Just a short walk to Tamboo, Casa Islena, Casa Verde, Big Kahuna Burger Bar, Pool Bar Sushi, and Ode to the Elephants. World class surfing, snorkeling, para-sailing, horseback riding, zip-lining, hiking, bio-luminescent bay tours, and relaxation.

Relax and enjoy in this 2306 sq foot vacation villa located on a gated community with swimming pool and clubhouse facilities, all secure and walking distance from the beach. Unit has 3 secure parking spaces. We are walking distance to the beach but away from all the nightlife noise. Street to the beach is flat so no need to go up or down hills.

Villa sleeps 6-7 people. Master Bedroom has king bed, private bathroom and flat screen TV. 2nd and 3rd bedrooms have queen beds and a shared bath. There is a roll away cot for the 7th person.

The second floor includes the dining room, living room, laundry room, 1/2 bathroom, fully equipped kitchen and balcony. The living room is equipped with a flat screen tv and dvd player. Cable television with 170 channels in addition to high speed wireless internet is provided.

Enjoy coffee in the morning or relax in the evening on the terrace. The terrace is fully equipped with dining table, sectional, hammock, grill, and mini-fridge.

Community has generator that runs all the electronics in case there is a power outage in the area. There is also a water reserve.

PROPER USE: Guest agrees to use the property as a vacation rental and shall obey all applicable laws. Guests will not create noise or circumstances likely to disturb others. The guest who signs the contract will be responsible for people who stay with him. All rentals are to families and responsible adults, 21 years or older. Please notify immediately if you observe any issue that might be a concern for health or safety to others. No pets or visits are allowed. Tenant(s) shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the bin outside the main driveway gate. Tenant(s) is cautioned not to leave trash inside for long periods of time because it attracts animals and bugs. All dishes MUST be washed. There are no household supplies beyond a “starter supply”.

LIABILITY WAIVER: House owner and his agent Tropical Coast Properties, both act in good faith and on behalf of both Owner and Guest, and in no way incur any liability for any acts, matter or things done, omitted or suffered by any party. Tropical Coast Properties and the Property Owner assume no responsibility for lost, stolen, or damaged items that belong to Guests. This includes loses resulting directly or indirectly from natural events such as floods, storms, hurricanes, or other "Acts of Nature". In incident such as fire, water, loss of power (beyond our control), breakdown of cable or satellite company, internet company or with equipment of machinery, acts of war, strikers, theft, pilferage, epidemics, quarantines, or cancellation of airline travel, or any similar incident; the property agent or property owner shall not be held liable or responsible for any additional expense or losses sustained by the Guests as a result of such incidents or occurrences. This includes, but is not limited to our other services such as transportation, grocery delivery, cleaning services, rental cars, babysitting, etc. We are not responsible of damages made to your vehicle in the parking facilities of each property.

AIR CONDITIONING: Shall be off while no one in the rooms or on the property.

POOL LIABILITY WAIVER: GUEST RENTING IN PROPERTIES WITH POOL ACKNOWLEDGES THAT THERE IS NO LIFE GUARD ON DUTY. As such, Guest is responsible for Guest's safety and the safety of any guests of Guest. Guest acknowledges that children or handicapped individuals should not be left unattended near or around the pool. Guest acknowledges the inherent risk in swimming or playing around a pool area. Guest hereby assumes all responsibility for Guest's safe use of the pool and pool area.

Secluded but not far from restaurants and town. Really enjoyed our time there! Highly recommended!

This was a very quiet and comfortable place to stay - just a very short walk from Don Antonio Beach and the Island House Restaurant. The place is perfect for large groups and folks who like to sleep in since all the bedrooms are on the bottom floor and all the living spaces are on the floor above. The kitchen nice and well equipped. The place has two bathrooms, but the one in the master bedroom does not have a door separating it from the bedroom and the opening between the two rooms is very large. It's a little like having a toilet in the master bedroom so be forewarned. We were never successful in getting hot water to come out of the faucet in the bathroom in the master bedroom so we never showered in the soaking-tub shower there. We made do with the one shower in the hall bathroom, which worked well and ran hot. The air conditioning worked well throughout the house and the beds were comfortable. The place had a cooler, about seven beach towels, 2 boogie boards and two beach chairs. It was so nice to have the gear to really enjoy our time at the beach. Did a little laundry - which was great! The washer and dryer were very handy, right off the living room area. Jennifer was very responsive and helpful. She went the extra mile by sending me a few items COD that I forgot at the house. So nice!

The property was exactly as described in the listing. Very clean and better equipped than I expected. All cookware, flatware and drink glasses - even a drink blender and BBQ grill. The location was actually closer to Sandy beach than I thought. Restaurants and bars are a 5-10 minute walk. Elier was a great host, showing flexibility in the time of our arrival and departure. This experience makes me want to visit Rincon again and recommend to friends.

Elier was great! when we arrived he met us at 3 AM ! He delivered gas for BBQ within 10 minutes of the call. He probably would have been there earlier, but he was in Church when we called. Elier was very easy to get in touch with, by phone, text or email. The place was exactly as described. Very comfortable, clean, spacious and quiet. The upstairs BBQ area was perfect for coffee in AM or dinner / cocktails at night. Short walk to beach. Waves were great. The weather was perfect. Great spot.

Our host made us feel most welcome and was extremely helpful in directing us from San Juan to Rincon. Very quick response from Elier when the propane ran out for the roof top grill as well. The accommodations were exactly as pictured and very clean. Easy access to all of Rincon and very friendly town. Highly recommend staying here and would definitely return.

Our stay was absolutely wonderful!! Our condo in Landing View Villas was even better than the pictures with a beautiful, picture perfect roof top terrace and beautiful decor. It was also fully stocked with everything you could need in the kitchen to beach towels and beach toys. Elier was so easy to deal with and answered every question I had (all 1,000 of them)! There are tons of restaurants within walking and a short drive and great dive ship about 7 minutes away. We will definitely be back for a week long stay as often as we can and will always use Eliers listings!

For me Rincon is not just where I work, but is also the only place I call home. I was raised in Puntas and still live in the same neighborhood. Even one street was named after my great-grandfather Vereno.

I certainly love helping people that like me are in love with this town and want to invest, retire or just have a great time vacationing here. The happiness on my clients are certainly my best satisfaction.

Besides being sometimes a workaholic I enjoy my free time at the beach, reading, catching up with friends and volunteering to wonderful non-profit organizations like Hunger Corp and Iniciativa Comunitaria. For me serving others is the best way to stay down to earth.
