Unique, peaceful, self-contained spacious private guest home with one bedroom plus bonus award-winning wine room is full of old-world character, but with premium wifi! It is near the Burbank airport and studios; 15 minutes to Pasadena or downtown LA (allow more time during rush hour). Pet-friendly private patio and yard with fruit trees and gazebo—you can even bring your horses! Large kitchen and full bath with tub, pool access, non-smoking. Sleeps 1 to 4.

1000 sq. ft. award-winning non-smoking mother-in-law suite/guest house is crafted from vintage leaded glass windows, antique hardware, cherry cabinetry, antique doors and fixtures, but has all the modern amenities like wifi, range/microwave/water filter/tankless water heater, 30 feet of countertops for the gourmet cook, and a naturally cool award-winning wine room for the connoisseur or just for relaxation. Furnished with antiques and vintage pieces for character and a feeling of luxury. We change them regularly so our repeat visitors are always in for a new treat! The bed in the bedroom is quite comfortable, and there is a daybed (with Spring Air mattress) and trundle in the living room that can be made into two twin-sized beds. Both areas have direct access to the sizeable bathroom for privacy.

The single-story guest house is tucked away beside the main house, with a private patio, its own fenced backyard with a pomegranate tree, guava tree, vintage gazebo with antique concrete table and benches, a fountain, raised bed gardens, and nearly year-round grapefruit! (Fun fact: The grounds were once featured in an article in the Los Angeles Times.) The pool is available for swimming, and a laundry room is available as well. There is dog run, and a turnout behind the barn that can accommodate up to four horses for an extra fee. Two-car parking is included, and for those bringing horses, trailer parking may be arranged. The guest space itself is wheelchair-accessible (36" and 32" doors), with a standard bathtub and vanity. The laundry area is not wheelchair-accessible.

This guest house is attached to the main house but is very private, with its own parking and entrance, plus a private patio and hidden gazebo area in the back yard. We are right next door and are happy to help and answer questions, but the apartment should have everything you need for the perfect quiet retreat or getaway. With all the comforts of home, this is especially well-suited for long-term stay while working away from home.

We try to avoid toxic chemicals and cleaning agents, don't use pesticides, don't allow smoking on the property, and try to keep the space as healthful as possible. Help yourself to the organic citrus, pomegranates and other produce in your own back yard while you're here.

This is a peaceful, quiet retreat. Well-behaved children and pets are most welcome, including horses for an extra fee. There is a dog run and a fenced backyard, and pet beds, crates and bowls are available. Guests are expected to clean up after their pets, and accidents in the house will require an extra cleaning fee. Because of the animals and the pool on the property, children and pets must be supervised. We expect guests to be respectful of the property, and we will happily write guest reviews!
House Rules
For your convenience, we have listed our “House Rules” for your information and compliance. Here we go:
Checking In:
We will give you a tour of the property to acquaint you with all amenities provided (unless other arrangements are made ahead of time).
•Housekeeping Services (if ordered): Housekeeping shall enter the premises to clean on Sunday, unless other arrangements are made ahead of time. Staff typically arrives in the afternoon for guest house cleaning.
•Laundry Facilities (washer, dryer, iron, ironing board) are located in the main house, just outside the wine room door. Ask about how and when to use the facilities.
•Parking: There are two designated spaces in front of the guest house. Please leave the driveway open for others to pass through.
•Pets: Please pick up after your pet. Pet is to remain in the fenced area in back or on leash out front. Please keep pet noise to a minimum for the sake of the neighbors.
•Trash: The BLUE trash bin is for Recycling (paper, plastic, metal, cardboard, glass).
The GREEN trash bin is for greens, plants, vegetable and fruit trimmings, etc.
The BLACK trash bin for regular trash. Pickup is on Monday, except for some holiday weekends.
•Utilities: Please turn off air conditioning or heater when leaving the premises, or place at a “reasonable” temperature. Please be mindful of utility usage—we try to be conservative with our resources, especially water. And since all utilities are paid by the owners, they would appreciate your consideration in this area.
•Television: There is not usually a television provided, but a small one may be available (inquire). There is a functional cable box and remote available if you wish to provide your own television. Cable Television is “Basic Cable”; premium channels or pay per view are not included.
•Premium Wi-Fi is included and complimentary.
•Respect and Courtesy to owner and neighbors is expected and required. Please remember that we are located in a residential area; please be mindful of noise level.
•Smoking: This a no-smoking facility.
•Safety: Safety is paramount! Guest House has fire and carbon monoxide detector installed – it is maintained annually for correct function. There is also a fire extinguisher under the kitchen sink, and a first aid kit in the bathroom vanity. In case of emergency, please contact 911 first – then call owner at (phone number hidden).
•When Checking Out
On the day of your departure, please clean up and place your trash in the appropriate bin in the driveway. Just leave towels and linens in place—the laundry service will strip the beds. Unopened and untouched food will be donated to a local shelter, but please discard leftovers. Leave your keys with the owner unless you have made other arrangements ahead of time.

The house was just as described and the location was very safe and convenient. We were given complete privacy, which is exactly what we were looking for. We toured their backyard, which is beautiful. We would definitely stay here again!

My boyfriend and I had a beyond wonderful time staying at Duane and Alice's. The guest house is spacious, clean, and very comfortable. I enjoyed having my morning coffee on the private back patio where I could catch of glimpse of Toots the horse. Alice and Duane are very kind, and easy to communicate with. They were great at offering suggestions about the local area, and equally great at respecting our privacy. Staying here gave us the perfect balance of being conveniently close to all of LA's happenings while enjoying the serenity of a beautifully calm neighborhood. I honestly would have loved to move in for good.
