Immaculately presented and spacious flat located in traditional tenement block in the much sought after Old Town area near the Royal Mile. The property is situated close to a wide selection of excellent local amenities. The flat is cosy and welcoming offering you a "home from home" in an awesome central location within the Old Town. Just 5 minutes from the Royal Mile, the flat is ideally placed to explore Edinburgh's many sights on foot - it takes just 10 minutes to walk to the Scottish Parliament, the Palace of Holyrood House (the Queen's official residence in Scotland) or Castlehill leading to the Castle. There is a variety of museums, galleries and many other attractions within a 5-10 minute walk from the flat.
The flat itself has been maintained to a high standard internally. Accommodation comprises hall, lounge with original fire place, modern fitted kitchen/diningroom with patio doors to a private south-facing garden, two double bedrooms and modern bathroom with shower over the extra-wide bath. The property benefits from both gas central heating and double glazing, with the rooms at the front of the flat triple glazed. To the rear there is a private garden and access to the communal garden and drying area.
For green spaces Holyrood Park can be accessed a few minutes away - Arthur's Seat and Salisbury Crags offer a unique feature in an urban area and the views of the city and beyond are well worth the climb; the Meadows is a popular park just 10 minutes away with views of Arthur's Seat; Carlton Hill is the beautiful location of the famous monuments that give Edinburgh its "Athens of the North" title, and is a 15 minute walk from the flat.
As Edinburgh is a compact city staying so centrally means that nowhere is further than about 30-40 minutes on foot; however there is a fantastic bus network with bus stops just round the corner giving easy access to the whole city.
The flat is located within the popular southside of the city with lots of wonderful cafes, friendly pubs and excellent restaurants catering for all budgets. There is also a good selection of shops, both supermarkets and local specialist shops within a few minutes from the flat.
Please note that most of the photos were taken when I still lived in the flat and the listing was for a private room within a home; however, I have since moved out along with my books and personal belongings.
How do I get there?
- If you are coming from the airport I recommend taking the 100 Airport Express bus and get off at the last stop on Waverley Bridge. This is also where Waverley Station is if you are coming by train. The flat is just a 10 minute walk away or a quick bus or taxi journey. The bus station at St Andrew's Square is just a few minutes beyond Waverley Station.
Is there parking?
- You can park for free on the street from 6.30pm till 8.30am every day and all day on Sunday; however, from 8.30am till 6.30pm Monday - Saturday parking must be paid for at a meter or nearby car park. Alternatively it is possible to park your car outside the central restricted area for free.

- Please contact me to advise me of your expected arrival time. If I'm not working I can be flexible, but would need to know the time to expect you. If I'm working I will advise you what time I can be there. (I work 4 days per week usually till 18:00).

I have lived here for 20 years and there are so many things I love about the neighbourhood. I love that while living in such a central location the street itself is so quiet. The neighbourhood is very friendly and safe - most of the neighbours have lived here a long time and the shopkeepers also remain the same, so there are lots of familiar faces. It is a vibrant and diverse area with many different eateries catering for a variety of tastes. During August we are in the heart of the Fringe Festival, the world's biggest arts festival!
Fantastic bus network with bus stops round the corner from the flat just a few minutes away.
Waverley Station (train station) on Waverley Bridge (where airport bus arrives and leaves from) is just 10 minutes away on foot. Alternatively it's a short taxi journey or bus journey from Princes Street up the Bridges. From the bus station on St Andrew's Square it's a 15 minute walk, or short taxi ride. Alternatively walk to Princes Street for a bus up the Bridges.
The street is residential and the flat is in a tenement building with my neighbours' flats on a shared stairwell so please be respectful of neighbours and keep noise down. No smoking permitted inside the flat.

Originally from Northern Ireland I've lived in Edinburgh for many years, having come to university here.
I like getting together with friends (or family) for meals, coffees, drinks, movies, going for a walk, exploring, going to a gig, games...I like taking pictures...I like making things...I like travelling, meeting new people, learning new languages and about new cultures...I'm in "Love Music Community Choir" (UK's biggest community choir) and we sing and perform at the Usher Hall in Edinburgh. I love trying new things and love a challenge.
