Just steps away from the sand with no streets to cross, our condo
unit is unique with its direct views of both the gulf and sound from this top (sixth) floor unit! As you enter the Condo, you will be awestruck with the beauty of the Gulf waters through the sliding glass doors to the terrace in front of you. And, the kitchen window looks out to the boats floating on the Santa Rosa sound.

The condo is located in a very spacious resort. El Matador is a
gated community with 24-hour security. The guards are visible and located directly across from our building. The resort sits on 13 acres of land at the end of a row of condos and adjacent to 17-miles of uninhabited beach. There are two swimming pools on the property; two hot tubs and a brand new 2006 Fitness Center.

We hope you will check out our second home! There are two bedrooms and a pull-out couch, A masterbedroom has a king-sized bed with the second bedroom having two twin beds. We know you will enjoy the newly-decorated decor and furnishings and countless amenities provided for your vacation stay.

1. CHECK-IN TIME IS AFTER 3 p.m. Central Standard Time and CHECK-OUT TIME IS 10 a.m. CST. NO early Check-ins. This agreement does not create a tenancy or residence. You must depart at the appropriate time.

2. This is a NON-SMOKING unit.

3. Pets are not permitted in rental units under any conditions.

4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.

5. DAMAGE/RESERVATION DEPOSIT—A damage/reservation deposit of $200 is required.

a. No damage is done to the unit or its contents, beyond normal wear and tear.

b. No charges are incurred due to contraband, pets, or collection of rents or services rendered during the stay.

c. All debris, rubbish, and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.

d. Please strip all beds; clear refrigerator and freezer of all contents including ice trays; empty cabinets of food.

e. All charges accrued during the stay are paid prior to departure.

f. A key is in the lock box. A spare set is on the wall next to kitchen window.

g. No linens are lost or damaged.

h. No early check-in or late checkout.

i. No complaints or loud partying reported.

j. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by El Matador Resort.

4. MAXIMUM OCCUPANCY—The maximum number of guests per condominium is limited to six (6) persons.

5. THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate. (Exceptions may be made to nightly minimum for less than 3 nights.)

6. INCLUSIVE FEES—Rates include a one-time linen-towel set-up. Amenity fees are included in the rental rate.

7. NO DAILY MAID SERVICE—While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be take from the unit.

8. RATE CHANGES—Rates subject to change without notice.

9. FALSIFIED RESERVATIONS—Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the arty will not be permitted to check-in.

10. WRITTEN EXCEPTIONS—Any exceptions to the above mentioned policies must be approved in writing in advance.

11. PARKING PASSES—Renters must display parking pass on the dashboard at all times. Failure to display may result in towing of vehicle at renter’s expense.

12. The landlord shall not be liable or responsible for storage or disposition of the tenant’s personal property. Should a personal item be left behind, it will be shipped to you via COD method.

13. HURRICANE OR STORM POLICY—No refunds will be given unless:

a. The National Weather Service orders mandatory evacuations in a “Tropical Storm/Hurricane Warning area” and/or

b. A “mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning” area of residence of a vacationing guest.

The day that the National Weather Service orders a mandatory evacuation order in a “Tropical Storm/Hurricane Warning,” area, we will refund:

Any unused portion of rent from a guest currently registered.

Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and

Any advance rents collected or deposited for a reservation that is scheduled to arrive during the “Hurricane Warning” period.

Shane and I have been married 30 years and live in Pennsylvania. We have two grown children--Brent & Megan. Upgrading and spending time at our Florida homes is top priority. Shane is a Marketing Director, & I am an elementary school computer special teacher. We love our careers and look forward to what lies ahead.--more time on the golf course and travel!

After visiting all corners of our favorite state, we discovered the hidden secret: The Emerald Coast of the Panhandle! The white snow-like sand that never gets hot and squeaks when you walk....the teal-colored crystal clear calm water....the very special southern hospitality...and specifically, the uncrowded destination & last frontier developing... we fell in love with it all!We examined many properties in and around Fort Walton Beach and Destin, Florida. What sold us on El Matador resort is the acreage and quietness. The 17 miles of undeveloped beach adjacent to this resort is total peace!

Our second Florida home we named a Disney Retreat as it is just that--a beautiful haven in Central Florida at a luxurious resort near FUN! The pool at the resort is spectacular and feels like the Gulf of Mexico to me with the all the ambiance. And I call this home "A Dream is a Wish Your Heart Makes" because of the private screened in pool off the lanai.
