Le logement

Experience a real Pacific Northwest Lodge Style Home, the log construction makes this multi-level home warm and inviting. Timber Lodge has 5 bedrooms in the cabin including the loft. This 3000 sq foot log home has 4 bedrooms plus a loft bedroom (4 of the bedrooms have King size beds) including the cozy loft area bedrooms.

As you enter this gated three-acre park like setting and walk down the steps to this very inviting home you will experience the natural tranquil pond with delightful waterfall welcoming you to Timber Lodge.

Walk through the front door of this impeccably maintained home ideal for entertaining. The first level offers magnificent westerly water views across Eastsound and Gulf Islands, beautiful upscale lodge-style furnishing with designer touches, wood pine floors throughout. Other features include large open beam ceiling in great room, large open gourmet style kitchen with granite counter tops with every kitchen gadget and amenity a gourmet cook will require.

Dining room with seating for eight and a breakfast bar with counter seating. Cozy loft area upstairs with small office set up for guests that need to stay in touch with work while on vacation, free long distance, efax printer and wireless internet, this cabin is chock full of books and board games for the entire family.

The game room features a billiard table, dart board and player piano, flat screen tv, dvd and playstation with video games.

Best feature of all is the Home Theater room with surround sound system, 105' projection TV with recliner seating for 10 guests. We provide a full library of both regular and blu ray DVD’s.

The cabin has a six person hot tub which is located on the deck next to the master bedroom that has an overhang so the hot tub can be used all year long. The cabin has massive wraparound decks for outdoor enjoyment and relaxation.. Enjoy an easy walk to Rosario Resort or Moran State Park.

Bedroom/ Sleeping Area Description and Booking Sequence are as follows.
#1: Master Bedroom main floor – King size bed
#2: Bedroom location downstairs – King size bed with in suite bathroom)

Dear Prospective Guest,

There aren’t really too many house rules. Basically, come in and make yourself at home. There’s no such thing as a check-in time that’s too late, so no worries there. Let me know if you’d like an earlier check-in time than 5PM or later check-out time than 10AM. It can usually be arranged, depending on other bookings. Worst case scenario, we can store your luggage make you a cup of tea and you can lounge on the deck our in the media room while we are preparing the cabin.

Our only request is please remove your shoes while inside the cabin and do not invite visitors, the cabin and all the amenities we provide are only for our registered guests.

Please do not strip the sheets off the bed we prefer to do this ourselves, just put the beds back the way you found them with bedding left flat on top of the beds. If towels are damp please hang them over the towel rack to air dry. Please wipe down kitchen counter tops, load and start the dishwasher(s) if you are unsure where kitchen inventory belongs please leave on the counter. If grill has been used please brush grill down and wipe off side trays. Confirm Home Theater Room Projector System has been turned off per instructions, turn lights and ceiling fans off, check to make sure all doors are locked and bag all trash from kitchen and bathrooms and just toss your trash in the bin on the side of the driveway on your way out.

After you book and well before your arrival date, you’ll receive an email from us explaining how to get to the cabin, where to park, and all sorts of good information about things to do in and around this wonderful town. When you arrive, there will be tourist brochures and welcome letter with more information, like WiFi access code and restaurant recommendations.

We want you to thoroughly enjoy our cabin and your time on Orcas Island. We’ll do everything we can to make that happen. It’s hoped you’ll book with us over and over again. We truly want you to enjoy the accommodations. We'll do everything I can to make your stay wonderful.

Rate Information:
The base rate shown is for 1 bedroom for 1 or 2 guests, weekends Friday and Saturday add 25/nt to the rate. Each additional bedroom is $50 exra per night.

To obtain an accurate quote enter occupancy in multiples of two people per bedroom. For example if you have four people in your party and everyone wants a separate bedroom enter occupancy as 8 guests instead of 4 so that we know you would like to order 4 bedrooms.

It is not possible for us to adjust rates on a nightly basis with different occupancy or a different number of bedrooms. The only way to accommodate fluctuation in the number of bedrooms is to process separate reservation. Separate reservations require packing up and checking out in the morning allowing the necessary time to clean and prepare the house for arrival again.

