Nestled in nature on the Potomac, waterfront home with saltmarsh and 250 foot white sand private beach. Screen porch for eating, and just relaxing! Watch nesting osprey and head to the local 'Tavern' down the road. Then, beach bonfire and s'mores!
Cottage is fully renovated with eat in kitchen and great room with Ben Franklin fireplace. Very large screened in porch with view of the Potomac River. Hardwood floors and new appliances. One bathroom. Two bedrooms are equipped with queen sized beds and one bedroom has bunk beds. Perfect for six, or two couples with kids. Queen sized bed in pull out couch in living room can sleep additional two people. Eight is maximum the cottage can accommodate. Outdoor shower set at constant 74 degrees, allows for easy clean off from the beach.

Guests have access to the Potomac from our own private beach and cove with 180 degree waterfront views.
We also allow our immediate next door neighbors to use the beach.
Guests MAY NOT walk or climb up on the rip rap rocks protecting the shoreline and are not allowed onto the dis-used dock with Osprey platform and nest. Please do not allow children to run on the marsh walk, or go into the marsh, as there could be snapping turtles which look docile but are not, snakes, wasps, and other biting insects.
Please wear water shoes on the beach and in the water as protection from sharp oyster shells, beached fishing hooks, etc.
Access to fishing or crabbing from private beach or canoe or Coles Point Plantation Marina, 1 mile away.
Do not use neighbor's pier, without their expressed permission.
Must bring your own beach towels and shoes to wear on the beach and in water.
Coles Point Tavern with live music on alternating weekends, open Thursday through Sunday during the summer season, is a short walk down street. Tim's Crabhouse at Coles Point Plantation is one mile away.
Charcoal grill, fishing poles, two bicycles, floaties, life jackets, beach chairs, and four chairs on the point, can be used by guests.
Three man canoe, and single man kayak, and outdoor fire pit are available to guests.
Guests MUST use firepit for bonfires on the beach, and replace with cover under the house.
All items for use are in 'as is' condition and all activities are to be done at guests' own risk. The Potomac is five miles wide at Coles Point. It is tidal and small waves lap on the gradually inclining white sand beach. Things wash up onto the beach, and owners are not responsible for guests' potential injuries while using property, including house, beach, marsh, point, or dock, or while swimming and boating in the Potomac.
Wearing life jackets while boating is required by law, and are provided in the shed.

Owners live in Washington DC and are always available by phone. Year around neighbors live next door.
Cottage is located in a seasonal neighborhood which is peaceful and quiet. Please note Guidebook with local sites and places of interest. Food Lion in Montross is closest large grocery store and about 20 minutes away. Sisson's produce stand is about half a mile before the Food Lion. Faunce's Seafood is on route 202 on the way to house. Kitchen is stocked with basics. Please replace anything you use up, for the next guests. Water Heater closet has bulletin board with information on restaurants, sites and nearest hospital. Directions for using the tv/dvd/playstation/WI systems in living room. Shed keys in wooden bowl on living room side table. Croquet set in shed, along with floaties for the cove, fishing poles and bicycles. Canoe for three, and one man kayak is available. All activitites including swimming and boating to be done at guests' own risk. Life jackets are available for guest use in shed and are required by law. Binoculars for nature watchers are a must! Guests should bring OWN beach towels, and water shoes, as oyster shells can be sharp on the beach. Indoor slippers are nice too.
HOUSE RULES: ENJOY YOURSELVES! But, this is not a party house. No events, please. We are in a quiet area, with neighbors who enjoy their own peaceful space.
-Chain to be removed from driveway and replaced upon leaving.
-Pull all things to be left overnight on the beach, up to the back side of the beach. Tides can take away items, including canoes!
-Fires on beach… , MUST use firepit provided under the house and empty embers in the large charred clearing area on the street side of the house. PLEASE DO NOT EMPTY ON BEACH OR IN THE WOODS.
-Guests may not walk on top of rip rap rocks or onto dis-used dock, with Osprey platform and nest, as it could be dangerous.
-Do not use neighbor's dock without permission.
-Guests must bring own beach towels and beach shoes.
-Do not wash sandy beach towels in the washer, to keep it from clogging.
-There is no trash pick up at Coles Point. Garbage and recycling to be taken away by guests. Trash and recycling can be taken to town dump off 202, by taking a left onto Route 202 from Coles Point Rd, and traveling a hundred yards past Sandy Point Rd. Watch for a small green sign saying Waste Disposal, on the right. If Guests would like trash service, housekeeper can take up to 6 DOUBLE BAGGED trash bags. Please leave $20 on kitchen counter for this additional service.
- Absolutely No Pets are allowed.
- No smoking in doors.
-Cooking grease jars are under kitchen sink. Please do not pour fat or grease down the disposal or sink.
-Please use outdoor shower, when coming from beach, to keep sand out of house.
-Please run dishwasher with dirty dishes, before leaving.
-IF sofa bed is used, please take sheets and blankets off bed and start a washer load, so housekeeping will have time between guests to perform duties.
-Bring in porch furniture and cushions and latch both screen doors closed.
-Housekeeping service is done immediately after guest departure, from 11AM-3PM.

Separate DVD player for movies.
Press ON and MENU should appear on TV.
Control volume with TV control buttons.
Press orange glowing power button at top of Wii.
To play Wii, press input button repeatedly until sets on VIDEO 1. Place thin black sensor bar at base of TV, and turn Wii remotes ON. Please re charge Wii remotes, when finished.

I am a landscape designer who just loves nature. This property is a labor of love for my architect husband and myself. We have developed the property and continually improve upon it's 'great bones.' The ospreys, eagles, swans, herons and ducks all live where we only visit. The natural woodland and coastal area is preserved in Coles Point. We are weekenders who always wish we could stay longer in our paradise. When not in Washington DC or Vermont, we love to travel to Europe and the Middle East.
