In an 1840s-style Gothic Revival cottage built in 2005, this single is charming and cosy, with a good bed and adjacent bath with tiled rainfall shower.

Walton Grove Cottage is a house in Saratoga’s North Broadway neighborhood, set in a small private garden on a quiet, peaceful street. It is perfect for getting away from the bustle, yet it is a five-minute walk from Broadway’s business district. You can be at the track in five minutes without running into traffic by way of North Broadway and East Avenue.

Walton Grove, designed by Washington architect Milton Grenfell, was built in 2004-05 in the Gothic Revival style that was popular in the 1840s and 1850s. Its exterior, painted in accurate Victorian colors of buff, moss green and greenish black, makes most passers-by think it is 150 years old. Its interior is designed for up-to-date comfort.

Its first story includes the living room, the dining room, the kitchen, a half bath, and a foyer. The living room is comfortably furnished with a combination of American antiques and upholstered easy chairs, with a wood-burning fireplace surrounded by glazed tile in deep greens and blues. Behind louvered shutters is a flat-screen television with cable service. At the south end is an upholstered window seat in a sunny bay window.

A pass-through to the dining room has a CD and LP player on one side, and a well-equipped dry bar on the other.

As you enter the dining room through two of the house's six Tudor arches, your eye is arrested by a ten-foot wide mural of the United States Hotel (built in 1874), the 768-room hotel that once anchored our center city. The mural was created by computer wizardry from the architect’s original watercolor, and was applied as wallpaper. A fine period mahogany dining table seats eight, with a eight-candle chandelier above.

The kitchen is unusually commodious, with a breakfast area for three overlooking the garden. A new refrigerator offers ice and filtered water; there is a conventional oven and range, microwave, and dishwasher. Lots of counter and cabinet space is supplemented by a walk-in pantry with floor-to-ceiling shelving.

An ample buffet breakfast is set out by 7 a.m. for you to enjoy on your own schedule. It includes orange juice, yogurt, oatmeal, rice cakes, matzo and crispbread, peanut butter, jam and marmalade, and coffee and tea.

The kitchen opens through a French door onto a ten-by-fifteen foot screened porch furnished with cushioned wicker and decorated with Grandma Moses prints of the New England border country.

The second story also has the owner’s library and office, in which there is a window-bed, usable as extra lodging when needed.

The house has central air conditioning and central heat.

The garden is behind the house, and is completely secluded from neighboring properties, with a high arbor vitae hedge and other screening. Its centerpiece is a small in-ground swimming pool; it also boasts an outdoor “rainfall” shower in a stall. Garden furniture includes a table with umbrella and chairs, and a Chippendale teak bench.

The property includes a one-car garage, and the peastone driveway provides additional parking for two cars. There is unlimited parking on the street.

Guests receive a free copy of the owner's pocket guide to Saratoga Springs ($8.95 value).

This is a house that is more than shelter: though new, it is a landmark and a welcoming environment. You will be very welcome at Walton Grove Cottage!

There is plenty of safe, nearby PARKING, but the three neighbors directly across from me object to visitors parking in front of their houses. Please do not park in front of #47, #49, #51 Granite Street.

Further, the resident of #47 has been a particular problem, and I do not want him to know about Airbnb. He is also (inappropriately) talkative to anyone passing by. If you encounter him, please be polite but volunteer no information whatsoever: it is none of his business.

I will provide you with a KEY. It opens both front and back doors, so if you have difficulty opening the front door deadbolt (it works by turning top to left one quarter turn and depressing the thumb latch) use the back door. To open the garden gate, pull the brass ring gently downward; please close gate behind you.

Heavy wheeled SUITCASES destroy the waxed surface of foyer tile. Please lift them the short distance to the staircase.

Much of my furniture is quality antique, so I must ask that you use COASTERS under glasses and bottles!

If you have the master suite with its own SHOWER, I respectfully ask that you squeegee the walls and especially the floor, since our Saratoga water is very high in minerals that build up on the tile.

BREAKFAST is continental self-serve, and includes hot or cold cereal, juice, crispbreads with a variety of jams, yogurt, coffee and tea. If there is something you want please tell me in advance. It is set out at 7 a.m.

JACUZZI is not treated, and thus not for guest use.

What I loved about Field’s place was how charming the house was and how Field was very accomodating towards me. Field was there if I had any questions but he pretty much left me to do my own thing. The house itself is very charming and made me feel right at home. Follow his rules and you’ll have an enjoyable stay. What delighted me about the location of his house was that it is within walking distance to downtown Saratoga Springs.

I have stayed here for the last two years and could not be happier. Field maintains a beautiful home and his hospitality is commendable. The location is perfect for the races, it's clean and well-maintained and from the beginning, I felt comfortable. My plan is to return every year as long as I am able and it is available.
