Our LARGE fully furnished, modern two bedroom, 2 level apartment is in CENTRAL BRISBANE, walking distance to both the CBD, Central Train Station, and funky FORTITUDE VALLEY.

** Fully Air Conditioned, with two bathrooms, fully equipped modern kitchen, spacious living area, and a 2 lovely balconies with table and chairs. INCLUDING FREE SECURE PARKING & WIFI.

**This apartment is part of a quiet boutique complex called Studebaker and is NOT a hotel apartment and as such does not have a 24 hour reception or housekeeping staff.

**Your host does NOT live in this complex and must travel to meet you at the apartment- so an exact time of your arrival MUST be communicated please text or phone the mobile number provided.

**You will love the immediate proximity to CBD (perfect for Executives and their families ) and Fortitude Valley where you will find an abundance of cafe's, bars, restaurants and shops. Plus right across the road a major Supermarket- Woolworths, plus a bakery, Chemist, Subway Sandwiches, Beautician and a 24 hour Gym (additional cost).

** There is NO LIFT in the building - so there is no wheel chair access**
**We are a part of a small boutique complex with permanent residents who live in a delightful converted warehouse. We expect that you respect our neighbours and keep noise to a minimum.

We are a beautiful converted Warehouse Apartment containing only 6 x boutique 2 level town house style apartments. We are located in Spring Hill one of the oldest residential neighbourhoods in Brisbane, with many houses dating back to the nineteenth century. This building was originally the Brisbane Brake and Steering Warehouse (you will see this written on the original facade above the garage entrance). You will love the original brick work contrasted with the modern apartment. Also the high lofted ceilings, exposed beams and original signage found throughout the building.

This apartment was architecturally designed and has been in our family for over 12 years. It is our home away from home. We want you to cherish the space as much as we do.

You will be staying at UNIT 4. (No other apartments are available THIS IS A PRIVATE RESIDENCE).
The complex houses 6 x QUIET residential apartments.** with NO LIFT**
Please RESPECT our neighbours.

The apartment has 1 x FREE secure carpark space in the basement under the building for a single vehicle (high 4x4s have clearance). You must ONLY park in the allocated space for Unit 4.
* The apartment itself is 2 levels (no internal lift), with 2 Bedrooms and 2 Bathrooms (including bath) and Laundry all upstairs.
Living/ Dining/Kitchen is downstairs .

*All Bedrooms and Living Area are fully Air Conditioned.

*The Apartment accommodates 4 people and is best suited for 1 x couple and 2 x singles (or 2 x couples)

**Strictly** no sleeping of extra guests - however if you need additional beds for children I can arrange a fold out bed or portable cot - with prior notice.

** Beds can be re configured to 4 King singles or 2 very comfortable SUPER King Doubles or 2 singles and 1 Super King double. Just advise what Beds you require PRIOR TO ARRIVAL - so we can ensure your comfort.

** One set of towels and linens are provided per person. Plus additional Beach/Pool towels are available.

*Internal Laundry including washing machine/dryer and washing powder are part of the apartment.

**Guest are respectfully advised that an early check in (before 9am, especially for flights arriving at or in the early morning) WILL require you to make your reservation to include the NIGHT BEFORE you check in.
Similarly if you require a late check out (after 4pm) you will be required to book an additional day.

**Location, Location, Location **
We are in a very central position in Brisbane with everything at your fingertips.

The Apartment is Located in Raff St right across the road from the Spring Hill Marketplace- shopping centre.

This centre includes the local Woolworths supermarket, Terry White Chemist, Subway, Vintage Cellars bottleshop, plus several other outlets including the Spring Hill Dental Clinic and Jetts 24 hour Gym and a beauty salon. Being just behind busy Turbot Street and in a No Through Road, the apartments are also quieter than other similar apartment buildings located in the city. Please note there is still some light city traffic noise during the busy peak hour road periods during the week.

**We are also just a short walk into the CBD (300m), Chinatown (500 meters) and near the Brisbane River (three city blocks). Queen Street shopping Mall and Central Rail Station are also within a few minutes walking distance. Also only a 5 min walk to the Brisbane Exhibition Grounds (Showgrounds) and Roma St Major Transit Terminal.

To the East, just a short 300mtr walk, are the Story Bridge and Brisbane River - for Ferry Transport. You are also within an easy walk to three of Brisbane City's main weekend markets in the CBD, Eagle Street Riverside Craft Market (Sundays), Fortitude Valley Market (Saturdays & Sundays), Southbank Lifestyle Market (every Friday evening, Saturday & Sunday) and even the Queen Street Farmers' Market each Wednesday.