The Airbnb cleaning fee covers the time to prepare the cabin for a guests arrival, the fee is not intended to be a fee for cleaning up after a guests departure. Please be respectful of guests that may be checking in behind you and plan ahead for your departure. Leaving the cabin neat and tidy is what enables us to offer an earlier check in or a late check out time at no additional cost to our guests.

Transports

We recommend a car, the island does have shuttle and taxi service. We are only a couple miles from the airport and Rosario should guests arrive by Seaplane.

Autres remarques

•Our insurance carrier requires that we have a signed rental agreement in place prior to arrival that includes driver’s license or passport information along with the names of all occupants and the ages of all children. Once a booking is made through Airbnb we will request that the guest provides us with their email and mailing address and contact telephone number for processing the booking through our own reservation system which will enable us to process the rental agreement for digital signature.

•Suitability: Families are welcome. We just do not recommend young children sleeping on the upper level as in emergency the only way out would be through use of a rope type fire ladder. The stairway in this home has a very steep stairway and the railings around the upper level loft does not go to the floor, the home also has a pond and waterfall and steep cliffs. In addition to the normal fee their is an extra baby fee of $75.00 to cover the costs to child proof the home, costs associated with removal of baby diapers and cleaning.

•San Juan County sets the occupancy limit on vacation rental permits not the owner. The 10 person occupancy headcount is based on every human being. Children are not free please be sure to count all children including babies, toddlers and infants thank you.

•Please select dates carefully as we are not able to accommodate reservation date changes.

Our insurance carrier requires a rental agreement from our guests. To simplify the process we have incorporated the terms into the Airbnb Booking Confirmation.

Booking Requirements:

After receipt of the Airbnb Booking Confirmation please text us a copy of your Driver's License or a Government ID or Passport to confirm your identify. If the address on the government ID is different please provide us with a current mailing address. We also require the First and Last names of all guests and the ages of children for the registered guest list (approved occupancy list).

Rental Contact

This agreement is hereby made between OWNER/AGENT, and AIRBNB GUEST hereafter known as RENTER.

Reservations

The Space “Cabin”:Timber Lodge, address provided at time of booking on Airbnb Booking Confirmation.

Dates: arrival: based on Airbnb Booking Confirmation

Rates, Accounting and Payment Schedule: The terms, rates are based on "bedrooms two guests per bedroom”, payments and balance due are based on Airbnb Booking Confirmation.

Cancellation: Terms of Cancellation are based on Strict Airbnb Cancellation.

Cleaning Fee: The Airbnb cleaning fee covers the time to prepare the cabin for a guests arrival, the fee is not intended to be a fee for cleaning up after a guests departure. Please be respectful of guests that may be checking in behind you and plan ahead for your departure, we do not have the capability to handle excess cleaning time. If cabin is not left at 4 star cleanliness standards guest will be asked to cover the cost of a second cleaning fee,

Refunds: All representations made by owner/ owner's representative are complete and accurate to the best of their knowledge and made in good faith. Owner/ owner's representative is not responsible for issues outside of their control. Sorry No refunds will be made for early departures or delayed arrivals. No refunds or schedule changes will be made due to weather, airline, road conditions, power, gas, electrical, heating, water supply, pest and insects, air conditioners, appliances, BBQ, electronics, televisions, internet, satellite service, outages or failure of any of the electronic equipment in the home to work properly. We will endeavor to arrange for any such problems to be corrected as soon as practical. If you have any such problem during a rental period, you must notify us immediately so that we can try and remedy the problem as quickly as possible.

Reservation Changes: Please select your dates carefully as we are not able to accommodate Reservation date changes.

Security Deposit Forfeiture: Renter agrees to leave the house neat, tidy, undamaged and to follow the House Rules. Failure in doing this may result in the loss of all, or part, of the security deposit. We hope we never have to do this; but the following are considered to be immediate forfeiture of the entire security deposit along with the loss of your entire stay (you will be required to leave immediately without refund) Unauthorized guests on premises (visitors), unauthorized pets, and any cigarette smoke inside the cabin.

