Sleep in a downstairs corner basement bedroom on a single bed with 8" signature foam mattress and 1" memory foam topper. Private room with lockable door and built-in closet. Separate entrance to house through fenced backyard so you can come and go as you please. Affordable central location with parking just a 10 minute walk from light rail stations and bus stops and under 4 miles from downtown, International District, Pioneer Square, SoDo and Georgetown.
Check-in is free between 3pm and 11pm and check-out must be by or before 11am or late fees apply (see below).
You must book on your own account and match your Airbnb profile photo of yourself. Proof of ID is required at check-in or you will be turned away with no refund.
No visitors allowed on premises.
No kitchen or laundry use. Guests are expected to go out for all their meals. This is just a place to park, sleep and shower for the independent and self-sufficient solo traveler.
No drug or alcohol use. Guests may not be visibly drunk or drugged in my home, so don't book here if you're going to check-in drunk or stoned.
Smoking/vaping tobacco by guests is only allowed in the backyard, not inside your room or the house. (I am a cigarette smoker and coffee drinker myself).
Parking is limited to one regular-sized vehicle, because it needs to fit into one side of the driveway space in photos. NO over-sized SUVs, trucks, campers, or long-haul vehicles or you may have to find parking elsewhere in the neighborhood.
No pets (I'm allergic) or infants (my home is not child-proof).
Quiet expected between 11pm and 5am. No noisy, irresponsible, immoderate, inappropriate, illicit, hazardous, illegal, criminal or unsafe behavior.
Clean up after yourself. Don't leave anything behind that would make another guest gag, especially in the bathroom.
No wasteful utility use - don't leave water dripping and turn out lights when not in use to conserve energy. No showers over 15 minutes long or more than once a day. No washing clothes in bathroom.
Take off your shoes to keep the carpet in your room clean.
Mandatory recycling into containers provided. No littering or dumping.
No use of my address for deliveries without permission.
Do not flush anything but toilet paper and what it was intended for down toilet (no feminine hygiene products, "flushable" wipes, dental floss, etc.) and be careful not to put anything down drains that could clog plumbing.
The security deposit will not be charged so long as nothing is lost, stolen, permanently stained, broken or damaged and no house rules are broken. . If you lose a house key or do not return it on day of check-out you will be charged the actual cost of hiring a locksmith to come and immediately rekey the locks to my house and make new keys and copies. You are responsible for any damage past the stated deposit amount.
**If you are not sure if you are going to be late please book elsewhere (look for listings with the amenity "Flexible Check-In" or "Self Check-In") or be prepared to pay $5 extra for each half hour that you are late. If you show up between 11pm and 11:30 I charge $5. If you show up between 11:30 and midnight I charge $10, and so on, for my extra time waiting up to accommodate you. Late arrivals also disturb other guests who are on time.
CHECK-OUT time is before or by 11am. If you stay here you must be out the door no later than that on day of departure, no matter how late you end up arriving, otherwise I charge $15 to extend your check-out until noon at the latest. The parking space must be vacated as well. I need time to clean and do chores between guest departures and arrivals.
EARLY PARKING OR LATE PARKING I charge $15 if you want to arrange to park your vehicle here early or pick it up after check-out time (this may not be available if I have another guest who needs the space). No free parking outside of stated check-in/check-out times.
EARLY LUGGAGE PICK-UP/DROP-OFF I charge $15 if you want to arrange for early luggage-drop off on day of check-in or storage for later pick-up on day of departure. You will not be able to access the house or use the bathroom or parking spaces during this time. This is for luggage storage only.
NO KEY, PARKING OR HOUSE ACCESS may be provided until stated check-in time and the key will need to be returned at check-out time.

You understand that you stay here at your own risk and that as owner of this property, I do not assume liability for the loss, theft, damage or injury (or death) to persons or their personal property. Guests agree to indemnify and hold me harmless for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guests’ use and occupancy here, including but not limited to claims for personal injury or property damage/loss.

I enjoy hosting safe, responsible and trustworthy verified solo travelers who have read all listing details and who can appreciate the money they can save (which could cost 3 times more or be much further away from downtown) and the convenience of booking through Airbnb when typical lodging is difficult to find. Please read my listing descriptions carefully (especially when it comes to amenities offered and those not offered, location, travel times, house rules, check-in/check-out times, etc.) to see if it will meet your needs as what I am offering will not suit everyone. I am only providing a room with a bed to sleep in, the rest of your trip planning is up to you.
