Carpeted space shares only 1 wall with a neighbor & is above a quiet, tony interior décor showroom. "Film Kitchen", as the space has been dubbed, is set-up as a live-in space - all others used strictly as offices. Most everyone is gone late at night so that's the time to play the piano! Full bath(shower/tub), well-equipped kitchenette(espresso-maker, blender, oven, microwave, coffee grinder all kinds of cooking equipment & utensils, etc.) & a dbl-door walk-in closet. Fully furnished, turn-key, walk-in & start operating - New York-style. Includes glass/plate/serving-ware to pillows, linens, towels & paper products(napkins, toilet papers, facial tissues & paper towels). Place has an interesting Hollywood history. (feel free to ask).
Requires mature, responsible individual to maintain as-is. Clothes, relevant belongings, personal/work items & you're up & running in a very cool little studio-space. Intimate dinner party for 4; small business meeting for 8. Separate storage room if needed(minimal space).
Amenities: 2nd story(secure) location, windows/skylight, component audio system, small TV&DvD player(digital antenna stations-access to DirectTV but not included); library includes books & music. Quirky & retro. Off-beat early bush-tribe Guinea art, colorful papier-mache traditional Haitian street art, paintings of questionable taste, et al. '57 Baldwin Acrosonic(spinnet); in-room thermostat includes AC-(used on rare occasions due to multiple fans & the Wilshire Corridor cross breeze from the Pacific). DSL/WiFi; alternate lighting.

Guests have 24hr access to the entire studiospace&the roof, and limited access to the locked 8'x10' storage space upstairs en route to the roof. Off-street all-day parking is available 1+blk away; adjacent street parking available from 4pm-10am M-F; 2hr parking only on these same streets for 6hrs - from 10am-4pm; no parking restrictions whatsoever on the weekends; sporadic on-site parking available. Safe area.

I formally live up in the San Francisco Bay area but am currently down in Los Angeles for work so I am available. I don't normally interact much with my guests but if they're so inclined, I'm happy to answer any questions or even show them around. It's nice to have access to the office if guests are comfortable with that, but even with their permission - I never come by unannounced and, in fact, really don't have to come by at all if preferred. There IS housekeeping that comes at least once-to-twice a month & will usually come by at least that for one reason or another.
Comparable commerical rents in the area: $(PHONE NUMBER HIDDEN)/mo. for this size space. Film Kitchen rents for $2000/mo. This private office/work-livespace is for 1 person. As this is an office building, even though it may seem like your own private apt and indeed it is, I still like to treat the space during the day as an office. It is requested that space be totally picked up & presentable everyday by 9am - except on weekends. No clothes strewn about, dishes piled up in the sink or any outward indication that the so-called office has turned into a crashpad. Like to keep the place nice-looking & fresh when whomever walks in. As would be typical of any office space, no loud consistent noises during the day; no animals housed for any substantial duration; be mindful of excessive use of AC(utilize fans & the Pacific westerly cross-breeze that circulates air from windows) or heat. Any interaction with others in the building should not reveal our formal arrangement. If asked, you're simply "working" with me. I have an excellent relationship with the owners & they are fine with whatever I do, but I keep the situation quiet & discreet for the benefit of all involved. Absolutely no smoking whatsoever - of any material - inside the building. That's what the rooftop is for. No keys are to be duplicated without express permission from me. Overnight stays for any guests including bf/gf(s) are limited to 2-3nights/wk maximum. Minimal footprint required but total access. Min. 60 days.+ 30 day notice required to vacate(so...90 days min). No deposit required. Any damage - regardless of whether it can be construed as general wear & tear falls on the responsibility of who is currently sharing the space at the time of residency.
