Our home is stocked with linens, kitchen supplies and such. There is no wifi but good area coverage for your own hotspot.

Within three days after Tenant's departure, the Owner's agent will complete an inspection of the property and all furnishings. If property is left in the same condition as when Tenants arrived and there are no missing or damaged items, the security deposit of $500.00 will not be charged to Tenant. If there are any damaged or missing items, the cost of damaged or missing items will be charged to Tenant. If the cost to repair or replace said items exceeds the $500.00 security deposit, the Tenant agrees to pay the Owner the additional costs to cover damaged or missing items.
The rental shall be used as a temporary vacation property by the Tenants and their Occupants, comprising no more than Ten (10) people. Tenants shall not sub-let the premises, or any part thereof, or assign this agreement to someone else.
Tenants and all Occupants and Guests/Visitors agree to abide by all house rules including no loud noise or music, no disorderly conduct, odors, improper disposal of refuse. All vehicles will be parked ONLY on paved driveways (or in attached garage) at all times. No all-terrain vehicles, boats, or bicycles on lawn. Tenants and all Occupants and Guests/Visitors agree that there will be no illegal drugs or any other illegal activity taking place on this property or in the surrounding neighborhoods. Tenants and all Occupants and Guests/Visitors are responsible to be and remain in compliance with these rules and regulations at all times.
No pets shall be brought on the premises under any circumstances. Violation of this rule constitutes a breach of this lease, and the Owner at his sole option may terminate this lease, and not refund any monies that have been retained. Additional cleaning fees will then be paid by Tenants to Owner for proper cleaning of home related to pets. Any additional damage caused by violation of the no pet rule will be the Tenants responsibility and Tenants agree to cover all costs to repair or replace damaged items.
Tenants acknowledge that smoking is prohibited in this rental. There is no smoking allowed at any time within the premises by Tenants, Occupants, Guests/Visitors, which includes the house and the attached garage. Violation of this rule constitutes a breach of this lease, and the Owner at his sole option may terminate this lease, and not refund any monies that have been retained. Additional cleaning fees will then be paid by Tenants to Owner for proper cleaning of home. Any additional damage caused by violation of the no smoking rule will be the Tenants responsibility and Tenants agree to pay all costs to repair or replace damaged items. There will be an automatic additional cleaning fee of $200.00 for carpet, drapery and furniture cleaning if the no smoking rule is ignored.
Tenants and all Occupants and Guests/Visitors shall comply with all laws, statutes, ordinances and requirements of all municipal, state and federal authorities pertaining to the use of the premises. Tenants and all Occupants and Guests/Visitors shall not create a nuisance by annoying, disturbing, inconveniencing or interfering with the quiet enjoyment and peace and quiet of any nearby residents.
FIREWORKS: There will be no fireworks of any type set off on or near this property. Violation of this rule constitutes a breach of this lease, and the Owner at his sole option may terminate this lease, and not refund any monies that have been retained.
BAMBOO WOOD FLOORING: Home has bamboo flooring on the main level. Please remove shoes upon entering home and be cautious with luggage and other items as it is a soft wood and dents/marks easily.
ATTACHED GARAGE: Use of the attached garage is included and can be used to park your vehicles, bicycles, etc. Items in the garage such as water toys, small inflatable boats, rafts, life jackets, basketballs, etc. may be used by Tenants but must be kept and left in garage after use. If any items are damaged, lost, or stolen, Tenants shall pay in full to repair or replace said items.
CAMPERS: No campers of any kind are allowed on the property. This includes the driveway, on the street or on the lawn.
APPLIANCES: The large appliances provided in the dwelling by the Owner for the Tenants use are as follows: Stove/Oven, Refrigerator, Microwave, Dishwasher, Washer, Dryer, and Water Heater. Any damage that occurs by Tenants will be the Tenants responsibility to report immediately to Owner or his authorized agent. Tenants will be responsible for paying to repair or replace any damaged appliances caused by misuse or neglect.
DOCKS / NEIGHBORS PROPERTY: Tenants, Occupants, Guests/Visitors understand that they are not allowed to walk across the street from the rental property to use waterfront for sitting or swimming or any docks at the lake across the street from the rental property. The docks and lake frontage area are the property of the neighbors and are not to be walked on, jumped off of or used for any other purposes. No boats or floating devices may be put in at that area or hooked up to the docks.
BOAT LAUNCH / LAKE ACCESS: Tenants understand that there is a public boat launch at the end of Ellinger Street that can be used for Tenants, Occupants, Guests/Visitors who choose to bring their own boats. Tenants, Occupants, Guests/Visitors agree to follow all local laws pertaining to boat launching and mooring. Owner is not responsible for such watercraft and Tenants, Occupants, Guests/Visitors agree not to hold Owner responsible during the term of said lease for any damage, theft, or vandalism of watercraft while on said property or in public boat launch area. Boats may not be parked on grass or street. Depending upon the size of the boat, it may be parked in rental property's driveway or behind beige shed on property. No neighbor's driveways or land may be used to park boats or other vehicles.
