1 bedroom apartment in the heart of Dalston, really well connected with public transport and lots of nice cafés and places to visit on walking distance, including London Fields and Broadway Market area!

Location:
Super well connected. Overground stop (to south London and Victoria Line) and Rail station (direct to Liverpool street in 5 min) at 5min walking distance. 24h buses stop in front of the house giving a 24/7 connection with central London and Victoria Station. You are also very close to Hackney Central and London Fields stations. The park in London Fields is simply awesome and Broadway Market is perfect to spend a lazy Saturday morning. We are also next to Café OTO, one of the most exciting places for music gigs in London. The neighbourhood is buzzing with young creatives from around the world, but retains the original feel of the area, like at Ridley Road Market.

The flat:
This is the first floor of a beautiful Victorian house, so there’s lots of light coming through big windows. The flat includes:
- 1 double bed room with desk and two clothes racks, it’s very silent and has a nice view of gardens from the window.
- 1 livingroom with table, sofa, printer and Hi-Fi sound system. It's facing south so you get all day sun (if it's sunny).
- 1 open plan kitchen with oven, microwave, washing machine, toaster, and so on.
- 1 bathroom with bathtub.

There’s also a double inflatable mattress available to put on the livingroom if required.

The flat is small but very cosy and bright with high ceilings and big windows. We are a couple, an artist and a contemporary art curator, and because we work a lot from home we like it to be a nice space, not just a place to crash. Also due to our work, we tend to travel quite a lot so this is why we are on airbnb. However we are looking for people to stay that will appreciate the kind of flat it is, and will take good care of it.

This is our home so very good care of the place is a must. No parties and no big gatherings. Please be respectful with the neighbours. Smoking is allowed.
For long stays, please maintain the house clean. A full flat cleaning is expected at least once a month. It'd be really wonderful if you could take care of our beloved plants!

It's a quite small but lovely and bright flat with lots of cool books, vinyls and plants. We really enjoyed our stay here and felt at home. The flat is a 10 min walk away from Hackney Central and Dalston Junction and there's a bus stop right next to the building. Great location for restaurants, cafes and bars. All in all, we would definitely recommend :)

Eva was incredibly accommodating and communicative. I arrived a bit earlier than expected, but she was very helpful in getting me into the flat regardless. The flat is in a very central location and quite close to several forms of public transportation and markets. The Internet connection was solid and most of the basic amenities that one would expect were available. I think this flat is great for short stays, but can be somewhat noisy for business travelers in need of a good night's sleep. It was probably as clean as it could get, but came with the issues that most would expect from such an old property - slow drains, low water pressure, mold in the bathroom area (probably caused by inadequate ventilation), and floors that were in need of repair. I travel with my own towels, bedsheets, and pillow cases, but the existing items appeared to be clean, should I had chosen to use them. Please note that, like many flats in London, there isn't actually a dryer - one must either use the laundry mat down the road or one of those folding stands used for air drying. What I found to be a bit strange was that there was no cleaning staff to prepare for the next guest. In fact, the next guest moved in promptly after I left, making me question what the cleaning fees were for. Either way, I left the flat as I found it and would only advise that Eva & Sabel add a bit more business sense into this sort of thing. All in all, I think the flat was of good value for my money, but would be even better if some repairs were made to the flooring and plumbing.

Hi Billy. We are really sorry to hear that you were not entirely satisfied with the conditions offered. But also a bit surprised about some of your remarks. Many of them are not particular to our home, but typical of Victorian houses in London. (These buildings are nearly 150 years old.) I understand that many visitors from other regions in the world, especially North America, are not familiar with the conditions of historical European buildings. (For instance, I remember you were surprised about the lack of a clothes drying machine, which is taken for granted in the States, but rare in one-bedroom flats in London). If you compare the conditions offered in our flat to other Victorian houses in London, I think you'd find out that we put a considerable amount of work in keeping our home very clean, nice, and comfortable. (But it will always look and feel very different than a new build). Most of our European guests tend to appreciate this -- which is clearly reflected in our previous reviews. Before we accepted your booking, we had a conversation in which I made sure to explain you, in detail, how the conditions of a Victorian flat differ from those of a new build in North America. In order to avoid wrong expectations, I explained you that this was a nice, and elegantly furbished Victorian flat in East London, but I also stressed that the conditions of this type of housing are very different from a hotel (or a new build house in the States). In this sense, I must say I'm very surprised about your review. With regards to the cleaning fee, there was indeed a couple of guests staying at our place right after you. Last minute, they asked us if they could check-in on the very same day that you were leaving. We normally do clean exhaustively the place ourselves, or contract a cleaning service if we are away. But in this case, we made an exception --since they needed to move in urgently-- and offered them a significant discount, since it was impossible to clean the flat before their arrival. We had a good communication during your stay, so if you had mentioned that you found this to be unfair in any way, we could have just offered you a discount as well. However, I'd like to stress that you found the flat extremely clean at your arrival (in this sense, our exceptional arrangement with the next guest shouldn't have affected you in any way).

Everything they said about their place was true. Its small with large windows, modern amenities and very close to public transit (3 tube stations in walking distance as well as multiple bus stops) Additionally, the light in the house is charming, the neighborhood close to fun things. Indian take out and a cafe were a must! Loved the plants and home feel of the space. A couple things that didn't surprise us per as but rather took some getting used to were the smell of the house (smokers), the lack of a dryer (fought the mildew) and the fact that the shower was a hand held faucet. All very charming issues to be sure and it was my first trip abroad so maybe I should have known? Lol. Really was a wonderful time and well worth the money spent.

It was great to stay at Eva and Sabel's place another time. As always, the flat is clean and beautifully decorated, a cosy little place. Eva and Sabel did everything to make everything as smooth as possible for me. There is a bus stop across the road and two underground stations which are both a 5 minute walk from the house. It was very easy for me to visit my friends and move around London from their place. Highly recommend this place, the flat is perfect and Eva and Sabel are a great couple to deal with.

Eva And Sabel's flat in Dalston was the perfect place for us to stay to experience Hackney. It is well located on bus routes and warm and cozy. Eva and Sabel responded quickly to any questions we had.

I had a great time at Eva & Sabel's flat in dalston! Eva & Sabel are a real pleasure to communicate with: very friendly, very fast, very reliable and helpful. The apt is exactly as on the pictures. It's rather small, as they say, perfect for two people. The apt is furnished and decorated with lots of taste. Simple but very tasteful! Also everything was extremely clean and tidy. They made loads of space in the bathroom and bedroom for personal things and clothes; which I wouldn't even have expected as I only stayed for the weekend. It's a small and simple apartment, but lovely, tasteful and very clean, all in all great value for money. They only thing that bothered me personally was the smell of smoke; they mention that it is allowed to smoke inside the apartment, so probably this was to be expected, but somehow to me as a non-smoker this was not explicit enough and I was quite surprised.

It was again a pleasure to stay at Eva and Sabel's place. The flat is well located, with a bus stop right across the road, which I used the most to get around, as well as three Overground stations at walking distance. Eva and Sabel are a pleasure to deal with and had sent me the keys in advance so I had no problems with anything. I highly recommend Eva and Sabel as hosts, as their house is a beautiful place where you will feel right at home, with plenty of art, books and records to keep you inspired. Gracias Eva and Sabel!
