Historic-but-sleek 1600 sf, two-bedroom, two-full-bath, two-story (unusual in the area) sunny Bywater home with serene, modern sensibility. People LOVE THIS HOUSE.

Steps from the hippest eats and drinks, the new Crescent Park, and the Country Club pool.* Exposed plaster and bead board throughout, romantic bedrooms (master has a King, second bedroom has two Full/Doubles), full kitchen, and courtyard. Incredibly prime location – and that's not even counting the fact that it's about twelve blocks from Frenchman St. and the French Quarter.

•Four big comfy cruiser bikes (at least two – usually there are four) are parked in the house for your use – if you need more, we can usually arrange it at minimal cost.

• Full kitchen: Please let me know if there's anything you'd like me to procure for you before you get here. Eggs? Cream? Pickled herring? Almond Joy/Mounds Bar? (Sometimes you feel like a nut – sometimes you don't)

• Laundry: In the downstairs bath behind the kitchen. PLEASE see House Rules.

• While there is no off-street parking per se, there is a street spot in front of my garage saved just for you.

• There's a nice street-side courtyard to sit, relax and hear the happy sounds of passers-by. People love hanging out there. I just don't post pics for privacy reasons, since it's recognizable from the street.

• There's a locked garage that you will not have direct access to, but if you need to store anything that might be in your way in the house, please let me know.

I live directly across the street from your place – your master bedroom balcony has a commanding view of my front door through the breezy palm fronds. We'll likely run into each other now and then, but I'm pretty good about general social cues regarding how much you like to engage ;) Please feel free to hit me up with any questions at any time, however.

Where do I start? Walkable, bike-able, quirky, friendly.

Great food within blocks: Booty's Street Food, Oxalis, Maurepas, Suis Generis, The Country Club (21 and up only)*, Pizza Delicious, Elizabeth's, The Joint (BBQ), The Franklin, Cake Cafe, Mariza, Satsuma. Also – Piety St. Snowballs on a hot day!

Great Bars: Markey’s (shuffleboard!), and The Country Club* (adults-only swimming pool! BRING YOUR SWIMSUITS!) are right outside your door. Also nearby are Bud Rip's (great dive), Booty's, Oxalis, Mimi's, Jack Dempsey's, and the AMAZING Bacchanal (a Bywater MUST).

A small park almost next door (Markey Park), and the amazing new riverfront Crescent Park a block away. The Bywater Art market is also a block away, every first Saturday.

*A word about the Country Club: This is a fantastic place to eat and drink, but while you won't even see it from the restaurant, you may have heard about the gorgeous pool in the back yard (daily passes are available and recommended) that was clothing-optional for three decades. Sadly, the bare-it-all came to an end the summer of 2014. That said, if you don't have fairly liberal views of people, the pool is still not likely the place for you. Delicious brunch under the fans on the front porch, though not in view of the pool, still require you to be 21, have shirt, shoes, and all other accoutrements you'd take to any dining establishment.

• New Orleans' RTA (Regional Transit Authority) busses stop practically in front of the house – when they show up. They will get you where you're going, but this is not Berlin. I understand the RTA now has a smartphone bus tracking app – but I make no guarantees.

• Cabs are readily available, and the phone number is on the fridge.

• All that said, there's a LOT to see and do and eat and drink within easy walking and biking distance. Frenchmen St. is a twenty-minute walk away, and the French Quarter two blocks from that.

• It's also possible you may be awakened by gentle neighborhood roosters. Probably not, but it's not out of the question.

• NEIGHBORS: Please be particularly respectful of neighbors – there is a great deal of discussion over whether properties of this nature should be allowed in New Orleans – so let's not give anyone who opposes them any extra fodder. Keep the noise down – especially in the courtyard – and park nicely, and nobody gets hurt ;)

• NO SMOKING of ANYTHING INSIDE THE HOUSE. Be respectful outside. Security deposit applies here.

