RENTAL AGREEMENT

Re: This agreement must be signed to access the home. Dear Guest, Congratulations on your reservation to stay with us!. This agreement is a binding agreement between you and the owner of the home for the (Vacation rental Unit). We (Virginia & Debbie xxxxx inc) are the managers or owners for this property and will be taking the payment on behalf of the owner for The reservation. If there is anything we can do to make your arrival easier or your visit more comfortable, please let us know. We offer car/van/limo services from anywhere you want to go, please see our web site. DEPOSIT AND PAYMENTS: A $500 security Reservation Deposit is due immediately. (please note the Refundable Security Deposit gets refunded after your stay, minus any charges for damage, late checkout, etc. It is not part of the Rent payment). (There is a 3% county hotel/motel tax due after booking, the stay is paied by Airbnb just not the tax) payment method below. For : (Use "Friends & Family" option) send payments :


Note: MAXIMUM OCCUPANCY CANNOT BE EXCEEDED NO ONE UNDER 21 YEARS OF AGE WITHOUT ACCOMPANIED BY AN ADULTS 24 AND OVER.NO MORE THEN THE AGREED AMOUNT OF PERSONS (WHAT THE HOUSE SLEEPS NO MORE!) ALLOWED IN THE HOME OR ON THE PROPERTY STAYING/VISITING OR STOPPING BY. THE VACATION HOME IS JUST FOR THE AMOUNT OF BEDS IN THE HOME. WE STRONGLY ENFORCE THIS. PLEASE INQUIRE IF YOUR HAVING MORE GUESTS THEN THE HOME ALLOWS IF WE ARE NOT NOTIFIED IN ADVANCE. TERMINATION OF THE RENTAL PERIOD MAY HAPPEN.(NO EVENTS OR PARTIES UNLESS APPROVED BY MANAGEMENT PRIOR TO CHECK-IN. NO MORE THAN 5 VEHICLES ON THE PROPERTY AT ANY GIVEN TIME.)
CANCELLATION: Attempts will be made to re-rent your accommodation. If we are successful, your security/reservation/damage deposit and partial payment will be refunded minus $200 fee. This agreement shall not be assigned or the premises sublet without written consent of Landlord. This agreement is a binding agreement between you and the owner of the home. DAMAGE PROTECTION INSURANCE: Security deposits, covers unintentional damages to the rental unit interior/exterior that may occur during your stay, provided they are disclosed to management prior to check-out. (Upon arrival you must notify us if there are any damages or out of place items within 2 hours of arrival, if not notified you will be responsible). Any damages that exceed the security deposit will be charged to you. If, during your stay at one of our Rental Properties, a Guest causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions. CHECK-IN & CHECK-OUT: The rental period begins at 3:00 p.m. on the day of arrival and terminates at 11am on the day of departure, unless prior arrangements have been made. Early check ins or late departures will incur an extra charge. (IF YOU ARE RUNNING BEHIND THERE IS A $25 FEE FOR EVERY 15 MIN YOU OR YOUR LUGGAGE IS IN THE HOUSE. EVERYONE & EVERYTHING MUST BE VACATED FROM THE HOME AT 11 AM.) The properties are professionally cleaned and inspected before and after each rental to ensure that all guests have a clean comfortable stay. Please be thoughtful of renters who may be checking in on the same day that you checkout. AT CHECKOUT - PLEASE NOTE, NO DISHES IN SINK OR DISHWASHER EVEN IF CLEAN , ALSO CHECKOUT TIME IS 11 AM UNLESS DISCUSSED DIFFERENTLY. THE HOUSE MUST BE LEFT IN THE SAME CONDITION AS WHEN YOU ARRIVED TO RECEIVE A FULL REFUND OF DEPOSIT. No damage is done to the unit or its content including the linens. No items are missing upon the inventory check. (This includes, but is not limited to, transferring items to other units.) All debris, garbage and discards are placed in proper containers. All soiled dishes are placed in the dishwasher and emptied. There was no exceeding the maximum occupancy of the unit. There was no smoking or evidence of smoking in a designated non-smoking unit. Unit is left in neat condition. Pet friendly units show no sign of pet damage or excessive cleaning If you experience any problems whatsoever with the vacation property during your stay, please contact us and we will do our best to rectify the matter as soon as it is practically possible (right away if possible). No action can be taken or liability accepted for any complaints received after this period. We aim to resolve complaints right away, insects are occasionally inevitable, and are not cause for complaint. The vacation property is treated periodically as part of a pest and termite control program, and is cleaned after each rental. NO SMOKING: Smoking is not allowed in any of our units. Smoking is not allowed outside by any open window/door. Smoking is permitted on balconies as long as the doors and windows are closed. SEVERE WEATHER: We do not refund rents or deposits lost due to cancelled or shortened stays because of weather. Departures due to inclement weather do no warrant refund of rent or deposit. We suggest Vacation Travel Insurance during the hurricane seasons. Travel Insurance can be purchased through CSA via PET POLICIES: There is a maximum of two pets per guest allowed in each pet friendly unit. Pet fees apply so please let us know if you have any. Guest pets must be treated for fleas and ticks prior to arrival. Guests must pick up after pets and tightly tie the remnants in a plastic bag if staying in a Pet Friendly Unit. Pets are not allowed on the furniture and all pet hair must be cleaned up prior to departure. A $150 fee will be charged if there is any report of pet hair on bedding and sofas. Guest pets must be leashed at all times unless on the private property rented. The violation of any terms of this pet policy subjects the guest to additional fines or termination of the rental period. Guest pet policies and unit availability are subject to MUNITY RULES: Guest agrees to abide by rules of the community. These may be posted in the unit. These rules may change from time to time.
FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance deposit and/or rental money and the party will not be permitted to check-in. GUEST assures us that the tenants will observe all conditions and terms of this agreement as to maintaining the rental in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. GUEST assures that any tenant who violates any of the terms of this Agreement shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the tenant and/or the tenant’s guest(s). GUEST agrees that any tenant who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises. GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises. GUEST agrees that during the term of this agreement and such further time as he/she occupies the premises, he/she will keep the rental clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or may put in during the term of the agreement, reasonable wear and tear and damage by unavoidable fire and casualty only exception. GUEST agrees to indemnify and save our company and owners of property harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the premises by the GUEST, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the premises. We accepts no responsibility or liability for any loss or damage or alteration to the terms of your reservation caused by events beyond our control, including but not restricted to war, terrorist activity, civil commotion, flight delays, or cancellations, airport closures, loss of luggage, adverse weather conditions, fire flood, or industrial dispute. We cannot accept any liability for failure of public supplies such as water, electricity, Internet or breakdown of the air conditioning system. Nor for the consequences of the action or omissions of persons who may control or supply main services, or any actions taken in the vicinity of the property reserved, by any authority over which there is no control. We cannot accept any liability for your personal safety during your vacation. It is particularly important that children are supervised at all times in and outside the vacation property. We assume no responsibility for accidents. You are reminded to exercise care as to your personal safety, and the safety of your companions. Whenever possible, valuables should be left secure and out of sight. We hope you enjoy your stay and will be happy for your return. Thank you! (Don't forget to bring your water floats , water shoes, along with food and clothing, that's all you need! We supply everything else!!!)

