TERMS AND CONDITIONS

1. All bookings are subject to the following terms and conditions.
2. Strictly NO-SMOKING and NO PETS.
3. The rental period starts from 2pm on the first day and ends at 11am on the final day. We will try to be flexible to accommodate early arrivals or late departures where we do not have other guests leaving or arriving on the same day.
4. Normal usage of electricity and gas for heating is included in the rental price. However a meter reading will be taken at the beginning of your stay and a supplementary charge may be made for excessive usage of electric or gas.
5. Price includes provision of bed linen and towels.
6. The guest agrees to be a considerate tenant and to take good care of the property and leave it and its contents in a clean and tidy condition at the end of the rental.
7. A £100 damage deposit to be paid on arrival will be returned on departure.
8. The owner of the property cannot be held responsible for any accident, damage, loss, injury, expense or inconvenience suffered by the guest or to personal belongings whilst in the property, gardens or other grounds of the property.
9. Guests are advised to arrange comprehensive travel insurance.
10. Breakages and spillages must be reported immediately.
11. The owner cannot be responsible for any temporary stoppage or defect to any public service to the property.
12. The owner cannot be responsible for any loss, damage or injury from adverse weather conditions, riot, war, strike or any other even beyond the owners control.
13. The owner cannot be responsible for any loss or damage or inconvenience caused to or suffered by the guests if the property was to be destroyed or damaged before the start of the rental. In such circumstances the guest would be informed and given a full refund.
14. Under no circumstances will the owner’s liability to the client exceed the amount paid to the owners.


A signature will be requested by the guest on check-in to indicate that you agree with the above terms and conditions.

Tout d'abord l'accueil très chaleureux et plein d'attention pour 2 français en difficulté avec la langue locale. Amit nous a donné des conseils judicieux et correspondant parfaitement à nos attentes. La seule surprise au sujet de l'appartement est qu'il est plus spacieux que ce que nous avions imaginé. A 10 min du centre, 50 m du pub le cloister, rien à redire, c'est parfait. Sejour d'une semaine impeccable, dans une très jolie ville, vivante et accueillante. A refaire ...

Mitten in der Stadt gelegen, bietet die sehr ruhig Wohnung in einer kleinen Nebenstraße alles, was man sich wünschen kann: Beste Ausstattung und viel Platz, ruhige und trotzdem zentrale Lage, gute Verkehrsanbindung, weitläufige Parkanlagen, nahe Einkaufsmöglichkeiten, Pubs, Museen und Theater.

The apartment was in an amazing location, a quick walk to Grassmarket & The Royal Mile. The apartment itself was clean, spacious, and in an adorable building that was quiet at night providing a good nights sleep. Susan & Amit were wonderful hosts with timely communication and very helpful in showing us around the apartment as well as providing a map of Edinburgh with tips on fun things to do & places to go. Highly recommended!

This was a charming, spacious apartment very close to all the sight-seeing in Edinburgh. It is a two minute walk from the beautiful Meadows, and close to a few grocery stores and plenty of restaurants. The apartment itself is cozy with a comfortable bed and a well equipped kitchen. Susan and Amit were great hosts too- we had no problems, and checking in and out was easy as they adjusted to our flight arrival and preferred departure time. We've had a wonderful month here, and are sad to leave! Would definitely recommend this apartment to a couple or even small family.

Stayed here for 2 weeks while doing research at the National Library of Scotland. Ideal place for a longer stay. Kitchen functional and equipped for daily use. Washer was good. Good water pressure in the shower. Good heat. Quiet street in a great neighborhood. Three grocery stores within a two block radius, numerous restaurants, and a number of bars. (My favorite is the Cloisters Bar across the street.) Within walking distance of the city and tourist center, but far enough away, that you're in a more local neighborhood. Highly recommended.

El piso lo encontramos tal y como nos indicaron. Fueron muy puntuales en el momento de la entrega de llaves y muy amables. Nos encantó y no dudamos en repetir algún día. Saludos

Young, happy, married couple living in the beautiful Scottish capital city of Edinburgh. We enjoy welcoming tourists to our wonderful apartment in the centre of Edinburgh Old Town. Having travelled a lot ourselves we think we know what tourists are looking for and try to provide that at a reasonable price!
