This beautiful, spacious apartment is located right in the heart of Isla Verde, Puerto Rico. With the building’s direct beach access, you will be steps away from the beach at all times. The building has 24 hour security guards on watch.

Le logement

Typically used as a 2nd home, this apartment is fully equipped to fulfill your everyday needs. A fully stocked kitchen makes it easy to cook during your stay. The unit has free wi-fi access for your convenience as well. You will also find a small BBQ, as well as a few beach chairs so you can fully enjoy your daily activities. Every guest will have both regular and beach towels.

The building offers a private gym, open 24 hours for your convenience as well as a pool area (open daily until 9pm). Next to the pool, you will find an entrance/exit to a beautiful beach (see pictures for details). This gate is accessed by a key, which is only offered to residents of the building. The apartment complex also has access to private tennis courts. Once you check-in to the apartment, you will find keys to access every area of the building, inside the unit.

1.- Check in/Out: check in time is from 3:00 pm and check out at 11:00 AM unless otherwise specified. Check with property manager if a later check- out time is possible. Failure to comply may result in Guest being denied accede to the property or immediate eviction with no refund for security deposit.
2.- Owner's Right of Entry: Owner or owner 's agent may enter the premises in order to protect, inspect or make repairs on the premises.
3.-Owners Indemnity: The Renter and Guests and other visitors to the property shall hereby indemnify and hold harmless the owner (s) against any and all claims o personal injury or property damage or loss arising from negligence in the use of the premises regardless of the nature of the accident, injury or loss. The insurance of the property will not cover renters in the case of theft or any other loss. Renters need to refer to their personal policies and or purchase travelers insurance.
4.-Smoking: This is a strictly NON SMOKING property. Failure to comply may result in Guest being denied accede to the property or immediate eviction with no refund for security deposit and all monies paid.
5.-Pets: Animals and or pets are not permitted in the property under any circumstances. Failure to comply may result in Guest being denied access to the property or immediate eviction with no refund for security deposit and all monies paid.
6.-Deposits: The Damage/Security Deposit is NOT applied towards the rent and is fully refundable provided if:
a) No damage is caused to the property or any of its contents.
b) All debris, rubbish and discards are placed in the dumpster or garbage area.
c) Oven, Microwave, range top, BBQ, BBQ tools, kitchen utensils, glasses, pans and crockery etc. are left clean
d) No linens or towels are lost or damaged.
e) A $75 charge will be deducted from deposit in the event keys or fob are not returned at the time of check out.
f) Damage to the counter tops will result in the loss on entire deposit. Please make sure you use the cutting boards provided to prevent such event
7.-Maximum Occupancy: Maximum Occupancy is 6 people at any given time, except previously informed to the owner or payment of $50 per extra guest per night therefore in this circumstances Maximum 6 guests are allowed. Exceeding the maximum number of guests allowed in or on the property premises may result in Guest being denied access to the property or being evicted from the property with no refund of all monies paid.
8.-Act of God and or Noise: Owner shall not be liable for events beyond his control which may interfere with your occupancy, including but not limited to Acts of God, acts of governmental agencies, fire, strikes, war, inclement weather, including flooding and noise from nearby properties or events. NO REBATE OR REFUND will be offered in these circumstances.
9.-Furnishings: Please do not rearrange the interior furniture unless you have the owner's authorization. Failure to comply will result in a $100.00 penalty fee from the security deposit.
10.-Additional Guest: Additional guest not specified on the original rental agreement will have an additional nightly charge of $100.00/person and may not exceed the maximum occupancy of the property.
11.- Damage to Guest Property: Guest assumes sole risk and responsibility for all loss, damage and injury to their own property occasioned by fire, theft, water or storm damages or other elements or any other cause whatsoever.
12.-Unauthorized events: Unless specifically agreed upon, no special events are to be held on the property. This includes weddings, baptisms, or any large party that exceeds the number of registered occupants. If an unauthorized event occurs this contract will be terminated immediately and all monies will be non-refundable.
13.-Hurricanes and Tropical Storms: Even though the property is built to withstand the effects of a Hurricane or Tropical Storm, in the event that mandatory evacuation is ordered no refund will be given.
14.- Miscellaneous: This Agreement, together with any attachments if any referenced herein and attached hereto, constitutes the entire agreement between the parties relating to the subject matter hereof, and supersedes all prior written oral negotiations, representations or agreements. No modification of this Agreement shall be binding on either party unless it is in writing signed by both parties. Each section, subsection or paragraph of this Agreement shall be deemed severable and if for any reason any portion of this Agreement in unenforceable or invalidity shall no affect the applicability or validity of any other portion of this Agreement. THE PARTIES ACKNOWLEDGE THAT THEY HAVE READ THIS AGREEMENT, UNDERSTAND IT, AND AGREE TO BE BOUND BY ITS TERMS AND CONDITIONS. THIS AGREEMENT WILL ENTER INTO FULL FORCE AND EFFECT IMMEDIATELY UPON PAYMENT.

