Note: the sleeping area for this room is in a gallery accessed by a ladder and suitable to adventurous types. The room is small but comfortable and clean, has its own bathroom / shower, great city (easterly views and windows), a large closet.

The four bedroom roof apartment has several long term tenants and occasional short term renters usually 4 but sometimes five tenants. Every room has its own bathroom and shower giving privacy and convenience. The shared public spaces, lounge, kitchen and roof are fully equipped lacking nothing.

situated on a small and quiet street - listed in Tel Aviv Timeout as one of Tel Aviv's best, quietest and best positioned streets, off Ben Yehuda and near Gordon streets, a stone throw from major public transportation and shuttle lines, some of Tel Aviv's best bars, cafes and resteraunts, 3 minutes walk from the popular Gordon beach.

Living with (website hidden) can be fun and fulfilling. Ive done it for years and have what i hope are a few simple rules to ensure it works well and we all get the maximum benefit with minimum hassle to any of us.

You will notice i am often away and have done my best to ensure high standards of living with all equipment available, so my hope is to not have to be involved in any day to day maintenance other than infrastructure. I would be very grateful if you find solutions for problems such as broken bulbs and replace broken brooms, sponges, rags, washing soaps, garbage bags and so on.

Personal responsibility is very important for all of us to ensure a high quality of life as possible. Everyone is responsible for keeping the public areas, lounge, dining room, kitchen and roof clean and tidy and replenishing supplies and materials to ensure the smooth maintenance of the apartment. That said, if there are fundamental problems, or trouble with infrastructure in the apartment or any emergency please let me know by phone, sms, (SENSITIVE CONTENTS HIDDEN), email,(website hidden) lets exchange each others details for easy communication.

Bills, Electricity and Usage

The reason that bills (arnona, gas, water, electricity, satellite tv, wifi) are included in the rent is because calculating a host of monthly bills can be a hassle and source of unpleasantness and squabbling amongst (website hidden). To ensure simplicity and an easy atmosphere I've taken this on myself. This makes things much easier for you but it is not an open check to waste or take advantage of a good will gesture. Therefore there are a few caveats; first, use of the electricity, AC, heating, water heater should be done with discrimination and not waste electricity unnecessarily. Turn AC / heating off when you leave the house. Don't leave doors and windows open while AC / heating is working. Water heater needs to be used only on rainy days and when completely overclouded. The solar heater works very well otherwise. When necessary turn the water heater on for no more than 40 minutes before you shower and make sure to turn it off afterwards. leaving it on can cause the heater on the roof to explode. turn lights and appliances in room off when you are out. ensure lights and appliances are off in common rooms and roof when you are out or they are not in use. Please assist to avoid conflict of interests by responsible usage.


You will notice every room (4 bedrooms) has its own bathroom and shower, the main reason for this is your convenience and because a major source of potential clashing of expectations amongst (website hidden) occurs around a shared bathroom. For this reason please ensure your guests use your own bathrooms.


I don't mind the use of my own personal sheets and towels (stored in the box opposite the front door) but the simple condition is they are washed and replaced neatly, and not taken for granted as a service. The same goes for cleaning materials, soaps, brooms, shovels, light bulbs, supersize garbage bags and any other day to day requirements of maintaining an apartment.

The same goes for basic food supplies, oil, coffee, sugar, salt, pepper, spices. You will notice these are supplied, so please ensure they are restocked and not take their resupply by someone else for granted.


a cleaning schedule of public areas is important to us all at least once a week either by combining to pay for a cleaner or rotation system. The areas that gather dirt and must be cleaned include sweeping and mopping entire floor of sitting room, kitchen and outside antechamber, under couches, under table and benches, behind - between fridge, under carpet, near garbage area, under sink, kitchen top, gas cookers, table, laundry antechamber and upper laundry area.

In any case it would be good to ensure the general cleanliness of the kitchen area, dishes washed and put in cupboard.

Please ensure garbage is taken down. a full garbage bag can be left outside the front door near the steps so when someone goes down it is convenient to take it.
extra large garbage bags are usually in the bottom draw but need to be resupplied on occasion.

Guests and Security

Guests are welcome. If they stay the night please ensure they do so in your own rooms though exceptions are alright within reason. Shabbats, dinners and parties are welcome in good taste and shared responsibility to ensure noise levels, security and cleanup. Please ensure your guests cooperate with these rules.

Be cautious of inviting strangers home. The location and roof is potentially attractive to the tel aviv party scene and it does not take much to find many strangers coming in for a party. Please ensure discretion and good taste.

please note: There are two security cameras one on the upper stairwell and one on the roof. these are to ensure security and deter theft.

My Bedroom

please ensure that no one enters my bedroom. I am away a lot and keep it locked and rely on you to ensure its integrity.

Spare Bedroom

This room is reserved for short term tenants or my personal guests. It also has its own bathroom. Please ensure this room is not used in any way, not for storage or for its bathroom by you or your guests.


The roof belongs to the entire building but we have direct and private access to it from the lounge areas. it is a great asset and a lot of fun for sun baking, small gatherings and parties, but It must be maintained to the highest degree to ensure neighbors do not complain. Please make sure you keep it clean of junk, free of litter, cigarette butts, ashtrays and other random items. Please make sure lights are turned off in the night time after use.


washing should be done on the 30 minute cycle. most days are warm so please use washing line. on rainy and cloud cast days the dryer is available. please keep washing and storage gallery clean, the washing antechamber clean.

please ensure random sheets, towels and washing rags are cleaned. if it is hanging around, take responsibility, as we all shall to ensure smooth running.

Terminating Tenancy and Leaving the Apartment

i do my best to ensure comfort and good feelings amongst us, but if you do wish to terminate tenancy, please let me know a month in advance, and ensure it is done smoothly and in good will, with the only requirement to ensure your replacement with a suitable and responsible tenant - in coordination with me, of someone accepting the same conditions, from whom you will receive your security deposit.


If you have any suggestions for improvement please let me know. If you think the place needs some equipment which would be useful for us let me consider it.

My name is Avrum. After traveling and living, researching and lecturing around the world i finally settled down in a beautiful neighborhood of Jerusalem and set up a small guesthouse style community and creative space where i get the opportunity to meet and host interesting people from around the country and the world.

This was made possible by airbandb which facilitates easy hassle free bookings and payment. otherwise it would be too logistically challenging and distracting from the quiet lifestyle i enjoy.

I am an enthusiast of archeology and history, travelling and adventure and especially partial to outdoors, deserts, beaches, rivers, springs, off the beaten track historical, archeological and generally interesting places. I often go out on day/s trips in the area and have even started studying a tourguide course for personal interest. I am presently writing a historical novel on the biblical world and enjoy peace, quiet together with meaningful meetings and conversations on serious subjects.

I especially welcome guests with creative interests who are low maintenance, who will not demand a lot of energy, who wish to spend their time in Israel living in a unique environment.
