Garden House is located in a quiet residential part of Paddington/Bayswater and walking distance to the amenities of Westbourne Grove, Bayswater, Queensway, Notting Hill and the beautiful Hyde Park including Whitley shopping mall. It is also perfectly located for easy access to transport links from Bayswater (District & Circle Line) and Queensway (Central Line) subway station being just just 5 minutes walk away.

There is a building manager available in the event of any building problems. All of our are guests benefit from a dedicated building manager who is on hand to assist with any property related issues. The building company also employs a dedicated team of maintenance experts whom are available on a 24-hour emergency helpline.

Beautiful apartment with a lovely private (and large) garden area for residents to enjoy. Close to Nottinghill and also the tube lines, so it was easy to get everywhere! We were there partially for work, and there was plenty of space for us to work comfortably in the apartment or in the garden as needed. Michael is very responsive and a lovely host - available when we needed him. We were able to check in really easily when we got it (early) and had a leisurely (easy) check out since no one was checking in after. The bldg has umbrellas to borrow - key given that this is London!! For couples - note that the bed is indeed slightly smaller than an American full (the bedroom is snug), but was totally fine for me and my husband. We’d definitely stay again!

Pros:Good location, quiet, safe, close to tube. Bldg mgr and concierge helpful with numerous issues with apartment: shower faucet broke, water went off in our wing of bldg one evening, heat and air on at same time due to complexity of digital controller. Cons: apartment was cluttered with previous tenant's belongings-kitchen drawers and cabinets, bathroom cabinet full. Table and hassock in bedroom unusable due to lack of space. Sinks and countertops dirty on arrival; when we asked to get it cleaned properly Michael told us the hourly rate for a housekeeper for extra cleaning. His wife later came and cleaned, dusted, vacuumed and emptied some cabinets and a drawer. No kitchen utensils or pots and pans, hot mitt, nothing but a tiny skillet, small pot with lid, silverware and a single stack of crockery. We sent a list of items we required for the week, basic necessities. Michael brought them, then stated if we didn't use them he would be really pi**ed off. He lacks the desire to provide a good rental experience, attention to detail, and good management skills. When I showed him the greasy oven, he told me to put the dirty racks in the sink when we left so he'd remember to have his wife clean them!!

Wow this is not true. #1. Firstly Patricia needs to understand the meaning of the term Airbnb. The purpose of Airbnb is that the host provides an accommodation with the appropriate necessities for the guests to make their stay pleasurable whilst being home from home. Airbnb is not an hotel with constant room service. #2. The apartment was cleansed by the cleaning lady prior to Patricia's arrival and was checked by the building management for the purpose of welcoming Patricia. #3. All appliances are Miele top of the range equipments and were all brand new, especially the oven which has never been used by anyone, so it is not possible for any grease to be left in or around the oven. Please note that Patricia had stated that there were no pots, pans or utensils within the apartment, if this is so, then this goes to prove that all appliances were and had remained unused. #4. The building is a Georgian built property which has been upgraded to advance technology with manuals for the purpose of guests use and in the event of complications by the guests as to the use of controls, there was always a building manager and concierge available 24/7 to assist the guests were necessary. There were books and reading materials for guests which she had complained about and stated that were not required by her. There were numerous storage areas of which she had only acknowledged two which were out of bounds of the guests. There were ornaments and furnitures which are necessary, but again she had rearranged things to her liking, which by the way was no issue. #5. Patricia had requested numerous items of which I had immediately supplied for her stay, as she had cliamed to plan to carry out extensive cooking whilst at the apartment. At no time was there any exchange of the word P***sed off used, infact it would have been in appropriate for me to use such terms in the presence of my guests. I had been grateful for her inputs and had immediately taken steps to rectify all her advise. #6. This lady was constantly demanding, she complaint about everything possible, she broke the bathroom faucet, and blamed it on the property, yet there were many people before her with no problems, claimed that there were no hot water when infact she had failed to push the faucet in the correct direction. #7. I have been with Airbnb for many years with numerous properties listed. I am also a landlord of 7 properties for over 20yrs and never once have I ever had anyone inform me that I lack the ability for management. Now that's funny. Finally, Patricia made such a big issue about cleanliness, and yet when checking out she had neglected to flush the toilet and had left the bathroom with excrement and fecal matter all over the toilet seat and surrounding area. When issuing her feedback I had deliberately overlooked all this issues as I had been grateful for the eye opening with future guests of her kind. Now no one can say that something is missing or required as I've made sure that everything the had required was immediately purchased and placed in the apartment for the guest. This guest was just a natural born moaner.

Great place, small cosy flat on the ground floor of a newly refurbished building with a really nice private garden where tenants may have meals or picnics.

My parents stayed at Michael's flat for three nights. While Michael is very nice and extremely helpful, they found the flat unsuitable to their needs. In the pictures the bed looks like a queen size US or king UK, but in reality it is a UK double, which really is best for 1.5 people and could not fit both my mother and father at the same time. I know there were multiple problems with the building as well, which Michael is now aware of, such as the hot water not working. Their negative experience had nothing to do with Michael, I think really it just came down to the small size of the space and the lack of some essential items, which I'm sure have since been fixed.
