This listing is to rent the entire Surfscape triplex, comprised of three of our highest reviewed units – SS1, SS2 and SS3. The amazing property is one block from ocean and only a few blocks to the bay. You will have 4bd/3ba andyour own patio that has a BBQ and seating area. You can walk to the beach in one minute without crossing the street. Surfboards and beach accessories are available of course.

•HDTV equipped with ROKU or SmartTV capabilities; comes with complimentary Netflix, Hulu+. All TVs have HDTV Antenna, providing HD versions of all local cable channels (e.g. ABC, CBS, Fox, etc.). We do not have a Cable package, which helps keep our rates down.
•Parking: Three parking spots are available along with the units for an additional fee.One included for free if you book the entire triplex. Street parking in front or a free parking lot 3-blocks north of the property on El Carmel & Mission Blvd is available. Ask for more information.
•Huge shared patio with BBQ, dining table, lounge chairs. Shared with any guests that might be renting the other two units.
•Gas Fire Pit and Gas BBQ available for guests to use.
•Beach Accessories: Surfboards and boogie boards (beach towels not included).
•Laundry: Coin-op washer and dryer on property. Shared by all guests.
•Family friendly/Children welcome.

1. There will be $1000 fine for any noise complaints, police reports, and/or evictions.

2. Minimum age requirement is 25 years old (exceptions possible)

*Violation can result in immediate expulsion from the property and/or a $1000 fine.

1. Zero Tolerance For Noise Violations. Noise levels must be kept at a reasonable level. Anything that may leak into the neighbors property is considered excessive (i.e. Loud music or yelling).

2. Owner Occupied Neighborhood. Please respect the neighbors and their property. Any noise complaints and/or police reports are considered a violation of this agreement.

3. No profanity, yelling, drinking games or loud music on the shared patios. Please throw away all trash. The

•Great proximity to the beach and local restaurants •Very mediocre accommodations at best •we rented all 3 units but only received 1 Parking spot. Ryan agreed to give me another spot when we were considering booking and then reneged on his offer 3 days before our arrival. We were traveling with a very pregnant mother of a 1 year old and a grandad with foot neuropathy so losing that spot was very disappointing •when we arrived, the units were grimy and felt unclean. Floors were sticky and sandy. Minimal towels, washcloths, beach towels were provided. We were given only 3 towels for downstairs unit but we had 4 people. When I asked for additional they were reluctant to provide bc previous renters had stolen/lost them. •window blinds broken and no screens on windows so flies get in. Because no air conditioning you have to have windows open for cross breeze. Also the fans were broken or rusty/unclean so thank goodness we brought some from home •wifi access for unit c was terrible. We couldnt use the baby monitor while baby was napping and we were on patio which made it difficult. Also couldn't log into work and had to move to other unit or patio to connect •ditto for cell phone range. Regardless of Verizon, Sprint or TMobile or type of phone (Android/iPhone). We had terrible reception in all 3 units •minimal kitchen supplies i.e. Spatulas, glasses, plates, cookware. It looks like the owner raided a Goodwill or his old college dorm and threw his old utensils in the condos. No dishwasher meant the previous renter was responsible for washing your dishes. Yuck! We had to rewash everything •unit c has a bay window with no curtains. At night the light from the alley shines directly into that window. We jury rigged some cardboard and a quilt but this contraption also cut off the only source of cross breeze •every door in each unit was warped and could not be closed without aggressively pushing or pulling it open or closed which was very loud in the echoey space. Also not good for napping babies and grandpas. •there was only one dresser in the lower unit and none in unit c. There were a couple nightstands but really no good space to unpack your clothes and toiletries for the week. Closets were filled with owners extra stuff so minimal room there as well •on a few nights a couple strangers entered the courtyard to grab the fire pit being used on the beach. This was very intrusive and uncomfortable. •in their defense, the interns who attempted to assist were very nice and helped as best they could •We come to Mission Beach every summer and have never been as dissatisfied with a place as much as we were by this one. I hope they make a few simple changes, keep it clean and provide better supplies to attract a more appreciative clientele.

Ryan was great. Emailed instructions with door codes and when they wouldn't work, he managed to help us get in. He helped with some missing items quickly. The listing said sleeping arrangements for 15, but there were only actual beds for 9. We were hoping to get 14-15 there but settled for 9 max. If we had been college kids, 15 might have worked. Close to the beach, and lots of sand toys, surfboards, boogie boards for play. We were in San Diego for an 80th Birthday party for my mother. 25 people altogether in 3 properties. When we were evicted from one of them, we managed to gather at this one. It was like a lifeboat. Not Ryan's fault but the weather was stifling. Hi 90's in daytime. 80's at night. For this Alaska Family it was unbearable.

Ryan and his team are fantastic. Their communication during booking is fast and helpful. They make checking in and out extremely easy with the door codes and the place is always spotless when we arrive. There are many amenities (towels, sheets/blankets, soap, kitchen accessories) available for use so all you need to do is bring yourself. I have rented from Ryan multiple times and will continue to in the future.

We had a large group of 15 so we rented the entire complex. Everyone felt comfortable and was very complimentary of the place and its location. We were a very low-key group so required very little attention. The few items we did identify were addressed immediately with a quick response from the owner Ryan. All-in-all the house was exactly what our group needed and the location was perfect for the price.

The Triplex fit our needs well. It was nice to all be in the same place but each have our own space. The neighborhood was great and we enjoyed being within walking distance to several dining options. Ryan was easy to work with. The house was a little cold when we got there but we found the space heaters and quickly got it to a comfortable temperature. Overall it was an enjoyable experience.

We had a great overall experience at this property, taking on all three units of this triplex with 10 guests. The location was perfect (really close to the beach, walking distance to Mission Beach spots, short cab ride to Pacific Beach), which we took advantage of. Ryan was very accommodating, leaving us bottles of wine as a welcome gift and stopping by as we checking in to see if we needed anything. He did a good job of making it easy to find things and having a good mix of amenities including kitchenware.

Ryan was an excellent host! He made me feel at ease along every step of the way and addressed any concern in a very timely and efficient manner. He was quick to respond, helpful in his suggestions and was quick to attend to any concerns or issues (the only issue we had was slight trouble with a lock, which Ryan and Isabella quickly remedied for us). Prior to making this reservation I had a deposit with a different place/company, but immediately switched after how pleasant and customer-service oriented Ryan was! This triplex is in an amazing location (two-ish blocks from the beach) and was the perfect spot for our group and accommodated our party of 11 comfortably. I can't thank Ryan and Isabella enough for the wonderful time!