Repairs & Service Calls: We cannot guarantee against mechanical failure of heating, air-conditioning, Hot Tubs, TV's, Satellite Receivers, DVD players or other appliances. Promptly report any equipment that is not operating properly and we will make every effort to resolve the problem as reasonably possible. Renter agrees to allow repair personnel immediate access for the purpose of making any emergency repairs.

Check-In Procedures

Check in time is 5:00 PM. There’s no such thing as a check-in time that’s too late, so no worries. Let us know if you’d like an earlier check-in time than 5PM. It can usually be arranged, depending on other bookings. Worst case scenario, we can store your luggage and you can lounge on the deck or in he movie room while we are preparing the cabin. Guests should not arrive until the property is ready for occupancy unless approved to insure that gusts do not set off the alarm. We will make every effort to have the cabin ready for guest occupancy at check-in time, but cannot guarantee the exact time of occupancy on back to back stays.

Directions and Entry Code: 48 hours prior to arrival we will send your arrival confirmation with detailed directions and the keyless entry code for the entry door.

Parking & Security: House has a central burglar, fire alarm and video surveillance system which monitor’s the parking area and entry way. The home is located on a narrow one lane road, emergency access is required at all times; please do not block the lane leading to the cabin or driveway area. We have 4 parking spaces. Two spaces down next to the house (includes loading and unloading) and two on the upper driveway. We are not able to accommodate campers, boat trailers or any type of recreational vehicles.

Checkout time is 10:00 AM but variable if we do not have a back to back — you can sleep in or linger a few more hours longer if we do not have a back to back. Please ask for approval, we will let you know right away and if we can accommodate by sending a written confirmation showing the later check out time has been approved.

Supplies: Linens, blankets and pillows are supplied along with one set of towels for each guest, spa robes and spa towels. We provide an initial starter supply of toilet paper (container holds three rolls) a roll of paper towels, amenity soaps, shampoo, and trash bags etc. for your convenience.

House Rules:

Departure Tasks: Just a couple of simple tasks; Please leave our cabin neat and tidy. No Visitors: Please do not invite visitors, the space and all the amenities we provide are only for our registered guests. Visitors are considered to be unregistered guests therefore considered to be trespassing, signs are posted as you entry the driveway.

No Pets: Sorry this home is not pet friendly so please do not bring pets. We pride ourselves in the cleanliness of our cabin and want to insure that the cabin continues to be an allergy free space.

No Smoking: No smoking is allowed inside the cabin our near the cabin doors or windows. The only approved smoking area is on the gravel driveway located near the garage. All cigarette butts must be disposed of in the approved cigarette receptacle.

Suitability/Safety: The cabin may not be suitable for guests that have difficulty with mobility or for infants and toddlers. The stairway leading down to the upper level and lower terrace level are quite steep. Safety concerns for babies and toddlers as the railing on the upper level around the stairs and loft does not go to the floor. Pathway’s around the house are a bit steep with cobblestones in some areas, the cabin has a water feature pond and waterfall. The main source of heat in the cabin during winter months are two propane gas stove heaters which are quite hot to the touch. These heaters cannot be turned off as the pipes could freeze. Maximum occupancy is 10 guests (including infants and babies) should the stay include an infant child that is 2 years of age or under there will be an extra baby fee of $100.00 for each baby (maximum two babies), fee will be added to the normal cleaning fee. The fee is to cover the costs to child proof the space, time to bring baby amenity items out of storage and set up, extra costs associated with our caretaker having to handle removal of dirty diapers and the extra cleaning time that is associated with infant and toddler stays. We want to keep our cabin clean and sanitary, children in diapers are not to sleep in or on top of the beds, host will provide a pack-n-play , at no time are children in diapers to be changed on any of the furniture or on top of the beds, host will provide a fold up table with a changing pad).

Occupancy Compliance: Due to the unique construction, remote location and distance to the volunteer fire department our insurance carrier has placed an occupancy restriction on our policy and all vacation rentals are governed by the county. We cannot have our permit put in jeopardy or our insurance policy put at risk so occupancy on the premises by additional persons, beyond the specified maximum is a serious infraction. The occupancy list must be accurate at all times, occupancy by additional persons, beyond the specified maximum occupancy without authorization, will result in the forfeiture of your security deposit and/or early termination of your rental period immediately, without refund or rental fees paid.