A ten minute walk north east is Chinatown with dozens of restaurants ranging Chinese, Malaysian, Thai, Korean, Lao and Vietnamese, just to name a few.
Plus our neighbouring street, Bowen St has Brisbane's oldest and original Japanese Restaurant called Happy Boy - that serves wonderful pastries and coffee for breakfast and beers and dumplings for dinner !

Nearby Fortitude Valley is Brisbane's night life and entertainment center. James Street and the Emporium precincts offer some of Brisbane's most chic boutique shopping and fine dining.

If you are looking to cool down we are a short walk from the famous Fortitude Valley pool and Spring Hill Baths. Or walk to the Riverside ferry terminal and then take a ride to Southbank and enjoy the amazing inner city beach and water park. You will also find the Brisbane Convention Centre here.

We even have FREE ferries called City Hoppers and FREE Buses called City Gliders – hop on and enjoy a ride around Brisbane. Or if you are feeling active there are council bicycles you can hire on most city corners to get you around the city !
It is also very easy to catch a train or jump in the car and head down to the amazing Gold Coast / Surfers Paradise Beaches only 45 minutes away.

For all you Sports Fans - we are also only a 20 min walk to Suncorp Stadium or 8 min drive (Bus and Train also easy to catch)

*This is a residential apartment so please be respectful of my neighbours who live here permanently - NOISE MUST BE KEPT TO A MINIUM.

**Minimum stay 3 NIGHTS. Please confirm your full name, number of guests and reason for staying at time of inquiry. Plus approximate time of arrival.

**PLEASE NOTE :
**On exit, if the apartment is left neat and tidy and the house rules are adhered too plus the keys/ garage remote controller are returned, then you will be refunded the held security deposit via AirBNB***

NB : Security Deposit will be refunded on check out ONLY IF the apartment is left neat and tidy including :
* the fridge and dishwasher emptied.

* ALL sheets stripped of beds and left in laundry with towels,

**NO SMOKING ALLOWED - no exceptions. Any smoking persons occupying the apartment will cause the cleaning bond to be totally forfeited.

* Please Turn off lights, heater, air conditioner when leaving apartment.

1 x Towel per guest are provided.
** These towels are BATH towels only - please DO NOT use them if you visit a beach or pool, they are are not to leave the building.
**Beach Towels are provided please wash and dry before your departure - especially if you have been at the beach.

** Please follow the instructions provided next to all appliances (Washer/Dryer, DVD player etc) in the apartment to ensure these are used efficiently and effectively.

**Your host does not live in this complex and will need to come and meet you for key handover - so your CLEAR communication of arrival time/ departure time is essential.**

**A DVD player is available for use and you will find a DVD library available next to the TV and a BOOK library near the kitchen. If any of the DVD's, BOOKS, or HOUSE DECOR and items are missing or damaged you will lose part of your bond.

*We understand though that accidents do happen so if something is broken please advise us immediately.

**Guests are not to NOMINATE this address as a mailing/contact address and do not have access to the locked letter box and no key will be provided for such. Any mail received and addressed to a guest will be returned to sender unclaimed.**

**Please note: As this apartment is not permanently occupied, guests will be required to provide their own food / toiletries (supermarket is just across the road).

**However, tea, coffee, sugar, milk and basic condiments/herbs will be provided to START your stay. In addition to shower gel and tissues and toilet paper.
* If you happen to use all of these during your stay we would appreciate replacements for the next guest.

*If you are staying longer than 3 days please ensure you take your rubbish down to the main bins in the basement - for hygiene reasons.
*Under NO circumstances are rubbish bags to be left outside the front door in the common area.

*For your own safety please DO NOT access the upper loft storage areas above the bedrooms.

* Under no circumstances are you to cut or copy additional keys to the apartment. The keys are all numerically monitored by the body corporate so it will not go un-noticed if you do.

*Relax, enjoy your stay and remember we are only a phone-call away if you need anything !

This is a family owned and run apartment. We look forward to having you as our guests.
I am a born and bred Sydney girl yet married a Brisbane boy - so now I'm a Brisbane local ! I know Brissy and it's surrounding areas very well. Plus I am well traveled to appreciate good, clean accommodation in fantastic locations - and I am proud to offer the same to all guests.
I lived in this unique apartment for 6 years and know its excellent features very well and how convenient it is to all that Brisbane has to offer.
If you have any questions or queries about Brisbane or our lovely Studebaker Warehouse Apartment, I am sure I can answer them.
