Our cottage is a very attractive semi-detached property, built in 1905 of stone, retaining all of its original charm and character. It is situated in an elevated position offering splendid views across the Limpley Stoke Valley and the hills beyond the River Avon.

Internally there is a useful entrance porch and hallway which leads to the kitchen, dining room and conservatory area, which in turn leads out to a large patio. The ground floor also has a further living room, study and utility room. Upstairs there are 2 double bedrooms, a single bedroom, bathroom and separate loo.

The owners, Nick and Sally, will be away during the period of occupation so occupants will have full access to the cottage which is their home.

Nick and Sally will hope to meet guests in advance of their stay, but will have their daughter available to hand over the keys and discuss any matters on arrival. Sally and Nick will be abroad but contactable by email. Their daughter lives nearby for local support.

The house is set in a wonderful elevated position within this popular and well established river valley village of Limpley Stoke, yet only 5 miles from Bath city centre. The river Avon and the Kennet & Avon canal run through the village and together with the surrounding woodlands, designated as an Area of Outstanding Natural Beauty, provide an abundance of walks and cycle routes. There is a strong community with pub and community run shop close by

The cottage has off-road parking for 2 cars.

Buses into Bath and the wider area are a few mins walk away and the railway station of Freshford is less than a mile away.

Bristol Airport is about 50 mins drive depending on traffic. Regular transit buses also run from the airport to Bath.

The University is about 3 miles away and the bus runs 4 times daily from the house to and from the Uni, so the house would suit anyone visiting the University during September.

We spent a fabulous fortnight in Nick and Sally's house, which was perfect for our needs. The house is spacious and characterful, with all home comforts, a beautifully kept terraced garden with wonderful views and a perfect location for enjoying Bath and the surrounding area. All communication was easy, we received a warm welcome on arrival and info about local transport and some great recommmendations for lovely places to eat out. Thank you both so much for letting us your beautiful house, we would definitely book again if visiting the area!

We spent an absolutely wonderful month at Nick and Sally’s home in Limpley Stoke. They are gracious and accommodating hosts who welcomed us warmly and then provided us with a useful tour of the house. As this is a well established family home, it has everything one needs to live very comfortably – and to welcome guests for stays, visits or meals. We had our own parking spot with easy and safe access to the country lane the house it on. The front and back gardens are large and pleasant. Nick and Sally have done wonderful work of terracing the steep back garden – and it's quite a sight to behold. The views from the 3 bedrooms are exquisite and the 2 ‘loos’ upstairs provide some convenience. The neighborhood, and neighbors, are welcoming and friendly. You are close to the Freshford and the Limpley Stoke pubs as well as easy access to a Sainsburys in either Bradford on Avon or Combe Down. There are endless public foot paths to discover and wonderful places like Westwood, Bath, Wells, Radstock – and even Bristol and Southern Wales - are very accessible. We look forward to being able to return sometime soon….
