This beautiful large home is located in a very quiet and safe location. It is perfect for groups that want to stay in a relaxing, spacious and quiet home and also be close to everything Melbourne city has to offer.
The majority of the property has just been repainted and we have also just installed new blinds in most rooms.
Within a short walk from the house you will find: fine dining and budget restaurants, shopping, cafes, supermarkets, public transport (South Yarra train station less than a 5 minute walk away and the tram stop is located less than 2 minutes walk away at the end of the street) and much much more!
This large house is perfect for large groups of up to 13 guests.
There is a huge backyard that is perfect for groups to use for quiet enjoyment.
Parking - Three street car parking permits are available. Please note parking is not available for visitors - it is only for guests. If you require parking please let me know prior to booking so that l can send you the parking policy/rules.

Check in before 3 pm and check outs after 10am -
Depending on other bookings and availability late check outs and early check in is available for $25 per hour. *****This can only be confirmed the day prior to your arrival (for early check in) and the night before your departure (for late check outs).
CLEANING REQUIRED BY GUEST PRIOR TO DEPARTURE -
We require that all guests leave the house in a good and clean condition prior to their departure.
Guests are required to do the following:
- remove all rubbish
- properly wash, fully dry and put away all dishes (This includes emptying the dishwasher)
- wiping down all used surfaces - Including the outside table
- leaving the kitchen in a good clean condition including the stove and oven if used
- ensuring all furniture is back in place
- If smoking in the outside areas please do not put your butts out on the ground. Please check that no smoke butts have been left around the house.
If we find that the house was not left in the required condition you will be required to pay additional fees.
NO PARTIES OR GATHERINGS
***Please note that we do not allow parties/gatherings/events/dinners/fanily gatherings/events/ celebrations to be held at the house. The house is for quiet enjoyment and accommodation only for the number of guests booked.
Visitors to the property - We do not allow guests to have unauthorised visitors attend the house. Only quick visits from a small number may be permitted upon request.

I love to meet my guest upon arrival so that I can go through the house and provide them with information and answer any other questions they have about Melbourne, however when I am not able to greet my guests at check in the key will be left in a secure place for the guest to access the property. I am always available via phone, email, Airbnb message or text message to assist with any questions.
NO parties, events or gatherings allowed. No excessive drinking. No use of outside back area after 10pm. No music outside. Voices are to be kept to a minimum at all times. No furniture is to be moved.
No smoking inside or near open doors or windows of the property - Smoking is allowed in the outside areas away from the house. Please ensure that there are no cigarette butts left on the ground.
Additional Number of Guests
If you have been quoted for and have indicated the number of persons staying in your group, please note that any extra persons, who stays at the Property, will incur an extra fee. If you wish to increase the number of guests staying please contact me.
Check out Time
The check-out time is 10am and check in time is from 3pm– When possible this can be extended for an additional $25 per hour. Please let me know if you would like a later check out time or earlier check in time.
Respecting the Property
You agree to keep and leave the property and the furnishings, kitchen equipment, crockery, glasses, bedding and towels unstained and in good condition. You agree not to cause any damage to the walls, doors, carpets or windows of the property.
The property is non-smoking and you are asked to abide by these requirements strictly. Otherwise we may require additional payment for any cleaning of furniture, walls, carpets etc. in order to extinguish any damage caused by smokers.
Noise, Parties and Unsavoury Behaviour
Parties and gatherings are strictly forbidden. If complaints are made about ‘excessive’ noise or police enforcement are called or if neighbours are continuously disturbed, we may ask you to leave and treat this as a cancellation and breach of the Terms and Conditions. Extra charges may be applied for additional expenses.
Eviction of a Guest
We may evict a guest or visitor due to one or more of the following; unsavoury behaviour, holding a gathering/party at the property, intoxication due to heavy Drinking and/or any drug use, overcrowding (when the number of persons exceeds the number of sleeping positions), physical or verbal assault towards staff, neighbours or guests, Wilful damage to the building, any incident for which the police need to be called onto the premises, any behaviour posing a safety threat to others or Ignoring advice to reduce excessive noise.
Pets are only permitted if prior arrangements have been made. If they are permitted, Pet owners are responsible for cleaning up after their Pets both inside and outside the Property. This includes ensuring that all pet hair is cleaned from the property and furnishings. You are responsible for the costs of any damage or additional cleaning required.
Repairs and Call out Fees
We hope you will advise us immediately of any repairs, damage or breakages that may have arisen or where repairs need to be made as soon as possible. You agree to allow us or any representative of ours access at any reasonable time during your stay for the purpose of essential repairs. If we are required to attend the property as a result of your actions, which is outside of the responsibility of the Manager or Owner, a fee will be charged based on the time required and any additional expenses occurred.
Before departure, all food must be removed from refrigerators, rubbish put outside in the bins provided and all crockery and cutlery washed properly, dried and put away. The Property must be left in a clean and tidy condition. Should the Property be left in a condition which requires extra cleaning, including emptying refrigerators, removal of rubbish from the property, washing/drying and putting away dishes, emptying dishwasher etc. we will charge you an additional Professional Cleaning service charge of $40 per hour.
Fees will be required for the removal of any hard rubbish and/or excessive household rubbish.
We do not guarantee internet access if it is due to technical issues such as, your computer configuration and/or setting or provider issues that are outside of our control or technical issues associated with the internet provider.
