Welcome to our family home in Bronte. We really hope you have a wonderful stay and relish your taste of the unique lifestyle offered in Sydney’s Eastern Suburbs! We treasure living here and entrust you with our household belongings, comforts and rapport with neighbours.
We are available for the duration of your stay on either of 2 mobile phones: Leonardo: (PHONE NUMBER HIDDEN) and Sunita (PHONE NUMBER HIDDEN). Please communicate with us, as much as you feel necessary and we will assist you as quickly as possible.

IMPORTANT DATES TO NOTE:
CLEANER: Attending the property on ( ) January at approximately 10am.
The cleaner has her own key. She will change linen, clean kitchen surfaces and bathrooms, vacuum and mop floors. Please note, the cleaner does not stack/unstack the dishwasher or wash dirty dishes, nor does she provide a laundry or ironing service. Guests are asked to please ensure toys, clothes, luggage and other guest items are put away and the floor cleared so she can provide the best cleaning service possible.
RUBBISH BIN NIGHTS: Please put the bins out on Thursday night and them to the return to rear of property on Friday. If the neighbour sees the bins have not been put out he may attend the property and do so.

BREAKAGES AND MAINTENANCE CONCERNS:
Any breakages or mishaps are to be reported by photo and email/ mobile phone message on the same day where reasonably possible and certainly prior to the guests booked departure date.
Guests are required to contact the owner before attempting to book any tradesperson, such as an electrician or plumber. The owner will not guarantee covering the cost of such a call-out unless they have been contacted prior and given a full working day to respond and assess the need for a tradesperson.
•We would be truly saddened if guests experienced any injury or loss to themselves or their possessions whilst staying at our property. The house is usually occupied by a family with small children, so whilst confident the premises are safe, we are very alert to the creative ways children in particular can get themselves into mishap. We offer the following tips for this property to you and your child carer if you have young guests.
•If you have children in your group, please stay alert to children playing in the front yard as there is no fence and the park may provide an attractive reason to cross the road unattended. The rear garden is shaded, secured from the street and therefore safer for children.
•Please also stay alert to children dragging chairs to and climbing up near fall hazards, such as the balcony or open windows. The balcony railing is secure but not suitable for sitting on, for example. The balcony is not an appropriate play area for children as it is exposed to the sun all day and at a raised level which could cause serious injury in the instance of a fall.
•Please do not leave ceiling or portable fans running when not in the property.
•Please also alert yourselves to possible uneven surfaces or trip hazards in or around the property during daylight hours.
•Always check gas before leaving the property, particularly if you are unaccustomed to gas cookers.
•The water tank thermostat has been set to a safe-level however always check water temperature with your elbow prior to use.
•Whilst Bronte is a safe suburb, theft can be a problem. As it is an affluent coastal area, homes are vulnerable to theft as they are often left open during the summer. Protect your possessions and always check the rear door is locked, side gate gate locked and windows closed when leaving the property. Keys for all windows are kept in the kitchen drawer. Whilst at home, should you wish to have the front door open, always keep the front wire door locked.
Please note, that these guidance notes are provided without prejudice. i.e. They shall in no way compromise the guests’ sole and absolute responsibility to safe-keep their own persons, possessions and those of their dependents, visitors or employees. The owner will not entertain any claims made by the guest or third parties.
•When cleaning any surfaces in the house, including the kitchen bench and bathroom sinks do not use any cleaners other than dishwashing soap and/or vinegar and always use a non-abrasive cleaning cloth.
•Bleach should never be used except in the toilet.
•Cutting of food etc should always be done on the chopping boards provided in the kitchen drawer to the right hand side of the stove top.
•Never use the stove top for cutting, it is not a chopping board. Only clean the stove top with a soft cloth.
•On hot days, the front rooms of the house can be kept considerably cooler if the blinds and curtains are drawn earlier in the day to prevent heat building up internally. Guests should then open the house to cooler evening breezes. The windows are double hung. This means that the top part of the window can remain open and the lower half shut and locked for security and safety.
•During rain storms, ensure the master bedroom’s south facing window is closed. Such wet weather usually hits this side of the building. If rain does enter the window, please wipe down the sill and blind to avoid mould.
•The electrical board is located on the external lift hand side of the property in a brown box. It is newly installed but in the case of an power outage flick the switches up again.
•European and global power adapters are located in the bottom drawer to the right hand side of the kitchen sink. Please ensure they are returned.
•Christmas lights are sometimes unpredictable. Please do not leave these on all night or when you go out for the day.
•BBQ is located at the rear, near the bins. Manually open the gas, by turning the handle on the top of the cannister. After finishing, please remember to close off all points, including at the canister. Please also clean the BBQ of food remnants with paper towel and wire scrubbing brush provided. This is easiest done soon after the BBQ has cooled.
•The toilets are in perfect working order, however, the plumbing does not take kindly to the excessive use of toilet paper or other miscellaneous items. Please be mindful, particularly if you have children who are new to independent toileting. Ideally, no female sanitary items should go down the toilet. Always try Draino (available at supermarket) and plunger as a first response. The host will not pay for a plumber to attend the property if this has been the cause of the blockage.
•We really love our insects in Australia! Always keep the fly screens drawn, for your own comfort. Mortein spray is located under the kitchen sink.
•Washing Machine takes loads of up to 5 kgs. Please check pockets for coins, keys or other objects before loading the machine. Do not attempt to load the machine beyond the indicator line. Doing either of these things can cause the drum to puncture or the machine to fail, which is extremely costly to fix/ replace!
•Water restrictions are frequently in place in Australia. Whilst Guests are encouraged to water the plants if they wish (!), please do not leave garden hoses or taps running unnecessarily.
•There is no need for guests to collect mail from the mail box. Guests are welcome to open and keep the community magazines which arrive on a Wednesday for their own use. i.e: Wentworth Courier, Beast.

•Guests are welcome to use the fridge condiment items and cleaning aids provided.
CHECK LIST FOR EXITING THE PROPERTY:
1.Ensure any breakages have been reported to the owner via mobile phone with accompanying photo.
2.Strip all beds and leave used linen on the back patio next to the washing machine.
3.Dishwasher should be loaded and the cleaning cycle started, irrespective of the size of the load.
4.Fridge should be emptied of all perishable goods brought by the guests.
5.Bins are to be emptied into bins at the rear of the property.
6.All windows to be closed and window keys are to be returned to the kitchen drawer.

Attached herewith are the conditions of use for the property and a series of photos, documenting the standard of accommodation that you are being provided with. Please peruse these and uphold the standard on exiting the property. The arrangement of fittings, furniture and house contents and outside areas are to remain unchanged from these photos. As per our Airbnb agreement, guests are not required to arrange the outgoing cleaner.