The docks across the street are private neighbor's docks and are not to be used by Tenants to dock boats, walk on, etc. There is no access to the lake from the rental property, other than the public boat launch at the end of the street (Ellinger). Tenant's agree to not go on the neighbor's lawn or property to get to the lake. We would ask that you please respect the neighbor's property and not infringe on their property or privacy in any way. Tenants, Occupants, Guests/Visitors understand that if they want to swim in the lake across the street from the rental property, they can only go in and out of the water at the end of the street (Ellinger) at the public boat launch area. If Tenants bring their own canoes or kayaks, they may only put them in and out of the lake at the public boat launch at the end of the street (Ellinger). There are several inflatable one and two person boats with oars that are in the garage and can be used by Tenants, Occupants, Guests/Visitors, but they must be put in the water and taken out of the water at the public boat launch at the end of the street (Ellinger) ONLY. Tenants, Occupants, Guests/Visitors agree that they are using the water and the inflatable boats and rafts at their own risk and Owner is not responsible for any damages caused to or by the Tenants, Occupants, Guests/Visitors choosing to use these items.
WINDOWS: Tenants are responsible if any window(s) or screen(s) become damaged or broken during the term of this tenancy. The Tenants will be responsible for repair(s) or replacement.
KEYS / LOCKS: Tenants, Occupants, Guests/Visitors shall not duplicate keys to rental property. Tenants agree to return all keys, by leaving them in the lock box on the garage entry door, on day of departure. If Tenants do not return all keys, Tenants agree to pay Owner to have all locks changed on rental property for a total cost to Tenants of $500.00. Tenants, Occupants, Guests/Visitors shall not change the locks on any of the exterior or interior doors of the premises. Any locked doors to closets indicate that those areas are not to be accessed by Tenants, Occupants, Guests/Visitors and are not included in the living space being rented. Also, locked shed is not to be accessed or used by Tenants, Occupants, Guests/Visitors.
HEATING & COOLING: Gas furnace and air conditioning units are provided by the Owner, and are the responsibility of the Tenants to maintain and operate. The heat should not be turned up higher than 70 degrees and the air conditioning should not be lower than 70 degrees. Additional electric, gas or kerosene heating units is prohibited without Owner's written permission.
INDOOR GAS FIREPLACE: The living room has a gas fireplace that is to be operated only by using the dial on the wall (see operating instructions next to the dial). Tenants agree to exercise safety measures when the fireplace is being used. Tenants also agree to turn the fireplace off prior to leaving the premises at any time and prior to retiring to bed for the evening. Tenants also understand that this is a gas fireplace and no wood is to be burned therein. Tenants, Occupants, Guests/Visitors will not hold Owner/agent responsible for any damages occurring to the Tenants, Occupants, Guests or Visitors or any of their personal belongings from the use of the fireplace.
NO GARBAGE DISPOSAL: There is no garbage disposal; please do not put food items down the sink, as it will damage and clog the drains and septic system, resulting in a fee to Tenants to correct.
TOILETS: Please flush only modest amounts of toilet tissue down the toilets and nothing else (no diapers, feminine products, etc). Any other items flushed will damage and clog the toilets and septic system, resulting in a fee to Tenants to correct.
TRASH DISPOSAL: Tenants must put garbage in appropriate trash bags and place them in the plastic garbage cans provided in the attached garage. They will be taken care of by housekeeping upon Tenant's departure.
TELEPHONE: No land line in service at this time. Tenants understand that they must bring and use their own cell phones. Tenants agree to maintain a cell phone during the term of this lease, and to furnish Owner or agent with the telephone number.
Wi-Fi is not available at this time. Bring your own Mi-Fii / Hotspot if you are interested in having Internet at this location.
Satellite television with DVD, Blu-Ray player and VCR is available for Tenants to use.
OUTDOOR FIRE PIT: Tenants may use and enjoy the outdoor fire pit. Tenants understand that they must bring their own wood and supplies for the fire. Tenants understand they may not go into the woods behind the house or in the neighbor's yards, driveways or anywhere in the neighborhood to collect or cut down any trees for wood. Tenants agree to stay on the premises while there is a fire in the fire pit to watch for safety. Tenants also agree to make sure fire is completely put out prior to leaving the premises or retiring to bed for the evening. Tenants, Occupants, Guests/Visitors will not hold Owner/agent responsible for any damages occurring to the Tenants, Occupants, Guests or Visitors or any of their personal belongings from the use of the fire pit.