House is beautiful, very well decorated and nicely organized. It really fits 12 people comfortably so it is really pleasant for a group of friends. Noise rules might need to be announced on listing page, but it wasn't actually an issue at all during the weekend.

The house was lovely. Although if you are a group of adults celebrating anything and plan on having fun later than 9pm this is not the house for you.

Six spacious bedrooms and a large living room made our time very comfortable. We loved Cooper's Beach, a short drive from the house, and the many restaurants in the vicinity.

This house is beautiful and it was the perfect size for our group of friends. We had an amazing time swimming, hot tubing, cooking out and playing games. If you are looking for a place to relax, unwind, and unplug this is definitely the place to go! We had some disappointments which included our check-in. process. The check-in person made offensive statements to us- we don't know if it because she doesn't usually deal with minorities or if she is kust ignorant to what she says either way the fact that she asked each of us whether or not we owned our cars or if we rented was a weird question. Do you ask because we have benz's, bmw's, and rang river's or and we shouldn't own that or what??? Why are you asking??? Secondly when showing us the map of the beaches she made sure to tell us to go to Sag Harbor because "that is where the Black population is and they own resturaunt and you can meet the owners" again I ask why are you saying these things to us??? Lastly the linens and dust/cobwebs need to be focused on more. I did report these things to the owner when I checked out and I received a positive response immediately!

The landlord hides in the bushes and shows up announced and threatens her guests, this was the worst experience ever, constant harassment while trying to enjoy a vacation

We booked the house for a weekend with 1 2 friends, to escape busy NYC to relax and enjoy Hamptons. The house was perfectly fitted for that purpose, it was spacious, recently renovated/re-decorated, clean and all the amenities were there: pool, hot tub, sun deck, BBQ, large living room and large dining area. In short the house was just great! The host however, just scared us off right from the start. We needed to abide by all the rules or something terrible would happen. Not allowed to make any noise after 8.00pm, special instructions for parking, etc etc. So far, this was not the worst part. While being there the first night, our guests started to receive different kind of messages, some very strange ("do we need to call the security agency?") and orders to go inside and not make noise (8.00pm, we were not even playing music, just having conversations in the hot tub). We ignored the messages, because we were really not doing anything wrong here. You can expect to have some little noise when you rent your house to 12 people. Then the bad part: we left the house really, really clean. We did forget however to clean some liquids in the freezer and the hot tub apparently needed to be cleaned and refilled. Next to that 1 little candle spilled on some carpet and 2 BBQ utensils were broken (they already were). They wanted to charge us USD 250,- for that on top of the USD 300,- cleaning fee! Ridiculous, given the fact the rest of the house was super clean! What do you expect when you rent out your house to 12 people: shouldn't you clean the water from the hot tub by default? Some candle was can be removed in 5 minutes with an iron and just a bit of cleaning of the freezer, should be covered by the USD 300,-...! In short: great house, but from an hospitality perspective there are big steps for improvement!

Great stay, the house was very nice and spacious. As a group of 12, we never felt overcrowded. Loved the large dining room table where we were able to all sit together for meals.
