This party booked our condo (below market value) a while back based on the description and photos of the place that accurately reflect the current status and lay out of the property. The size of the condo is indicated in the listing and the photos have captions with comments for people to read. Not even once they asked any questions about the lay out, sleeping or dining arrangements prior to their arrival or even during their stay. According to our instructions, we give people 24h from their check in to report any issues or concerns they encounter on-site. None were reported by this party even through we communicated a few times over the phone. This condo is set up to accommodate up to 6 people and has sufficient number of chairs for the expandable table, kitchen and dish wares as well as plentiful amount of linens. The estimated time for a regular cleaning of this condo is up to 5h, which was indicated in the documents the guests received. Any additional cleaning that needs to be done after the check out is charged against guest security deposit - the guests also were informed about that rule. When i walked into my apartment after their departure on Dec 15 i was in deep shock - the place was a real ship wreck! In addition to the super dirty floors everywhere, tons of laundry needed to be done as every piece of linen in the apartment was used up and thrown around. Some dish and glass wares were missing or damaged and needed to be replaced. Garbage left inside and the place almost got flooded as the water collection container was practically overflowing by then. No one followed House Rules or even bothered to read them - that's what it seemed like. It took us long 12h to whip the place back into shape. And as a result of the extra time that needed to be spent after this party the incoming guests were not able to check in on time. When i reached out to this guest to cover for my extra expenses associated with their tenancy she wouldn't take responsibility for anything and repeatedly denied my requests saying that she already pre-paid ($130) for the cleaning. Instead she immediately came up with some kind bogus complaints about the apartment and wouldn't admit to any violations on her part. This kind of childish behavior is not appreciated nor will it be tolerated by any host and i had to get Airbnb involved in this dispute for resolution. After a careful review by their team a decision was made in my favor, but i would have rather not rented to these people at all than incur so many problems for such little reward.

Wendy, the size of the condo is advertised in the listing and everyone can make an assessment whether or not it would work for their party members. I provide sufficient number of chairs to sit 6 people + arm chairs+ a sofa. The 444 Nahua HOA administration unfortunately doesn't feel the need to communicate to 198 individual owners about their repair project schedules, so there is no way for us to know when exactly things will be happening in the building and any other specifics. it's also true with many other condominium associations in Hawaii. if you make a reservation months in advance no one can tell you with 100% certainty that all amenities in the common areas of the complex will be accessible at your arrival time. With that said, you'll be glad to know that the roof top tiling project has been completed and the pool area is now accessible. I don't agree with the HOA board decision to undertake this project during summer vacation season, but no one has asked for my opinion and never even notified me about this plan. Regarding parking situation, traditionally garages (much like apartments) in Waikiki high rises that were built in the 70s are not very spacious. I had no idea what type of vehicle you booked until i asked this question myself and that was prior to you arrival. I did inform you that an oversized vehicle might be hard to navigate inside the garage. Having this info available you had a chance to make adjustments on your end. the choices were to either try to use the building garage, change your vehicle type or make alternative parking arrangements. I don't see how i should be responsible for your decision making process. From my end i was willing to cover the parking fee for your stay. While i can not change the existing structures , i can provide the photo and dimensions of the individual parking stalls so people can make appropriate decisions on their own. Also the HOA board has promised to complete all the major constructions repair projects in the next few months and looks like the recreation area has been open and functioning lately . I'm positive that during summer vacation season of 2018 there won't be any use restrictions on the common elements of this complex.

The condo had everything we needed. It was kinda cramped for 6 people, but we made it work since it was mostly for sleeping. There were beach towels, a couple of beach chairs and snorkeling stuff that was great for our stay.

The guests need to pay close attention to the instructions we supply before your arrival and if you expect certain things to be in the condo the best practice would be to ask those questions and verify ahead of time to be informed about the set up prior to your arrival. We'll be happy to go over in detail on what's in the apartment and how to obtain the keys from the lock box to gain entry to the property. If you're not sure how to operate a standard lock box pls do not wait until the very last minute and try calling for instructions when you're already on-site late at night. We can send you video instructions for the steps to follow in advance. 1. There are 2 types of WiFi in the condo and if there is ever an issue with 1 service the guests have an option to switch to the other one. 2. We routinely provide the following supplies: paper towels, hand soap and toilet paper. For any other items it's self managed and if there is anything left from the previous guests you're welcome to use it. 3. If you feel that one of the appliances is not working properly or you're not familiar with its operation pls communicate your concerns to the owners in a timely manner. As of now, we have not received any complaints about the oven's performance from anyone else aside from these guests. 4. This condo is located on the cooler side of the building with a min sun exposure. Most of the times AC ventilation is not even required due to good natural ventilation. However, there is a number of different AC units and ceiling fans for your guests to use. Lanai enclosure panels should be open if the main bedroom window AC is being used so exhaust is not building up inside the enclosure. The "green" practice is to save the energy and if you're not physically in the room/apartment, there is no reason to keep the AC in there on.
