Our Montauk Home is a 2 bedroom beautiful remodeled and refurbished villa. There is 1 queen size bed in each bedroom, and an additional sofa bed in the basement.

Our Montauk Home is a 2 bedroom, 2 bathroom beautiful remodeled and refurbished villa. There is a queen size bed and closet in each room, the master bedroom has its on bath-toilet and shower. The living room and dining room is spacious with a fire place. There is an outdoor patio with a dining area.

Our house is only 1 mile away from the beach and is close to many daytime activities, stores and restaurants but still feels very private and secluded. You can go biking, fishing, surfing, paddle boarding, go on boat tours, and more.

Montauk is a major tourist destination and has six state parks. It is particularly famous for its fishing, claiming to have more world saltwater fishing records than any other port in the world.[2] Located 20 miles (32 km) off the Connecticut coast, it is home to the largest commercial and recreational fishing fleet in New York state.
Montauk is considered a beach resort, using its position at the tip of Long Island to promote itself as "The Living End" or "The Last Resort" and become one of the busiest tourist locations within the town of East Hampton. The small town is host to many restaurants, bed and breakfasts, and hotels, and is a popular vacation spot in the warm weather months. Such accommodations are rarer elsewhere in the Hamptons. Many of the Montauk hotels are only open April through November, some for shorter time periods, while a few serve fishermen and other customers year round, including the famed Gurney's Inn.

The Long Island Rail Road provides train service to Penn Station, and Hampton Jitney provides bus service to Manhattan. Suffolk Transit's 10C and seasonally-operated S94 bus routes serve the village. The 10C connects the village with East Hampton, and the Amagansett, East Hampton and Montauk Long Island Rail Road stations on the Montauk Branch, and the seasonally-operated S94 connects the village with the Montauk Point Light. Small planes can fly into the Montauk Airport.

CHECK-OUT TIME
Check-out time is at 12:00PM (Noon)

Before leaving, please:
- Please load dishwasher of any dirty dishes
- Double check you have packed all your belongings
- Collect and dispose of all trash in trash room on same floor
- Turn off all lights, A/C, television, stereo, and kitchen appliances
- Be sure to lock all doors and windows and set the security alarm

Please return the keys to Property Owner or Manager who assisted you at check-in unless otherwise discussed. They will inspect the property to make sure nothing is amiss or damaged. They will inspect the property and if nothing is amiss they will shred and discard the credit card voucher which you have signed as a security deposit.

AIR CONDITIONER/HEAT AND LIGHTS
There is central heat and A/C. Only use when necessary, and please turn off or turn down the A/C or HEAT and lights when leaving the villa. Do not leave the A/C on with the windows and doors open. Be kind to our planet and do not waste precious resources.

ELECTRICITY
Do not overburden the electrical supply by having several appliances running all at once. Doing so may cause the electrical circuit to break. Preceding or during bad weather conditions, the TV and electricity may snap on and off. They usually return to normal quite quickly. The WIFI may have to be reset by turning it OFF and ON. In case of a blackout, candles and torchlight can be found in the kitchen.

FURNISHINGS/EQUIPMENT
We have fully equipped kitchens and living areas. To avoid possible damage and or fees, it is best not to move the furniture. Please respect the locked closets that are maintained for the property owner's personal use. Please treat this home with care and leave it in good condition at check out.

DOORS AND LOCKS AND SECURITY SYSTEM
Always lock all doors and windows when you leave the unit. We have installed a security alarm system for forced break-ins. Always activate/deactivate code to the security system when you enter and exit the premises. Security code will be given upon check-in. To minimize bugs and insects from entering the villa, try to keep screen doors closed as much as possible.

LOST & FOUND
Owner assumes no responsibility for lost or stolen items. Please remember to check thoroughly for your personal items. We will collect any items left behind and hold them for a short period of time. You may request to have your lost items returned to you, but you will be charged for shipping.

GARBAGE REMOVAL
Please take out trash as often as possible to avoid pests and smell. Please separate recycling from other trash. Place trash in the exterior collection site in the metal cage/bin located where the property driveway meets the road. Trash removal/recycling is the sole responsibility of the guests.

SMOKING
No Smoking inside the unit. If you smoke outside, use the ashtrays provided, and dispose of cigarette butts properly. Under no circumstances should cigarette butts be thrown into the brush.

SHOES
Please respect that this property is a Zen house, and wearing shoes in the house at any time is prohibited.

PETS
Pets are strictly prohibited.

LINENS AND TOWELS
Please do not remove the linens and towels from the unit, unless they are beach towels. Be careful not to mix your own beach towels with ours.


LAUNDRY
The Washer/Dryer is located in the basement. Here you can also find clean sheets and towels at your disposal.

KITCHEN AND CLEANING SUPPLIES
Everything in the kitchen is for you to use, including the spices. You will find cleaning supplies under the sink, and other cleaning/household supplies next to the stairs to the basement.

PARKING
Please park in the driveway. It should fit up to 2 standard size cars.

TELEVISION
Please feel free to use the television. We have cable TV.

STEREO AND SPEAKERS
There are surround sound wall speakers throughout the house. You can plug in your computer or any iPod device.

MAID SERVICE & SUPPLIES
This unit has been cleaned and prepared prior to your arrival. If there is a problem with cleanliness, please contact Property Owner Yuko ((PHONE NUMBER HIDDEN) and let us know immediately. We are please to provide an initial supply of paper products. If you would like additional cleaning service during your stay, please call YUKO or property manager to make those arrangements.

PARTIES & NOISE
No large parties at the house. Please be respectful of our neighbors and keep the music and noise at a reasonable level.

OCCUPANTS
There is a maximum of 6 occupants allowed to stay in the house unless otherwise discussed with the property owner. Please be honest with your reservation.

MAINTENANCE PROBLEMS
If a maintenance problem should arise, please call YUKO. The sooner we are informed about a problem, especially during normal business hours (8am to 5pm), the sooner we can take action and help you.

Yuko's house was the perfect weekend getaway. The house was very comfortable and had a well-stocked kitchen. Great location if you surf - it's a quick bikeride to the beach. The house is private and quiet, there are no neighbors right next to you. Would definitely stay here again.

Beautiful beach house - really enjoyed our stay! Rooms are airy and light - kitchen is well equipped for cooking. House is located close to beach and town.
