at the guests' request and expense.
Our property is professionally cleaned before arrival and immediately after check-out. Please let us know if any aspect of The Red Cottage was not cleaned to your satisfaction.
All trash and recyclables to be placed in their proper bins. Pick-up schedule is on Tuesday morning. Please check the schedule that is posted in the refrigerator to determine which alternating week is for recyclables.
Leave all bed and bath linens used during stay in the bathrooms upon departure.
Guests are responsible for cleaning out the refrigerator, disposing of all perishable food items and storing all dishes and utensils that were used, including those in the dishwasher.
By signing this agreement, the tenant agrees to pay a fee of up to $100 if check-out procedures are not followed as posted in the green binder in rental property and extraordinary cleaning is deemed necessary.
CHECK-IN AND CHECK-OUT PROCEDURES:
CHECK-IN IS AFTER 3 PM. CHECK-OUT IS BY 11AM. We need this time to properly clean and setup the property for the next guests arrival.
EARLY AND LATE CHECK-IN AND CHECK-OUT: Requests for early check-in or late check- out will be considered on a case-by-case basis. If you are interested in either, please contact us in advance of your arrival/departure with your request. Consideration is given based upon the properties “status" immediately prior to, or following, your reservation.
THE RED COTTAGE IN BLACK MOUNTAIN OFFERS AN INITIAL SUPPLY OF THE FOLLOWING AMENITIES including, but not limited to: linens, blankets and towels, shampoo/conditioner, razors, toothbrushes/toothpaste, dishwashing/laundry/bath and hand soaps, paper products, garbage bags, cleaning products and implements (vacuum cleaner, mop, broom...).
The Red Cottage has a fully equipped kitchen including microwave, convection oven, blender, mixer, coffee maker, coffee grinder, as well as cooking and eating utensils. We supply basic condiments (i.e. coffee creamer, sugars, various pantry items, full spice rack...) and a ZeroWater refrigerator dispenser for purifier water.
A shower chair is available upon request.
During your stay, feel free to use anything that is available to you. We ask that you please not take anything home with you when you check-out (i.e. linens, paper products, plastic containers, toiletries...).
Accidents happen and as your hosts we are very forgiving. If an item gets broken, lost or accidentally goes home with you please let us know so that we can have it repaired or replaced for the next guests.
TRANSFER OF PROPERTY. Should the present Owner transfer title to the real property, which is subject to this lease, the Owner is obligated to disclose to the Grantee certain information regarding existing leases. For rentals which end more than one hundred eighty (180) days after such recording of the interest to Owner's successor in interest, the successor in interest will not be bound for any rents which end more than one hundred eight (180) days after such recording unless they agree to be bound in writing. If such successor in interest does not agree to be bound in writing, you will be notified in writing and will receive a refund of any payments made by you.

Before moving to Black Mountain in 1995 we spent many vacations and long weekends in the area. Sightseeing, rock climbing, hiking and camping (a nudge for all you climbers, hikers and bikers). We loved the area so much that we decided to move from Augusta, Ga. to Black Mountain when our daughter started kindergarten.
After twenty-one years our daughter has completed graduate school at UNC -Chapel Hill, NC and we are still in awe with the beauty of the Blue Ridge Mountains, the seasonal climate, entertainment events and countless sightseeing attractions.
The Red Cottage is located equally between the towns of Black Mountain and Montreat. Less than 1 mile in either direction you will find many attractions that are normally featured in larger cities.
Downtown Black Mountain has outstanding gift shops, restaurants, taverns, the Farmers Market, sweets and coffee shops. Within a short distance you will find the Black Mountain Golf Course and mini golf for kids of all ages. Lake Tomahawk has an outdoor swimming pool, tennis courts, croquet court, free concerts and a facility that can be rented for private events. Seasonal festivals, such as The Lake Eden Arts Festival (LEAF) and Sourwood Festival have been vacation attractions for many years.

Visit during the fall and take your car, motorcycle or bicycle along the Blue Ridge Parkway. The spectacular views, waterfalls and brilliant colors of the falls leaves are sights that you wouldn't want to miss out on!
If you choose to venture out for the big city -historical Asheville is just 16 miles west on I-40!
Asheville offers many more attractions -The Arboretum, Biltmore House, Thomas Wolfe Center, Civic Center, River Arts District, museum, playhouses, shopping malls... The 'Drum Circle' and 'Friday-After-5' are annual family events in downtown Asheville during the summer months. Specialty shops, outstanding restaurants and breweries are plentiful.
For outdoor adventures we have countless hiking and bike trails, rock climbing, and skiing. Nearby ziplines, paddling, camping, fishing, WNC Nature Center, hot air balloon rides...the list goes on! Information and brochures are available at The Red Cottage when you check-in.
