A spacious and comfortable 3 level apartment with two balconies and a huge roof deck in a great area of Venice. 100yds to beach and Grand Canal.
Parking in garage is INCLUDED.
LA City Tax of 14% will be added by Airbnb

Le logement

This is a very large 2br and 2.5ba condo on a walk street in Venice. It is 100 yds to the beach and a 2min walk to a dozen restaurants on Washington Blvd. New floors were installed and the entire apartment redecorated in Dec 2015.
The apartment has three levels and includes a 400 sqft roof deck with 360deg mountain and sea views and was renovated in Dec 2015 with hardwood floors and cool modern decor.
It has a fully equipped kitchen with granite counters, a full gas range, microwave, dishwasher and a large refrigerator with ice and water dispenser. The dining area is adjacent and seats six at a high oriental-style table. There is a powder room on this level.
The master bedroom has a cal-king bed and a separate dressing room with granite vanity units and an en-suite bathroom. The master bedroom has a small balcony over the street. The guest room has a queen size bed and separate bathroom.
The very spacious and comfortable living room with balcony has a pull out sofa bed for that 5th and 6th guest.
There is a utility room with washer and dryer within the apartment.
We include at no extra charge: indoor parking for a standard size car; HD satellite tv in the living room (50" tv) and the Master bedroom (42" tv); wireless internet. The apartment has central air conditioning and heat.
A local bus service passes by on Pacific Ave as does the Hop On Hop Off Green route.
Venice Boardwalk commercial area is 5mins walk to the North and the tranquil canal district is 2 min walk to the East

Useful things to know....and frequently asked questions:

Parking:
PLEASE make sure you ALWAYS close the garage door after arriving or when leaving. Guests OFTEN forget this and it is a safety issue for everyone in the building.
Use the remote control or wall switch - DO NOT pull the red emergency cord - this is NOT a manually operated door.
Please do not drive away at the end of your visit with the remote control still in your car...
Do not park on 28th Place or on any red zone on Pacific Ave. LA Parking enforcement operates 24hrs/day and fines begin at $80.

Grocery:
There is a Vons Pavillions on Glencoe Ave (go east on Washington Bl and turn right after Costco)
There is a Ralphs on Admiralty Way in the marina and a Whole Foods at Lincoln and Rose.
You need to take a shopping bag (or pay 10c for a paper bag). There are no plastic bags provided in LA supermarkets (City law).
You get better grocery prices with a loyalty card (which is free) at most supermarkets.

Roof Deck:
When using the roof deck make sure the door latch is in the DOWN position. You can trap yourself on the roof if you close the door with the latch in the UP position.
Do not attempt to use the ladder to/from the roof, it is for Fire Department use only.
If there is any possibility of rain it is very important to close the rooftop screen door and the glass door completely. Very expensive damage can occur if you do not do this.
If there is a lot of wind you should take the umbrella inside.
The roof deck power outlets are not active if the stairway lights are off.
The other roof deck on the north end of the roof is the private space of another tenant.

Utilities:
Please use water wisely, it's in VERY short supply in California, and turn off any lights etc that you don't need.
Heating: you can set the thermostat for any comfortable temperature but please turn to OFF when you leave. The correct fan setting is AUTO.
Venice beach temperatures are generally cool and there is no AC in this unit. You can turn the fan to ON to circulate air and opening the roof door will generally cool the apt quickly.

Smoking etc.:
Please do not smoke inside the apartment. Please use an ashtray if you do smoke on the roof deck or balconies because careless disposal of cigarette butts can be catastrophic in our climate zone.
Please do not make a lot of noise after 9pm especially up on the roof deck. (Some of the more bohemian types in our neighborhood seem to have exempted themselves from this rule, sorry).
Lock your doors - Venice is nice but LA is a big city too - and close any outside door you find left open. You can lock the yard gates too if you like.

Trash:
Please put trash in the black bins outside the gate by the garage door. Clean paper; aluminum, glass and plastic containers can go in the blue recycle bin but not if they still contain food.
There is a noisy trash pick up at 0715 on Mondays. It will wake you up...
Please take out your trash when checking out. You can leave non-perishable food, condiments etc. for the next guest if you wish.

Bicycles:
Our personal bicycles are in the garage. Call me for the combination. You can use them if they are not out already, but they are provided as a free courtesy. You are renting our apt. but not our bicycles. They suffer from a lot of abuse by our guests - such as flat tires, broken wheels and mysterious losses. The housekeeper cannot fix the bikes so it can happen that they are not working. If YOU lose or damage them please do the right thing and arrange to fix them or reimburse us.
Take the lock with you on your ride and remember to lock them up when you return. Put the lock through the frames and around the post, not on a wheel or brake cord or the bikes will be stolen the next time the garage door is left open (that happened - these are the new bikes...).
Please do not give us a bad review if the seat is too low or the tires need air, (yes, people do..).
If our bikes are not suitable for you for any reason please rent bikes at the Venice Pier. Riders under 18 must wear helmets (state law).

The best place to stay if you are visiting Venice. Just one block from the beach, but still far enough away from the boardwalk to be nice and quiet. Beautiful views of both ocean and mountains from the roof deck. Greg is always there to help and is a great host!

We were very happy with Gerald's home in Venice Beach! It was spacious and comfortable, and the location can't be beat. Gerald was a helpful and responsive host.