• This is not a frat house condo rental. This is a really, really nice place, and lots of personal attention has gone into it, so surely you'll recognize that.

• A/C HEAT: PLEASE keep the temperature within reasonable levels (hopefully 74 degrees summer, 72 winter), and please turn it down when gone for an extended time. This an old house with high ceilings and is not hermetically sealed, being designed long before electric air conditioning. I know you respect the earth wherever you go, but please be especially mindful of it (and my pocketbook lol) when staying here. You will be very comfortable – but in the summer you may at times learn a little about why we move a bit slower here ;)

• PETS: Well-behaved pets can be accommodated with an additional fee on a case-by-case basis. Please have your cat, dog, or miniature pony email me for details.

• SECURITY: In recent years Bywater has become a very friendly, walkable, accessible place. You will see and hear the quietly happy sounds of lots of folks strolling by all afternoon, but also realize that there are neighborhoods not all that far away that are not as friendly or fortunate. You should always have your wits about you. Sadly, crimes of opportunity do happen in all parts of our city - but do not let this get in the way of your happiness. We certainly don't.

• CHECKING OUT: By 11am, unless otherwise arranged. Please DO NOT STRIP THE BEDS, but please pile any used towels on the floor. Load and run the dishwasher if you have more than a handful of dirty dishes, turn down the AC/heat, lock all the doors, and drop the keys into the mail slot on the front of the house. If it's not obvious, I'm a designer - an ex-architect who after twenty years sold my eight-person branding and graphic design studio here in NO in order to go out on my own and re-focus my work. In May of 2014 I was lucky enough to be able to buy the guest house across the street from mine from my wonderful neighbors, do a little renovation, and share it with the world. I work from home most of the time (unless I'm at The Orange Couch, my favorite coffee shop not far away) so I'm often around.

I'm generally a vegetarian, but lately I've fallen off the wagon for seafood - we'll see about that. I love riding my bike in the Quarter. My teenage son is 6'4" and counting (and that doesn't come from me). I'm pretty handy with tools and gadgets. I'm kind of a closet sci-fi fan. My favorite thing about this city is where the old meets the new. I have a background in classical music, having played the 'cello in my youth (fell off that wagon too, sadly), but some day want to play new music. I love the IDEA of books, but read too slowly to make it happen much. I love traveling, but these days I don't get to enough (I'm looking forward to living a little vicariously through you). I love dashes (and parenthetical comments). It will seem odd once you meet me, but I grew up in Dallas, Texas (and I still miss good Tex-Mex).

I came here to Tulane in 1984, during the World's Fair - and I never left (except for an almost year-long stint in Austin after Katrina). In contrast to all the other eighteen-year-olds in my midst, I didn't really like New Orleans at first - I felt like the place was dirty, nothing worked, the people weren't so bright. Then, at some magic moment I GOT it - the place is not dirty - it's well-worn with a patina that reflects that it is REAL and loved and storied. Everything works that we NEED to have working, and we don't fret too much about the rest. And as for the people - well, in fact, they understand things that apparently no one any place else seems to understand. They have their priorities straight, and then some. My college friends are still flummoxed - and super-jealous.

When my son and I moved to Bywater from Uptown in 2007, I was probably a little conspicuously polished for the neighborhood, but as the area has gotten fancier since then, I no longer stand out so much. I love the neighborhood as it is today - it's pretty hard to argue with the quality of life. But certainly it is a little less "romantic" (depending, I guess, on what you romanticize - I do like some patina and weirdness and the tall bikes that are not as common as they were) than when I first got here. In Rebecca Solnit's amazing recent book "Unfathomable City" (you can find a copy in the house), one of the maps featured shows insights as to where different kinds of people live in NO - my neighborhood is full of folks who "gentrify and question gentrification". I guess that's me. I love it, but I do miss some of the rough edges.

Anyway, all this to say - I love Bywater like my own. It IS my own. And I look forward to you becoming part of it in your own way too. Walk it, bike it, eat it, drink it. And let me know how I can help you do all that!
