The 'Basso' was converted from old stables and storerooms on the ground floor of a typical Tuscan farmhouse and is now a tranquil, spacious, light and airy self-contained apartment. Features a delightful mixture of antique English and traditional Tuscan furnishing, a very comfortable double bed in big studio-bedroom, large kitchen-diner, and lovely bathroom with bathtub. Ideal for a couple, but a big comfy sofa in separate room will accommodate an older child or another adult. Travel cot available. French-windows open onto terrace and orchard garden. Table and chairs for outdoor meals and fruit in season for the picking...

Some sort of transport is essential, because the house is about 4km from the nearest shops, but there is parking immediately outside.
Guests stay beneath the owner's private apartment and have use of the shared laundry room (excellent washing machine, ironing facilities, etc) plus extra shower/WC. During the stay, the terrace is yours, although occasionally I shall need to water the orchard.
Wifi and very good mobile phone reception.

I am very busy teaching and writing and I assume people want to get on with their own thing. That said, I am more than happy to help and suggest, and to show longer-term guests around local shops, amenities etc. I always arrange to meet guests in town (Monte S Savino) when they first arrive because the house is difficult to find. If I am not at home for part of a guest's stay, I always leave my phone number for emergencies, and plenty of back-up info. There is a 'welcome' leaflet - introduction to the apartment, the locale and the town, and some welcome in the fridge! Lots of maps and guides in the apartment.
This is a tranquil farming district where not much has changed for many years. Expect few fences round fields, and expect my farmer-neighbours' livestock (mostly hens, geese, ducks and the odd goat) to do a bit of wandering. Our little district is quite exceptionally secure from the point of view of thieves and intruders - I very seldom bother to lock my car. However, you might wish to lock yours, and I suggest you lock the apartment at night and keep the key safely with you when you go out for the day.

OWN TRANSPORT ESSENTIAL. Otherwise very simple! Please conserve energy and water where possible, especially in very hot weather, and remember that all plastic, glass and cardboard items can be recycled - put in bins provided.
Smokers only tolerated outside please. Pets by arrangement.
A baby or infant can be accommodated, but The Basso is not strictly speaking 'child-friendly' - parents are urged to contact me first with any questions/requirements.