OUTDOOR PROPANE GAS BBQ GRILL: Tenants may use the outdoor propane gas bbq grill on the back patio. Tenants agree to stay on the premises while the grill is being used to watch for safety. Tenants also agree to make sure grill is turned off prior to leaving the premises or retiring to bed for the evening. Tenants, Occupants, Guests/Visitors will not hold Owner/agent responsible for any damages occurring to the Tenants, Occupants, Guests or Visitors or any of their personal belongings from the use of the grill. There is a spare propane tank in the garage if you empty the propane tank in the grill. If you use the spare propane tank from the garage, please put note on the tank that it is empty and in need of a refill. Note to use is in the cabinet area under the grill.
MAINTENANCE, REPAIRS OR ALTERATIONS ON PREMISES: Tenants acknowledge that the home is in good order and repair, unless otherwise indicated by Owner. Tenants shall, at their own expense, and at all times, maintain the rental in a clean and sanitary manner including all equipment, appliances, furniture and furnishings therein and shall surrender the same at termination hereof, in as good condition as upon their arrival. Upon vacating, Tenants shall deliver premises as orderly and undamaged as when received. Tenants shall be responsible for the cost of restoration of the rental to the condition it was at the commencement of this lease. Tenants shall be responsible for damages caused by their negligence and that of their Occupants, Guests/Visitors.
PLUMBING STOPPAGES: Tenants are responsible for all plumbing stoppages due to negligence of Tenants, Occupants, Guests/Visitors. Tenants are responsible for the cleanup of waste spills as a result of any plumbing stoppages caused by Tenants, Occupants, Guests/Visitors.
PESTS: Tenants agree to be responsible for the extermination of any insect or wildlife pest infestation during or as a result of the Tenant's occupancy.
RIGHT OF ENTRY FOR PERIODIC INSPECTION: The Owner or his agent may enter the premises with prior consent of the Tenant, or with (6) hours' notice to any Tenant on the premises to be entered. The Owner may enter during reasonable hours and for the purpose of inspecting the premises, making necessary or agreed repairs, alterations or improvements, supplying necessary or agreed services, or exhibiting the dwelling unit to prospective or actual purchasers/tenants, mortgagees, workmen, contractors, or insurance inspectors. The Owner shall be deemed to have given notice by leaving a message on your mobile phone or posting a notice in a noticeable place stating such intent to enter, regardless of whether the Tenant is present or not. However, in the event of an emergency constituting a danger to life, health or property, the Owner or his agent may enter the property at any given time without the consent of or notice to the Tenants.
INDEMNIFICATION: Owner shall not be liable for any damage, accidents, illness or injury to the Tenants or any other persons or to any property, occurring on the premises or any part thereof or in common areas thereof, unless such damage or injury is the proximate result of the negligence of the Owner, his agents or employees. Tenants, Occupants, Guests/Visitors agree to hold Owner harmless from any claims from damages, no matter how caused. The Owner is not responsible for the loss of personal belongings or valuables of the Tenants, Occupants, Guests/Visitors. By accepting this reservation, it is agreed that all Tenants are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises, including the public boat launch access at the end of the street (Ellinger) and the use of Burt Lake. The Tenants acknowledge and confirm that they will occupy the premises during the rental period completely at the Tenant's, Occupant's, Guests/Visitors own risk.
RENTAL INSURANCE: Tenants agree to be responsible for insuring their own property/contents; Tenants and Occupants should contact their homeowners insurance to see if they are covered while renting this home. (Tenants and Occupants should have an inventory list and pictures of their own personal items in case of loss as Owner is not held responsible for such items.) Owner is only responsible for building/property insurance and not any possessions that Tenants, Occupants, Guests/Visitors brings with them.
SUCCESSORS: This lease is binding on all parties who lawfully succeed to the rights or take the place of the Owner or Tenants.
CLEANING FEE: Tenants agree to pay a $200.00 non-refundable cleaning fee which will be used to clean all flooring, bathrooms, bedrooms, living room, kitchen, dining room, laundry room, appliances, deck, yard and garbage removal. Tenants agree to strip all bedding that was used and set in laundry room upon departure for housekeeping to wash. Tenants also agree to place all towels and washcloths that were used in laundry room upon departure for housekeeping to wash.
SMOKE DETECTOR(S), FIRE EXTINGUISHER, CARBON MONOXIDE DETECTOR: Tenants acknowledge that the dwelling is equipped with smoke detector(s), fire extinguisher and carbon monoxide detector and are to report any problem with them to Owner or his agent immediately.
TENANTS FULL RESPONSIBILITY: Tenants understand that by accepting this Rental Agreement they are taking full responsibility for the actions and/or any damage caused to said property and all furnishings by any and all of the Occupants listed on this agreement as well as any Guests/Visitors that are on the property during the duration of Tenants lease.
Please respect the home, the yard and the neighbors. Owners expect you to respect and treat said items as they do. Thank you in advance.
