The kitchenette is outfitted with all the amenities of a short term stay- coffee, tea, and oatmeal are provided to be prepared in the microwave, toaster oven, coffee maker, french press, or electric teapot, or for longer term stays use the mini-fridge for your left overs from one of the local restaurants. There is a bistro table for two for your cozy dining experience, or TV trays for the joy of eating in the living room area. The bathroom has a stand up shower, hair dryer, and fresh, fluffy towels. We have central air conditioning. The apt is ideally located on the third floor of a University City home- in one of the most beautiful tree lined areas of West Philly. Situated at 44th and Osage, this turn of the century single is in very close proximity to the University of Pennsylvania, University of Sciences, Drexel, World Cafe', Green Line Cafe, Earth Cup, Marigold Kitchen, Local 44, Rx, Honest Toms, Tampopo Cafe, Clark Park, and so many other food and drink spots! We are 1.5 blocks to the 34 trolley which will connect you to downtown and the Frankford El, the Broad St line and all of Septa's Regional Rail system. We are also very close to C.H.O.P- Children's Hospital of Philadelphia, HUP- Hospital at the University of Pennsylvania, Presbyterian Hospital, Thomas Jefferson University Hospital/Methodist Hospital, and Lankenau Hospital.

As a host, I have been in the service industry for 16 years. I own a local cafe' and have been a landlord since 2000. I pride myself on providing a space that makes people comfortable, feeling like they belong there. I have lived in Philadelphia since 1993, and consider myself somewhat of an expert! Please feel free to ask for directions or guidance if you need it! My family and I have lived here for 4+ years in our separate apartment. I look forward to meeting new people and offering a space that is comfortable, attractive, clean, private and ideally located.

Our suite asks for a minimum of 2 nights, but we will accommodate a single night stay for $125.00 Sunday-Thursday, $145.00 Friday or Saturday. Additional fee of $15 per person after the first 2 guests, but children under 12 stay for free. Commencement is a high demand time, and our rates are 160/night from check in Friday to check out Tuesday. Other high demand dates will show varying rates depending on the event. Our check in/check out times are set to allow us time to change sheets, clean up and put out fresh towels- if you need some flexibility, let us know! We will accommodate you if we can! If you need a cleaning service during your stay- it is $45 per cleaning. If you would like laundry service it is $10 per load. Please leave the room as you found it- tidy and organized!

Karen's place is in a perfect West Philadelphia location for visiting Penn, and the other universities in the area. Great restaurants (all walkable). Easy access to downtown. Easy check in and out. Great directions. Karen was extraordinarily accommodating for us, including last minute changes to the size of our group. Thank you, Karen!

This abode was a lovely place to call home during my second ever trip to Philly. I scoured the reviews of Karen's wonderful third floor haven before arriving and it did not disappoint! Quaint, clean, conveniently located, cozy, all around stellar place. I have nothing to add that has not already been stated in these many great reviews! :D

A little pricey if you are traveling solo, but the location is great, the place clean and comfortable, and the owner very nice.

Perfect place if you're looking for quiet, simple accommodations for a stay in West Philly. Karen is very sweet and accommodating. The place was clean and had everything that I needed for almost a full week's stay. The neighborhood is safe for walking or jogging at any time of morning or night - couple of nearby restaurants with outside seating that looked nice - Clark Park is very close. It's a bit of a walk, but Dock Street Brewery has tasty brews and pizza - sat outside for dinner and enjoyed some of the best people watching (great mix of punk, gritty, urban, and preppy folks). UPenn campus is a decent walk in the other direction and there's plenty of more upscale shops and restaurants to pick from. I never had trouble finding parking in the evenings - although if you intend to leave your car during the day, you'll need to find an unrestricted street - FYI most streets in the area are 2 hr parking during the day. Karen nicely details all of this in her manual, so be sure to read up before you take your car in. I really didn't use the kitchen - there is no stove, but I saw an electric skillet in a drawer and there's a toaster oven that could have come in handy for small/quick meals. Not an issue for me, but the place is up 2 flights of stairs if that's something you need to worry about. The second set gets a bit narrow and turns, so had to take a couple trips to get bags in/out. There's a closet, but I didn't see a hanging rod. I hung my stuff on the rack provided outside the closet. This place is a great value! Go ahead and book it!

Our stay in Karen's suite was great. The house is very well localized, near Upenn University, bus stop, Clark Park (a beautiful park, very near Karen's home). There are supermarket (Supreme Supermarket, is very near) and if you need to buy something in hard time, there is Fresh Groce Supermarket, that work it 24 hours. Is a great supermarket. The neighborhood is awesome, we already were felling miss of there. We haven't complaints, only compliments. Karen was a great hostess and was always available when we need some help. Daniel and Me are grateful for everything.

My family and I have lived in West Philadelphia for 9+ years. We moved here from Fishtown where I used to own and operate a local cafe'. I sold it in 2016, and have moved on to renovating houses and other interesting properties. I am very involved in real estate so please feel free to pick my brain about neighborhoods or properties. I have been a working artist for many, many years now- both teaching and building architectural stained glass. I own a historic fire station and am converting it into art studio spaces, to house my new glass studio and several other spaces for other artists. I have 2 children who are wonderful, smart and funny, 1 lovely cat(domestic short hair calico) and one adorable pup(Catahoula Leopard/Australian Shepard mix). I am fastidious about our beloved pets, so you would hardly know they were here, except for the occasional paths crossing with me and Coco(my pup) on our many, many walks during the day! They stay in our separate apt and have never been upstairs in the guest suite, so come with confidence. We love to travel, love good food, and generally love life in the city. A beautiful family, good friends, a fantastic neighborhood, a nice life... I am blessed for sure!