Neighbors and Property Boundaries: Please be respectful of property lines and boundaries between our cabin and our neighbors, and guests must observe "quiet hours" between 9PM & 7AM each day of your visit.

The Legal Stuff

Disputes: This Agreement shall be governed by and interpreted in accordance with the laws of San Juan County, Washington. Guest(s) specifically consent to such jurisdiction and to extra territorial service of process.

Hold Harmless: Renter acknowledges and understands that each and every guest, or guardian, is solely responsible for any accident or injury to any person while in-residence, and neither the Owner nor the Agent accepts any legal or financial responsibility. Renter(s), guests, and guardians, assume all risk of injury or other loss resulting from any recreational activity and will hold the Owner /Agent and Caretaker harmless with respect thereto. Renters(s) hereby agrees to indemnify property owner, agent, caretaker and hold harmless from any and all claims, including those of third parties, arising out of or in any way a result of the Renter(s) use of the premises or items therein.

Insects/Wildlife Risk: It is likely that you could encounter bugs of various types, including wasps and/or hornets, mosquitoes etc. The property is located near national forest, although rare raccoons and eagles have been sited on the property, food should never be left outside unattended and trash receptacle barrels must be contained in area provided. Owner/Agent or caretaker cannot accept responsibility for any injury caused by said insects or wildlife.

Lisa & Richard were the best hosts we've ever had and they have created a wonderful vacation home. The kitchen is equipped with everything you could ever need - no joke - margarita maker, donut maker, panini press, picnic sets, toddler tableware. There was popping corn and a popcorn maker plus a bowl of candy for our first movie night in the adjacent movie theater. Perfect for winding down on arrival! The beds were very very comfortable, and the black out blinds meant we had a few long lie-ins. Thank you Lisa We'd highly recommend this house for a peaceful getaway. There's loads to do in the house if you get bad weather (games, karaoke, PlayStation, pool) but it's also the perfect place to come home to after a busy day out on the island. We're already planning our return visit

We love this beautiful house, which is why we ended up here for our third annual visit to Orcas Island. Me and my friends took advantage of all the amenities, including the hot tub and movie theatre. Lisa and Richard always do the "little things" to make our visits so awesome, like providing popcorn and candy to enjoy with our movie. I'd recommend this rental to anyone.

Richard stopped to acquaint us with the various amenities available and gave us a good perspective of the island in general. The house was as described and more. We wish we had extended this stay and enjoyed the home and explored the Island even more.

The "Log Home" is spacious and well-appointed. Great attention has been paid to anticipate the needs and wishes of their guests to ensure a memorable experience - there is enough cookware to satisfy even a professional chef and that's just in the kitchen! There is a smoker with an array of wood chips and a grill outside on the deck. There is a wall of games and books, cases of DVD's, a hot tub, theater, piano, pool table (and I could go on...) to entertain a family or multi-generational gathering. We used the house for a girls' weekend and found the living space perfect for long evenings gathered together in the comfortable living room. The home is set in a fabulous location for viewing sunsets on the spacious deck and is only minutes from spectacular Moran State Park. The house rests in a quiet and relatively private wooded setting. The communication with the hosts is fluid should you need guidance prior to your stay and they are available to ensure your comfort once you arrive. I highly recommend the “Log Home” and several of us are already planning to return independently with our families. The only regret of our stay is that we missed having a day of rain to enjoy the theater...

We were fortunate enough to discover Orcas Island back in 2003, it was then that we made the decision this was where we wanted to retire. In 2011 we made this a reality and focus on our vacation homes full time. We enjoy working on projects where we can find a ugly ducking of a house and turn it into a beautiful swan. My husband is incredibly handy so we can do all the work ourselves. We work well together as his talents combined with my passion for interior design makes for a winning team. Favorite hobbies are cooking, entertaining and sailing. Our children are very precious to us as we lost our youngest son a few years ago and now realize how important it is to to slow down and make time for family and friends. Everyday is Precious!
