Our villa is a spacious, modern and light home with 3 bedrooms (sleeps 6) and comfortable furniture throughout. It has a lovely open plan design combining a large kitchen, separate dining area and a comfy living space for sitting around the T.V
The ground floor has easy access through the patio doors to the verandas, swimming pool and garden where you have outside dining table with chairs, sunbeds a bbq area and a large swimming pool.

Our villa has been nicely decorated throughout and has a really genuine homely feel which suits all types of groups, form families with younger children to more mature couples and groups.

Our property manager will meet and greet you to answer any questions you may have upon arrival, and to explain the best ways to use the air conditioning during your stay (please ensure you read our house rules about electricity consumption/sensible use during your holidays)
The pool cleaner visits the villa 2 times per week to clean the swimming pool and check the levels, he is fully qualified and certified and we ask guests not to interfere with or touch any controls relating to the pool mechanisms.
• ELECTRICITY – YOU HAVE AN ALLOWANCE AS PER YOUR BOOKING AGREEMENT, THIS IS TO PREVENT EXCESSIVE USE (DO NOT LEAVE AIR CONDITIONING RUNNING 24/7 - IT IS NOT NECESSARY AND A TOTAL WASTE OF ENERGY!!) A METER READING IS TAKEN UPON ARRIVAL AND AT DEPARTURE, YOU WILL BE CHARGED FOR ANY ADDITIONAL KILOWATT UNITS USED ABOVE AND BEYOND YOUR ALLOWANCE, WE RECOMMEND SETTING THE TEMPERATURE TO NO LESS THAN 25 DEGREES AND THE FAN SPEED SET TO ‘AUTO’. ALL DOORS AND WINDOWS SHOULD BE CLOSED WHEN AIR CON IS SWITCHED ON, HIGH ELECTRICITY CONSUMPTION WILL BE CHARGED AND DEDUCTED FROM YOUR SECURITY DEPOSIT
• PLEASE NOT LEAVE LIGHTS ON ALL DAY – PLEASE HELP US TO SAVE ENERGY BY SWITCHING OFF LIGHTS AND AIR CON WHEN YOU LEAVE THE PROPERTY, HIGH ELECTRICITY CONSUMPTION WILL BE CHARGED AND DEDUCTED FROM YOUR SECURITY DEPOSIT
• NO SMOKING INSIDE THE PROPERTY. ADDITIONAL CLEANING CHARGES MAY APPLY IF EVIDENCE IS FOUND OF SMOKING INDOORS
• TO AVOID INJURY, PLEASE REFRAIN FROM ENTERING THE APT/VILLA WITH WET FEET, TILED FLOORS CAN BE VERY SLIPPERY INSIDE AND OUTSIDE ON THE VERANDAS SO PLEASE TAKE GREAT CARE WALKING AROUND THE POOL AREA, GARDEN AND PROPERTY IN GENERAL
• PLEASE NOTE THAT THIS IS A PRIVATE PROPERTY AND THERE IS NO LIFE GUARD PRESENT IN THE SWIMMING POOL AREA, CHILDREN MUST BE SUPERVISED AT ALL TIMES BY A RESPONSIBLE ADULT
• PLEASE RESPECT YOUR NEIGHBOURS; TO AVOID NOISE COMPLAINTS AND FOR OBVIOUS HEALTH AND SAFETY REASONS IT IS PROHIBITED TO USE THE SWIMMING POOL AFTER DARK
• NO LOUD MUSIC AFTER 10PM
• PLEASE USE COMMON SENSE WITH REGARDS TO OTHERS BY NOT CREATING EXCESSIVE NOISE – ANY COMPLAINTS OF DISTURBANCE OF PEACE TO OTHERS AROUND YOU BY ANY GUEST IN YOUR GROUP WILL BE TAKEN VERY SERIOUSLY – 1ST COMPLAINT GETS A VERBAL WARNING AND €100 DEDUCTION FROM SECURITY DEPOSIT - ANY SUBSEQUENT COMPLAINTS WILL RESULT IN THE IMMEDIATE TERMINATION OF YOUR BOOKING CONTRACT

• QUAD/MOPED/BIKE/ANY OTHER VEHICLE HIRE – GUESTS WHO HIRE VEHICLES DURING THEIR STAY MUST CONSIDER THE NEIGHBOURS WHEN ENTERING OR LEAVING THE PROPERTY (NO UNNECESSARY REVVING/RACING/WHEEL SPINNING/CAUSING ANY TYPE OF NOISE DISTURBANCE)
• IT IS THE RESPONSIBILITY OF ALL MEMBERS OF YOUR PARTY TO CONDUCT THEMSELVES IN A REASONABLE AND RESPONSIBLE MANNER
• PLEASE TREAT THE PROPERTY WITH RESPECT SO THAT OTHERS MAY ALSO ENJOY THE ACCOMMODATION AFTER YOU
• OUR VILLAS AND APARTMENTS ARE LOCATED WITHIN A MIXED COMPLEX OF ALL YEAR ROUND RESIDENTS AND HOLIDAY MAKERS, WE THEREFORE KINDLY REQUEST THAT YOU CONSIDER YOUR NEIGHBOURS AT ALL TIMES OF THE DAY AND NIGHT
• CHECK OUT IS NO LATER THAN 10AM, UPON YOUR DEPARTURE WE EXPECT THE APARTMENT/VILLA TO BE HANDED BACK IN THE SAME GOOD CONDITION IN WHICH IT WAS FOUND - ALL RUBBISH TO BE PLACED IN THE OUTSIDE BINS/FRIDGE FREEZER TO BE EMPTIED/NO FOOD OR WASTE TO BE LEFT ON WORKTOPS OR IN ANY ROOMS/ALL TOILET WASTE/NAPPIES ETC TO BE PLACED IN THE TOILET BINS PROVIDED/NO LITTER TO BE LEFT AROUND THE GARDEN, IN POOL OR ON VERANDAS/LEAVE THE BBQ CLEAN AND CLEAR OF FOOD/DO NOT LEAVE A SINK FULL OF DIRTY DISHES – PLEASE WASH UP BEFORE YOU LEAVE!! ADDITIONAL CLEANING CHARGES WILL BE DEDUCTED FROM YOUR SECURITY DEPOSIT IF THE VILLA IS NOT LEFT IN A FAIR AND REASONABLE CONDITION
• EMERGENCY CALL OUTS – IF SHOULD YOU BECOME LOCKED OUT OF THE PROPERTY DURING NORMAL OFFICE HOURS (9am – 5pm, MONDAY - FRIDAY) WE WILL MEET YOU AT THE PROPERTY WITH A SPARE KEY TO GAIN ACCESS. IF YOU GET LOCKED OUT OF THE PROPERTY OUTSIDE NORMAL OFFICE HOURS YOU WILL BE CHARGED €25:00 CALL OUT FEE. PLEASE USE THE LOCK BOX TO STORE YOUR KEYS WHEN YOU LEAVE THE PROPERTY, THIS WILL AVOID LOSING THEM. A CHARGE OF €60.00 APPLIES IF GUESTS LOSE THEIR KEYS TO COVER THE COST OF CHANGING THE LOCKS.
