This luxury gulf-front 3 bedroom, 3 bathroom unit has a fantastic nearly 30-foot long balcony with great sixth floor views. And because this is a low density building with only 3 units per floor (and 63 total units), there won't be guests running up and down the halls at this unit. This unit has top of the line furniture, custom made drapes and window treatments, as well as granite kitchen and tile through-out.

* The master suite has a beautiful king size bed with direct balcony access and a to-die-for ocean view. Perfect while lying in bed watching the dolphins play, or the sun setting. There is also a large closet, a 39" Smart TV, and a large connecting bathroom complete with double vanity.
* The 2nd king bedroom suite has a gorgeous king size bed, connecting bathroom, large closet, and a 39' flat screen TV.
* The 3rd bedroom has two nice twin sized beds, a connected bathroom, closet, and a wall mounted flat screen.
* The extra comfy living room sofa is 'L shaped' and has a queen size pull-out couch. The super soft plush throw is great to curl up in while watching the 55" wall-mounted flat screen (w/ DVD player) on those lazy mornings.

This unit comes with gulf-front, covered garage parking ~ and your assigned parking space is right next to the P2 elevator. This is one of THE biggest and closest parking spaces to the elevators as you can get, something we know you will appreciate! (Additional parking available in the Ocean Ritz designated parking lot across the street- and more parking in the overflow lot behind it- please ask!)
(Sleeps 6-8) Must be 18 and one person over the age of 25. We will not rent to vacationing students w/o signing a special agreement and insurance waiver. References upon request. $350 refundable damage deposit required ($500 refundable damage deposit during Spring Break weeks).
We now offer a keyless entry system which allows you to reserve at the last minute; while providing you, our guest, added security.

Guests will be able to use the heated pool, hot tub, sauna, and gym. We also have one of the best parking spots in the complex; it is the closest one to the elevators and wider than the rest. Parking is free in our parking space in the cool, covered garage beneath the building. There are a few additional parking spaces available across the street, if needed, although it fills up fast, especially during high season and holidays. There is also a public parking lot just beyond the designated parking area for $5/day. However, it is preferable that our guests bring one vehicle if they can... as parking for more than one vehicle in Panama City Beach in high season, holidays, and other busy events can sometimes be difficult to find!
Although not guaranteed, we normally have a variety of beach toys, chairs, sand castle molds, nets, (and sometimes boogie boards and skim boards!) for our guests to use. We just ask that they are washed off and neatly put away when finished as housekeeping is not responsible for wiping them down or organizing them.

Also - our temperature controls are locked at 70-80 degrees. If you find that this temperature range may be uncomfortable for you, please find another unit. We have ceiling fans (and warm blankets) in all rooms to help, otherwise the AC on 70 is quite cool and most guests find they don't even need it that low in the summer (only one guest in the last 3 years thought otherwise).
*Please make sure to have ALL doors closed when using the A/C to ensure it stays cool in the unit and doesn't freeze up on you.

I love to get to know my guests and encourage them to email, call, and TEXT me often. I try to tailor each persons stay specific to them to ensure they have the most enjoyable vacation possible.
We provide (1) parking pass, and up to eight (8) amenity bracelets, which will be left on the counter upon arrival. Your assigned parking space is under the building and very convenient to the elevators and your unit. This is THE closest, as well as one of the widest spaces Ocean Ritz has to offer. Additional parking passes need to be purchased from us since the office no longer sells them.
Please keep in mind that the Ocean Ritz designated parking area (which is across the street), where additional vehicles can park, is extremely limited. There simply are not enough spaces for everyone to have 3 vehicles - so please keep this in mind, as you may be endlessly circling this area looking for parking during high season and holidays.
There is a daily lot (the public lot) just a few yards past the Ocean Ritz designated overflow lot which currently goes for $5/day. Additional Ocean Ritz parking passes are $10 each and good for your entire stay. We DO NOT give refunds on Ocean Ritz parking passes and no one will be there to sell you any extras so please keep this in mind when weighing your options regarding parking.
Please note that there is a maximum of 8 people in our unit and a 1 -7 night minimum (depending on the time of year). Longer rental requests may be accepted over shorter stay requests.
Priority will be given to weekly bookings from March 4th - August 12th, 2017.
We provide only enough toiletries (toilet paper, paper towels, dish detergent, soaps, etc...) to get you through the first day or two. You will need to furnish the rest. Please note - there is no shampoo or laundry soap in the unit.
We offer a nice variety of kitchen wares. Please ask if there is a kitchen item you cannot live without so if we do not have it you can bring it with you. Although our kitchen is a amply stocked we still may not offer every size pot, pan, skillet, and serving spoon that you prefer or are used to. Please remember...you are on vacation!

We are not responsible for repairs, maintenance issues, and technical and/or mechanical difficulties of the Ocean Ritz complex. With the amount of use a large condominium gets...sometimes things just break and amenities are not in use 365 days of the year. We are sorry if this happens to you and causes an inconvenience but we do our best to stay on top of this and forewarn our guests of any known problems the complex is having prior to their arrival/booking.
We do not assume any liabilities including illness, disease, dismemberment and/or death while using our unit.
We require the guest to agree to our rules and regulations form to make sure that all rules of the condo complex will be followed and that the utmost respect for our condo will be given.
Everyone, regardless of how many good reviews you have, is required to pay a $350 ($500 for Spring Break/college age rentals) fully refundable damage deposit to the owner/manager. No exceptions. This will be refunded back to you (as long as all rules and regulations have been observed) within 3-10 days of your departure.
All garbage needs to be disposed of properly, including refrigerator contents. Linens and towels need to be placed on the floors or in tubs upon departure. There is a departure checklist on the refrigerator to help you remember.
As this is our second home, we expect our condo to be left in the same condition as when you arrived.
Please be especially cautious not to get sand on furniture or sit on furnishings, bedding, or quilts with suntan oils as this can result in a charge.
