We spent only 1 night in the capital. We arrived in the night, but it was not problem. There was a security with all information. Location was good, near by the best Kottu meal in the town (hotel De Pilawoos!). Nice and new bathroom in the apartment. You can also use the kitchen. Communication with Ishara was worse. I can recommend this acommodation. Enjoy!

The house is as described. In a nice spot and easy to get around. However, at times communication with Ishara was difficult, struggled to get fast responses. Overall enjoyable experience and good value for money

We only stayed for one night at the double room in Colombo as a transit stop before we caught the train to Anuradhapura the next morning. It was a little hard to find as there are no house numbers - but we found a helpful hint in one of the reviews (right above the 'subway' restaurant ). Ishara left the keys at the 24h guard who let us in. What we got a was a clean and nice room and en-suite bathroom. AC was a little dodgy though. There are plenty of restaurants nearby, which was perfect for us. And the location itself is great to get around I guess. And ishara wrote back instantly when we had questions or needed assistance. Thanks a lot!

The place is tastefully decorated and located centrally in Colombo. Warning: "Boutique Colombo" has a very STRICT booking policy. Even if you cancel a week in advance, you will only get half of your money back. So if you have travel plans that are flexible or you end up changing your dates around, don't expect to get your money back. Because I was doing research (I have been lived in SL off and on since 2003), my schedule shifted, and I tried to shave a couple days off my booking. My request was rejected with no explanation. I have had other airbnb experiences where they refunded a night because I couldn't get a seat on the train, etc. Ishara said that she would get in touch with others who had inquired about the room and that she would make it available again online to find a replacement. However, when I checked airbnb, the room still showed up as booked! Since I paid already, I shifted my research around and decided to stay for the whole booking...mostly. The first night I arrived, the hot water was not working. In the morning I called Ishara and she sent someone quickly to fix it. Because they were not able to fix it, they moved me into the other bedroom. I appreciated this. The other room was more spacious! After my third night, I developed a mysterious rash: I thought they were mosquito bites, but they turned into an outbreak of itchy bumps all over my face, neck, back, and stomach. The place is very clean, so I didn't think it was caused by bedbugs; I just asked to have the linens replaced. That night, I discovered that the linens were not changed. That was ok with me and I did not want to bother late in the evening. Waking up, my condition got worse, and I ended up going to the hospital. An allergic reaction they said. After one more night at Ishara's, I felt worse, went back to hospital and got antibiotics. They suspected mite (URL HIDDEN) friend finally convinced me to leave and stay with her. I can't confirm that my allergy was because of Ishara's place. But the response regarding the whole affair was HORRIBLE and RUDE. When I emailed Ishara about leaving and requested a refund for three nights (2 nights without changed linens, 1 night that I didn't stay), she insinuated that I was attempting to trick her out of money! Instead of asking me if I was okay (I sent her photos of my gross condition) she asked me why I didn't leave earlier! Well having already PAID and given how strict their cancellation was, and because I wasn't sure what caused my rash, I didn't want to leave! Finally, Ishara relented to refunding me the one night that I didn't stay. After two weeks, I still haven't received it. In short if you want to stay at a place run by cold, corporate-minded folks, this is it!

It is disappointing to read Vivian's review - specially as some of the statements made are factually inaccurate. I will attempt to clarify these: - Our Booking Policy: Yes we do run a Strict booking policy and it is clearly indicated on our listing. Vivian should have seen this when making the booking. This strict policy is there because we are centrally located, we offer excellent value for money and we are extremely popular. We also have a small number of rooms and therefore we cannot afford last minute cancellations. It is a loss for us and unlike a big operation, we cannot handle this. We also have our costs of staff, utilities, etc which we need to cover. - Vivian's Booking: Vivian has booked in advance and then a few days before arrival, asked to change the booking. We had already turned away some booking requests. I did not reject the request without response, instead explained to her my position and promised to call our earlier requested guests to check if they would want the room. I opened the room up on (SENSITIVE CONTENTS HIDDEN) and (URL HIDDEN) and all other internet channels where we are listed. Unfortunately we didnt manage to find another guest and I kept in regular contact with Vivian over the phone on this matter. Vivian then explained to me that she changed her plans and decided to stay the full booking period with us without changing as she didnt want to loose money. We both agreed to this. - Her Stay: It is true there was a hot water problem in her room and she called to inform. It was immediately attended to and as fixing it would take time, we shifted her to another larger room. All along during her booking process and her initial days at our place she kept calling me for any little issue or to discuss anything she wanted. She had my mobile number and called me for any problem. However, with this issue on her rash and allergy, she did not discuss anything with me. She did not call me or inform me anything until she had stayed her full stay and checked out a day before her actual check out and sent me a long and rather rude message noting that she checked out due to a rash caused by bed mites and that she can show her hospital bills as proof of allergy and requesting me to refund all the money for the nights she stayed which were in addition to her planned early leave date. Furthermore, she threatened that if I do not refund, she will leave a negative review on Airbnb and inform Airbnb of this. My response was not horrible. It was in the same tone as per her communication which was both rude and unnecessary. I responded asking her why she continued to stay in our room if she felt it caused her rash and why she didnt call me and inform me so I could have met her and discussed next steps which would help both of us. She still never called me but continued to discuss through Airbnb messaging and kept insisting on the refund. We had never had to do a refund before. We have never had a complain before! So I explained to her that if we are going through Airbnb as per her insistence, then we will have to follow their process. I even offered her a refund which she has failed to note here. It is unfortunate that Vivian had a negative experience with us. It was not pleasant for us too and rather disappointing. We have another place and in both our places we continue to have outstanding reviews by our guests. Vivian should have called me directly and communicated with me the same way she had been communicating all throughout her booking process and initial stay. We could have come to an amicable solution. Instead she decided to threaten us to get a refund. It is also unfortunate that she got a rash. There cannot be bed bugs or mites in our mattresses or linen as the room has been occupied just before her arrival and also since her stay with absolutely no complains. Infact we continue to receive positive responses and reviews from guests. I believe this was an exceptional case and the reasons to which are still not very clear to me. I would request all our future guests to please be open with us if you have any issues as this is the only way we can help.
