All you could need for your holiday! Spacious open plan living and fully equipped kitchen, with bi-fold doors leading out onto the deck which boasts a hot tub, 1-metre deep plunge pool and BBQ. There's also a front porch to relax on or simply chill out in front of the 65" HD TV in the lounge. The house comfortably accommodates six guests***. All three bedrooms have a flat screen TV with separate Foxtel boxes. The main bedroom has a king size bed and ensuite, the sunny front room has a queen size bed, and the middle room has a king size bed that can be split into two singles. We can accommodate another two guests*** by putting a single foldaway bed in the front or middle rooms (one in each room).

If it's fun you're after, have a go on the Addams Family pinball**, take one of the four* bikes for a cruise or take the long board for a wave. The property is fully fenced - so pet friendly.

A port-a-cot and highchair are available on request. All linen, towels and pool/beach towels are provided, as well as coffee pods for the coffee machine, tea bags, instant coffee, toilet paper, shower gel, and kitchen basics (i.e. paper towels, dishwashing liquid, dishwasher tablets, oil, salt & pepper, etc).

*Additional bikes are available on request, extra charges may apply.
**The pinball machine will have 10 credits then it's $1 per game.
***The rates are for up to 6 guests. Extra guests (to a maximum of 8 guests) are $50 per guest per night, and will be calculated accordingly when you put in 7 or 8 guests when making a booking. There is no charge for use of the port-a-cot and high chair.

When you book, you book the entire house. A few days prior to your arrival, you will receive access details via this site. We also include a few important reminders on the house rules, but please make sure you have read the house rules on this site before arriving at the house.

Interaction with guests is kept to a minimum; however Steve and Febe are always contactable by phone or text, should the need arise.

The house is a short walk (about 200 metres) to the main street with all it's shops, cafes and restaurants that lead up to the beach. It's only a block away from the weekly Farmers' Markets (every Thursday morning) and the monthly Sunday markets. The Arts Factory complex (Byron Bay Brewery and Pub, Day Spa and Cinema) are a short walk in the other direction. Too easy! And if you don't want to walk, hop on a bike.

Walking is the best option - or biking. There are four bikes with baskets available for guests' use. Additional bikes can be made available on request. There's car parking inside the property for two cars, and plenty outside of the property (2 hour limits apply, one parking permit is provided).

- Booking the house over Easter/Bluesfest is a seven night minimum booking.
- Four night minimum stay during school holidays, unless there is a gap for less than four nights.

The house is in a residential area, so please be mindful of the neighbours. There is a strict 'no partying' policy which means:
- keep noise to a minimum at ALL TIMES, especially from the balcony and pool area;
- no noise between 10pm and 8am;
- the bi-fold doors to be closed by 10pm;
- no gatherings of more than the number of guests confirmed; and
- refrain from engaging with passing pedestrians.

Offensive behaviour towards passing pedestrians or neighbours will not be tolerated. Should complaints be received, the Security Company contracted to respond to complaints will be called out, at your expense. This can result in eviction without refund of the security deposit or remaining tariff.

The house caters for up to eight people*** (one queen size, two king size and two single stretcher beds), however the 6th and 7th guest/s need to be pre-approved when making the booking and will be charged accordingly. Failure to do so will result in loss of the security deposit and possible eviction without refund of the remaining tariff.

It is important that the rubbish is sorted and disposed of in the correct bins (a guide is provided). If you are staying on a Tuesday night, please put the wheelie bins out on the kerb, for collection early Wednesday morning. Empty bins need to be brought back inside the property.

If you use the hot tub, the cover must be put back on immediately when the last person gets out, otherwise it will get cold. There are instructions on how to open and close the cover correctly, please take a moment to read these before using the tub. Do not stand on the cover.

No glass (glasses, bottles) in the pool area.

Do not move or rearrange the furniture.

No smoking inside the house.

No pets on the furniture, in the pools, or left inside the house unattended.

We are Steve (Aussie) & Febe (Kiwi) - farmers on a 200 acre beef cattle property in Wyneden, just outside of Kyogle NSW - which is about 100kms west of Byron Bay. We stay at the house as often as we can, and love Byron's vibe, beach, pubs and restaurants/cafes. We've made the house as comfortable as possible, and love that we can share it with others.

We have two Kelpies (Jet & Tank) who love holidaying at the house and going to Byron's dog friendly beach. That's why we've made it pet friendly, and it's great that guests can bring along their pooches to participate in their holiday.
