This home was just finished in June 2014. The studio for rent is a detached structure from the main home, located a few blocks from downtown Bend on a quiet street in the popular Westside of town. A spa retreat experience in the heart of Bend!

The home is built with incredible attention to detail, high end finishes, and a beautiful modern style that feels warm and relaxing. Details like Caeserstone Quart countertops and 1000 thread count sheets represent the retreat like experience of this peaceful and relaxing home.

The back section of the home is locked off the the use of owners, but you can enjoy the front studio section, private full bath, and kitchenette with Krups coffee maker, Capresso burr grinder, toaster, microwave, and mini fridge as well as sink.

We use digital locks for accessing the house, so you can arrive whenever you like after checkin and let yourself in. If you do need anything, I live in town only a few blocks away, and am always happy to help with any issues that come up. On a much more fun note, I am local and love sharing info about my town, including favorite places to eat, events to attend, and places to hike. A walking guide of nearby favorites is located at the house as well.

The neighborhood is one of the most popular in Bend for it's cozy feel, quick access to both downtown as well as a local gourmet grocery store, Backporch coffee, and a long list of favorite restaurants all within walking distance. This home also has quick access to Century drive, which takes you to Mount Bachelor. Despite the best of everything Bend has to offer just being steps out the door, it's located on a quiet street so you can enjoy a peaceful stay.

The park and ride to Mount Bachelor is only a mile away.

We do require our own contract to be filled out and sent back. The contract is under house rules or I can email you an attachment once you confirm you would like to book the home.

Airbnb collects payment. We do not collect a separate damage deposit but reserve the right to assess a fee for actual damages. Please fill out credit card information on the contract. If there are damages, we will first notify you and then charge the credit card # on file with the contract unless otherwise notified.

Payment

We accept payment by personal check or credit card (mastercard and visa).
•Credit Card Authorization: I understand and consent to the use of the credit card provided without original signature on the charge slip and that a photocopy or fax of this agreement will serve as an original.

Payments in full must be received 30 days before arrival.

Cancellations
No credit will be given for shortened stays due to late arrival or early departure for any reason.
No cancellation due to weather.

Rental Agreement

Upon receiving your security deposit and a signed and dated copy of the Rental Agreement, a rental confirmation will be emailed to you.

Prior to your arrival, we will email (or mail, at your request) you a welcome packet that includes travel directions, parking instructions, and follow-up information on the lock code to access the house (which we email a few days before your arrival to ensure timeliness).

HousekeepingWhen you arrive, the home will be clean and set up with linens.(We do not
provide daily maid service. Additional housekeeping services may be arranged for an
additional fee.)


All beds will be made with clean sheets and duvet covers. There are extra blankets, extra sheets, and pillows in the closets.

No pets are allowed.

This is a non-smoking home. Similarly, you are not permitted to smoke outdoors anywhere on the property. Any violation of the smoking policy will incur a minimum $250.00 fine and you agree to pay this fine and costs in excess should cleaning be necessary to remove smoke odors from the house. Costs may be subtracted from deposits paid.


Check-In/Check-Out

Check-in time is no earlier that 4pm without prior approval. Check-out is at 11:00 am. We will charge a $100 late check-out fee to people who stay beyond the check-out time without prior permission. Please be thoughtful to our cleaning staff and convey all comments/concerns to management directly at ((PHONE NUMBER HIDDEN).

Check-out procedures: prior to check-out please—

•Load the dishwasher, load and start a load of towels in the washing machine
•Turn off the heating/AC unit
•Return furniture and other contents to their original location.
•Shut and lock all windows and doors


Please let us know if anything is in need of attention.

We will not be liable or responsible for personal items left behind, lost or stolen.

If you leave an item after checking out and wish to have it returned, call us as soon as possible and we will arrange for shipment. We will inform you of the shipping costs and with your approval charge you to cover the expense.

Guests shall comply with all laws and keep premises as clean and safe as possible.

The house is not child-proofed. There are breakable and possibly unsafe items within reach of children.

Do not allow children to play unsupervised in the house.

Additional Terms

You must be 21 years of age to rent this home.

The home has a maximum occupancy of two(2) guests. These limits cannot be exceeded for any reason. Renters who exceed the occupancy limit and falsify occupancy information at the time of reservation are in breach of this agreement and are subject to eviction and forfeiture of their full rent payment and all deposits without refund.

House parties are strictly forbidden and grounds for immediate eviction.

The home is located in a residential neighborhood and quiet time must be observed after
10PM. Please respect your neighbors.

There is an abundance of wildlife in the area. Guests are asked to respect nature and to refrain from activities harmful to the natural environment.

Every effort is made to assure accurate descriptions and photos of the properties. We are not responsible for errors in printing, changes made by owners or matters out of our control, e.g. noise, construction, weather, etc.

There may be circumstances beyond our control and contemplation. This may result in a property becoming unavailable. Examples of this may include (but are not limited to) destruction or severe damage to the property. In such event we will do our best to make alternative arrangement for you where possible. If we cannot, or if the alternative arrangements are not acceptable to you, then we will refund the monies paid. This will be the full extent of our liability to you in such circumstances, and we will not be responsible for any other costs connected with any such cancellation, howsoever arising.

I HAVE READ AND UNDERSTAND THE RULES AND REGULATIONS. I CERTIFY THAT I AM AT LEAST 21 YEARS OLD AND THAT I WILL BE HELD RESPONSIBLE FOR THE CARE OF THIS PROPERTY BEING RENTED UNDER MY NAME.
