Car2Go's are also readily available in the neighborhood (be sure to register ahead of your trip) and downtown is a 2.5 mile Uber/Lyft ride away.

2 BD, clean, basement apartment in FANTASTIC location. One block off of City Park and steps from local coffee shops, bars, restaurants, a microbrewery (Cerebral Brewing), the Denver Zoo, Denver Museum of Nature & Science, and many other businesses (walk score=82). Denver's bicycle share program (Denver B-Cycle) has a station a block and a half away! This mother-in-law basement apartment with a private entrance was recently remodeled (brand new kitchen, paint) and has high ceilings with egress windows. The master bedroom has a queen sized bed and the spare has a full sized bed (so 2 people can fit if they don't mind a little cuddling!). Very clean and cozy! Off street parking is available. Unfortunately, no pets are allowed in the unit.

Shared access to a nice back yard with grill.

I'm a pretty busy guy so not a ton unless requested. I'm happy to interact with my guests if they'd like but also want to respect your privacy if that's what you prefer.

The City Park neighborhood encompasses City Park, the Denver Zoo, and the Denver Museum of Nature & Science. The neighborhood falls between York St. to the west and Colorado Blvd. to the east. Bounded by 23rd Ave. to the north and Colfax Ave. to the south, the City Park neighborhood attracts many tourists and locals alike.

The City Park neighborhood was ranked one of the top 10 neighborhoods in the United States by REDFIN in 2015!

Walking distance to many restaurants and bars. Sprouts grocery store is 6 blocks away and the new Trader Joe's is less than a mile away. The Cherry Creek is ~2 miles away.

Downtown is only 2.5 Miles away from the apartment, and you can easily access the bus line that will take you directly there (buses run every 10-15 Min). The bus line ends inside Auraria Campus (Metro State University, University of Colorado At Denver, and Community College of Denver).

Per Denver City and County and State of Colorado Ordinances, effective January 1, 2017, all short term rentals (less than 30 days) are subject to Lodging and Occupancy Taxes (total of 14.75%). Airbnb has been authorized by the State of Colorado to collect the 4% occupancy tax but the City of Denver has NOT authorized Airbnb to collect the 10.75% lodging tax. The remaining 10.75% taxes will be collected as a separate charge through the Airbnb Resolution Center within 24-48 hours of acceptance of your reservation. Look for an email from the Resolution Center with this charge, and please accept it within 24 hours of receipt. This acceptance will confirm your reservation. If you fail to accept this charge, unfortunately, your reservation may be canceled with no refund of Airbnb Guest Service Fees. I certainly recognize this may be confusing, concerning, and/or frustrating. Please feel free to ask any questions you may have about this process.

I also have a small french bulldog who lives with me named Gus. He's super friendly. Unfortunately, no pets are allowed in the unit.

No smoking (cigarettes or marijuana) or ANY illegal activity is allowed inside the property. Absolutely NO parties will be tolerated. Unfortunately, no pets are allowed in the unit. No overnight guests who are not part of the advanced, Airbnb reservation without permission from the host. I work very well with guests who are good communicators. If you need a light bulb, if you'd like an extra pillow, blanket, etc, let me know and I will do my best to make it available to you! Please strip the beds and place all used towels in the bathtub before departure.

I often get early check in and late check out requests which I am happy to accommodate when possible but please understand that the unit must be cleaned properly before a new guests arrives. I often have tenants checking out and in on the same day so time to properly clean the unit is necessary. Thank you for your understanding.

I'd call this place the cozy dungeon. If you have issues with stairs it may not be for you. It is a basement apartment. I like all the IKEA things in his remodeled basement home and the pillows and bed were comfortable. I suppose my only 2 complaints would be 1) as he described the living room is tight so if you are going with a group it is not to comfy. 2) I didn't feel to comfortable walking around the Main Street w my 5 year old when it was starting to get dark. Lots of homeless people. The neighborhood looks like it's an up and coming downtown type neighborhood. But once in the cozy dungeon I felt safe. Other than that the zoo and museum were very close which I liked.

Myself and two friends stayed in Ryan's place when visiting Denver. We enjoyed the proximity to shops and cafe's. It was centrally located in all our travels around Denver! I would love to come back again.

Had a great time during a long weekend in Denver. Ryan was great to chat to and was very helpful/friendly. Location is ideal-- a run/walk in City Park is literally 1.5 blocks away & adorable coffee, gyms, etc. minutes walking distance. Thanks, Ryan!

Ryan was the perfect host. He gave us great recommendations for around the city and was easy to get in touch with. The location of the apartment was great, close to the bars and other night life. Definitely would stay again!

Personally, when I travel, I eat my way through a city and this spot was wonderful for that. There were quite a few well-known-Denver-unique restaurants within walking distance from the airbnb. If not, it was a simple 4-8 minute Lyft/Uber/Taxi to our destination. He was very helpful and offered advice on where to go and what to do. However, other than the restaurants, there is a beautiful park that is less than a 2 minute walk from his house and is an absolutely wonderful place to run or take a stroll with your family. I would 10/10 recommend this place.

Ryan is a fantastic host and the apartment was wonderful. He had great recommendations for us and ensured we were comfortable during our stay. Especially loved having wifi and a great kitchen! Being a 5 minute walk from the Denver Biscuit Co. doesn't hurt either. Had a great experience here and would gladly stay here again. Thanks, Ryan!
