Our LARGE fully furnished, modern two bedroom, 2 level apartment is in CENTRAL BRISBANE, walking distance to both the CBD, Central Train Station, and funky FORTITUDE VALLEY.
** Fully Air Conditioned, with two bathrooms, fully equipped modern kitchen, spacious living area, and a 2 lovely balconies with table and chairs. INCLUDING FREE SECURE PARKING & WIFI.
**This privately owned apartment is part of a quiet boutique complex called Studebaker and is NOT a hotel apartment and as such does not have a 24 hour reception or housekeeping staff.
**Your host does NOT live in this complex and must travel to meet you at the apartment- so an exact time of your arrival MUST be communicated please text or phone the mobile number provided.
**You will love the immediate proximity to CBD (perfect for Executives and their families ) and Fortitude Valley where you will find an abundance of cafe's, bars, restaurants and shops. Plus right across the road a major Supermarket- Woolworths, Pharmacy, Subway Sandwiches,Coffee Shop Beautician and a 24 hour Gym (additional cost).

Free car parking for guests in UNIT 4 CAR SPACE. Use buzzer provided at the key hand over to enter grey garage door on Raff St (it's the first garage on left hand side as you enter the street).

*Additional metered street parking available on Raff St and Turbot St if needed.

The nightly rate is for WHOLE APARTMENT including FREE SECURE PARKING :
*This is a residential apartment so please be respectful of my neighbours who live here permanently - NOISE MUST BE KEPT TO A MINIUM.
**NO PARTIES OR EVENTS ALLOWED.**
**Minimum stay 2 NIGHTS. Please confirm your full name, number of guests and reason for staying at time of inquiry. Plus approximate time of arrival.
**PLEASE NOTE :
**On exit, if the apartment is left neat and tidy and the house rules are adhered too plus the keys/ garage remote controller are returned, then you will be refunded the held security deposit via AirBNB***

NB : Security Deposit will be refunded on check out ONLY IF the apartment is left neat and tidy including :

* rubbish disposed of (in the large bins in the basement)
* ALL sheets stripped of beds and left in laundry with towels,

**PLEASE ONLY PARK in Allocated Car Space for UNIT 4.
**NO SMOKING ALLOWED - no exceptions. Any smoking persons occupying the apartment will cause the cleaning bond to be totally forfeited.
* Please Turn off lights, heater, air conditioner when leaving apartment.
1 x Towel per guest are provided.
** These towels are BATH towels only - please DO NOT use them if you visit a beach or pool, they are are not to leave the building.
**Beach Towels are provided please wash and dry before your departure - especially if you have been at the beach.
** Please follow the instructions provided next to all appliances (Washer/Dryer, DVD player etc) in the apartment to ensure these are used efficiently and effectively.
**Your host does not live in this complex and will need to come and meet you for key handover - so your CLEAR communication of arrival time/ departure time is essential.**
**A DVD player is available for use and you will find a DVD library available next to the TV and a BOOK library near the kitchen. If any of the DVD's, BOOKS, or HOUSE DECOR and items are missing or damaged you will lose part of your bond.
*We understand though that accidents do happen so if something is broken please advise us immediately.
**Guests are not to NOMINATE this address as a mailing/contact address and do not have access to the locked letter box and no key will be provided for such. Any mail received and addressed to a guest will be returned to sender unclaimed.**
**Please note: As this apartment is not permanently occupied, guests will be required to provide their own food / toiletries (supermarket is just across the road).
**However, tea, coffee, sugar, milk and basic condiments/herbs will be provided to START your stay. In addition to shower gel and tissues and toilet paper.
* If you happen to use all of these during your stay we would appreciate replacements for the next guest.
*If you are staying longer than 3 days please ensure you take your rubbish down to the main bins in the basement - for hygiene reasons.
*Under NO circumstances are rubbish bags to be left outside the front door in the common area.
*For your own safety please DO NOT access the upper loft storage areas above the bedrooms.
* Under no circumstances are you to cut or copy additional keys to the apartment. The keys are all numerically monitored by the body corporate so it will not go un-noticed if you do.
