Why stay in a stuffy old hotel room when you can stay in a sunny, beautiful, well-appointed loft in West Highlands? Two beds with an open loft floor plan, WiFi, Netflix, beautiful kitchen, huge deck, grill, and use of bikes are all included.
Please note that we only rent to Airbnb guests who are fully verified and have reviews from other hosts.
Please note there is no smoking whatsoever anywhere on the property and we only accept guests who already have recommendations from other Airbnb hosts.
As climb the stairs, you enter the airy space, encountering an open floor plan with a queen bed on the main level and another queen bed (a 3-inch memory foam pad) in the loft which is accessed by ladder. The floor plan is open and sunny.
There is a well-appointed kitchen, a 100 sq. foot deck overlooking the neighborhood, a bathroom with a clawfoot tub, a beautiful, newly-painted living room, and a small yard.
To ensure good indoor air quality, we use only low VOC paints, and clean with earth- and people-friendly products.
We live in this house and leave when it is rented out, so we will meet you with the keys. If we are gone, you will be given the code to the key box on the door and you will have access to everything you would need to relax, cook a good meal, or surf the Internet including wireless Internet, dishes, silverware, linens, a washer and dryer, kitchen appliances, etc.
Please note that if you have children sleeping in the raised loft, they must be old enough to be able to negotiate a steep ladder to climb up as well as not fall out of the loft itself (this is NOT good for babies, toddlers, young children).
The bed on the main level is a queen mattress with a 3-inch memory foam mattress on top. Very comfortable. The bed in the second level (loft) is also comfortable; it is a new mattress with a 3-inch thick queen memory foam mattress topper. One needs to climb a ladder to get there, and the lofted ceiling comes to the very edge of the bed. If you don't climbing ladders or negotiating small spaces, think twice before committing to sleeping in the loft.
There are neighbors living downstairs in an apartment totally separate from yours. You might run into them in the laundry room, which is shared, but other than that, no space is shared. Your entrance is through the back door (not the front door). There is lots of sunlight in the loft during the day. At night, you can curl up by the fire (a thermostatically controlled fireplace heats the apartment).
Note that we do live here full-time, so it is not an empty B&B rental. We do hire professional cleaners, so you will always find it clean and fresh. Importantly, this space requires climbing stairs to access, so it probably won't work with folks who have physical limitations that keep them from climbing stairs.
Lastly, we will work with you to collect Denver Lodgers taxes by reducing the total bill by about 15% and asking you to pay that to us in cash upon your arrival. We hope that Airbnb will soon be able to collect these taxes, and we won't have to do this!

We will meet you with the keys or provide a key code, then you will have the place to yourself, including a well-equipped kitchen, a full bathroom with a clawfoot tub, and a flat-screen tv equipped with Netflix. High-speed wifi too.
Check-in is at 3 p.m. and checkout is at noon. Sorry, we can't do early check-in as our cleaners are there right up until 3 p.m.

The owners will be in Denver at the time. We may meet you to give you the key, and we are available for any emergencies or questions. Text and email are the best ways to reach us.
Note that, we will be gardening, so you will likely see us coming and going in the backyard.
Additionally, please note that in Denver we are now responsible for collecting lodgers tax. Instead of collecting more money from you, we will reduce the entire charge of the reservation and ask you to pay that percentage in cash. So it won't actually be an extra charge to you, you will just have to pay part in cash. Expect about 20%. This is just a stopgap measure until the Airbnb platform is capable of collecting and remitting the tax.

Please note that as an Airbnb host in Denver, as of January 2017, we are obligated to pay various lodger and hotel taxes. In the future, Airbnb has plans to collect those for us, but for now, we are responsible for doing so.
The suggestion is that we ask the guests for additional money to cover the taxes, when they arrive.
As a host, I do not feel comfortable with this plan of action, as guests should not have to pay additional fees, above what they agreed to when they reserved the room.
To remedy this, I contact the guests after the reservation is made and decrease their total price from 10-25% through the Airbnb platform; accordingly, guests are refunded via the same method by which they paid. I then ask the guest to provide that amount to me that in the form of cash, check, or through (SENSITIVE CONTENTS HIDDEN), on the day of their arrival.

Absolutely no smoking at all. Not in the house, on the deck, or in the yard. Sorry, no cats (allergic). If you have a dog, contact us. We may consider well-behaved dogs with a deposit or extra cleaning fee. Indoor furniture stays indoors. No flushing of feminine products, please, we have clay pipes.
