This is a private space for budget accommodation service. We are here to give you CHEAP and CENTRAL and CONVENIENT accommodation. Although we are in the accommodation all the time. All the details are written on the guidebook to save our time and money as much as possible so please read it carefully. Not only the instruction of the room, building and the area, but also seasonal special offer and extra discount conditions are written, do not miss it!

"Each room is a private room and has a comfortable space to sleep and relax after a long day exploring Tokyo.
There's enough space for your luggage and other stuffs. Shelves and closet with hangers are provided in the room.

* 3 SHOWER ROOMS are on the 5th floor.
* COIN LAUNDRY on the 5th floor

Please feel free to ask other room/accommodation type available if your room is too small or not as expected. In the same building or very nearby, we have more comfortable accommodation, private studio type, own bathroom and bigger beds etc. Usually its more expensive but you might get it for the same price or just a bit more money. "

"People who booked has access to the building and the room. Visitors or a person who instruct checking in is allowed only after informing or payment confirmed for security reason.
We strictly maintain our building and our accommodation safe therefore no outsider and unknown people will be kept away.

"Interaction is best done via the AIRBNB website, and phone numbers provided via airbnb interaction.
We can also give our other contact details such as: LINE, VIBER, email address, please make sure that person who CHECK IN contacts us via airbnb one of those way. We would like to avoid miscommunication.
COMMUNICATION is very important, so we advised guests to inform us about their exact landing time at WHICH AIRPORT or wherever location you'll be coming from so we can estimate the time of your ARRIVAL. "

Autres remarques

Our office is on the 5th floor next to shower room. You can knock the door anytime but 10AM to 11PM would be the best time, whenever you have some questions, requests or problems.

Please feel free to come and ask us about extension, special offer, and discount written in the guidebook on the table. We are happy to help you.

We RENT OUT a POCKET WIFI DEVICE. Please contact us in advance.


EARLY check-in and LATE check-out is possible for an EXTRA FEE so please contact us in advance. Most of the time, before and after check in-out time, we have other guests waiting for, so it will be smooth if you notice us one day in advance.


*Drying clothes inside the room using the heater is NOT ALLOWED.
*Mid-APRIL until Late JUNE - NO AIRCON provided, only ELECTRIC FAN
(AC can be provided for an extra fee for the said above dates)


There's a guidebook on the table in your room. PLEASE READ IT FIRST. All the details and information you need to know are all written there.

NO toothbrush and toothpaste, PLEASE BRING YOUR OWN.

[ Host Access]
Please understand that we enter your room without notifying you in advance when we find out something inconvenient and so on. This is mainly for maintenance of the building and rooms and for security reason, but for the other reason we do not tell you in advance. Please do know that the space belongs to the host but not to the guest even while you are staying in the room.

[ Penalty ]
We trust that people are responsible for their own act therefore people who broke the rules intentionally or unintentionally, we collect penalty fees more than 10,000yen. For example;

- Visitor
- Lost keys
- Damage to the property (sheets stain, big scratch on the wall, or on the floor, at the furniture etc)
- Abnormal behaviour under drug / alcohol

This is our home, and you are our precious guests. We just ask that you follow some rules that are common in Japan:
☆ Take off your shoes at the entrance door of our house. This is a big deal in this country. Please clean the tire of your suitcase.
☆ No smoking inside the building or on the road in the center of Tokyo. If you smoke, It is a good solution that you look for a 「smoking place」.
☆Inviting your friends, please ask us. We like to know who is staying in our home.
☆Turn off the switch of air-conditioner and heater when you go out. Japanese like eco.

Meilleur emplacement à mes yeux pour à la fois la proximité des transports où encore du quartier de Shinjuku. Il y a l'embarras du choix pour manger aux alentours. La chambre était assez grande pour moi et mes affaires. je m'attendais à plus petit. J'étais donc satisfaite. Cependant le petit bémol je dirais que c'est la douche ... l'odeur ou encore le reste des cheveux des personnes qui sont passés avant ...

Je n'ai pas eu la chambre sur l'image mais une chambre avec lits superposés. Ce n'est pas plus mal. Il n'y a pas de chauffage dans les douches, mais il y a bien de l'eau chaude. Pour ma part, c'était assez propre, je suis restée 6 jours et j'ai vu une femme de chambre presque tous les jours. Sinon, bon emplacement. C'est près d'un Donquijote ouvert 24h, super pour faire du shopping en derniere minute. Mon hôte ne vivait pas dans l'appart mais a été facilement joignable lorsque j'ai perdu mes bagages.

I stayed one month. This guesthouse can be recommended and I am likely to come back for another future stay. It is well located, while the helpful staff responds quickly and efficiently. Concerning this room in particular, it is very sunny, which can be an advantage but also a drawback when the sun is strong in the summer and when you are a jetlagged person sleeping during daytime. Also, the bed is now a double bed, not single bed as on the photo. Asap I was given another room that better suited my needs.

it is really suitable for one person. it is clean and cozy. no washroom and no toilet. it is reasonable for this price

of course there is washroom and toilet ! Washing machines are next to the shower room on the balcony , and the toilet is next to the kitchen. It is indicated as well.

The space and amenities were mostly as described. It's really a "self-run" space with not much host interaction unless you're having issues, but is a comfortable space far enough away from the big crowds to be quiet, but close enough to be a good base for your travels.

A couple of things about this Airbnb... First off, the shower rooms are really, REALLY dirty. Not only that, but they also smell bad (it's like the drain needs to be snaked). Secondly, even though the picture in the listing is for the room I stayed in, it's a lot smaller than it looks. If you have a larger suitcase you are going to have some issues with space. Also, if you are a solo traveler, looking to meet some other solo travelers, this is not a good spot. Now, what is great about the spot. The location is amazing. You are in the heart of Shinjuku, and you can walk to Golden Gai in about 5 minutes. There are tons of amazing places to see, and you will not have a difficult time finding something really fun to do.

we clean the showers twice daily . yes japan is "crampy" the more in the center the smaller it gets . A standard japanese suitcase and a standard american suitcase are half the size different (door size different too).