Eduardo was a great host! Place is comfortable and it has a great location. Walking distance from many restaurants and bars. It is not stylish but rather basic but it worked for us.

Eduardo was a very welcoming host. His instructions were promptly sent before our trip, and they were very complete. The condo was beautiful, immaculate and very well-furnished. We had everything we needed and more! We would stay here again.

I booked Eduardo's place for my in laws and four of their friends. Before their arrival I gave Eduardo the names of each person staying at the condo. My in laws and their friends are in their 60's, non partiers, non drinkers, frequent travelers. Unfortunately, after their departure I was given a list of things that were wrong in the apartment including stains on a pillowcase, towel and a comforter. I was willing and did end up paying to replace those items however I felt like the host tried to take advantage of the situation by trying to over charge for things that were unnecessary. For example, I was sent pictures of an empty water bottle sitting next to a toilet and an empty shopping bag left behind. When Eduardo first contacted me after their departure, he was asking me for an extremely unreasonable amount to cover the pillow case, towel, and comforter. When I didn't agree to the amount he started a conversation on the Airbnb resolution center, and on there he also mentioned that the tv was not working as well. The tv was never mentioned to me, but I'm assuming that issue was thrown in to justify the amount he was asking for. He also wanted to charge me for furniture being moved around, for which he sent me a picture of one stool being out of place. I have no issues paying to replace damaged items, which I did, however as I mentioned earlier I felt as if the host was trying to take advantage of the situation. I have used airbnb many times and this is the first time I have ever had an issue.

Dear Sophia: As I mentioned before we requested to you many times the names, age and address of your guests because these details are mandatory in our condo rules and mandatory by the condo administration (show to everybody the Airbnb chat between you and me and this chat will reveal the true; after three attempts of requested from you the above, you only provided us the names. My request to you were very simple but you decided only provide the names wich is mandatory in any Hotel, Airline use or Car Rental. Because that this situation I have the premise to allow or not that the guests use my property but we did an exeption as a courtesy and because we never cancel a reservation after booked because this can be deleterious to the guests. In the other hand you try to shown me as a person to take advantage of this situation but you must to understand that you and your guest s broke the rules over and over; in the 6th paragraph of the Contract Agreement is clearly mentioned that the trash must be dispose in the trash room not inside the apt and in any corner and advise you that if you do not dispose the trash, you can lose your deposit. Finally you try to present the situation of a pillow or comforter issue ( the confomter etc are useless because a larges brown spots ?) Aditionally we found a disaster in our apt with trash in any place, used syringes and furniture no only change of place but moved to the balcony and exposed to sun and weather. These are the true situations that get us to get help to Airbnb and again, as a good faith from us to finish this issues we accept the half of the deposit to replace all the damages and apt disaster that we found. We believe that this issue was over for both but you decide to publish this because your payment was mandatory for broke the rules. Sincerilly Eduardo

Eduardo was extremely friendly and accommodating throughout the booking process as well as our trip. Even a minor internet/tv issue was responded to (and resolved) extremely quickly. I note this only to describe how responsive Eduardo was to anything that might come up. The condo was very much as described and the beach was beautiful. We were also very pleased with the pool area and spent most of our time lounging there. I would be very happy to stay here again and can't thank you enough for a wonderful trip. Thanks Eduardo!

We had a great experience while staying at this apartment in Puerto Rico. We were six people and we were quite comfortable. The location is very convenient to the airport, condado and old San Juan. The small beach right in front of the building is perfect specially if you have small kids. The apartment was clean and well appointed. The price point is great for San Juan specially if you need 2-3 rooms. Eduardo was very accommodating and friendly. We would stay at his place again.
