2 bedroom suite w. private bath in separate upstairs area of large home. If you only need one room, I keep the other empty for your privacy. Separate guest entrance, off-road parking. This suite is within a large home where the host lives.
The suite includes three adjacent rooms--two bedrooms and a private bath. It is on the second floor, no other adjacent living space. Both rooms are included in the single reservation, however to keep the accommodation affordable, a single person or couple would use one bedroom. Others in the party who normally do not share a room such as an infant, adult relative or friend are welcome to use the second bedroom. One bedroom has a queen, and the other a full bed and if needed a single bed is added to the latter room.
Guests are asked to conserve electricity and water usage.
The rooms are carpeted with plenty of closet, drawer, and other storage space. The bathroom has a mini-fridge, coffee/tea setup, microwave, and large bureau. There is ample off-street parking and a garage bay is usually available for snowy day parking.
The home is located on a beautiful wooded 6+ acre lot with a southwest mountain view. A unique feature is the pond and outdoor seating area (back lawn) as well as a large secure front lawn and paved area for sports and play. Guests appreciate the unique option of a healthy cooked breakfast which takes into consideration your preferences and food intolerances. This is served in the host's family room/kitchen area facing the pond and western forest view. If guests don't want a sit-down breakfast, simple breakfast food can be placed in the guest area.
Shared Space: The family room/kitchen (see picture) is reserved for host use unless otherwise arranged. For example, the kitchen can be used for occasional stove top cooking (not oven/broiler), in coordination with the host's use/schedule. Also if needed, you can arrange for children to play in the host's family room. Adult guests may use the large living room which has a door for privacy. On snowy days the attached garage can be made available for parking.

Guests enter via a dedicated outside door which opens directly up the stairs to their suite. This door also opens to the living room which is set aside for adult guest use.

Guests can coordinate occasional use of the kitchen for light stove-top cooking (no oven/broiler). The guest bathroom has a mini-fridge, microwave, teas, and a coffee maker (upon request).
Please note that no guests beyond those specified are permitted to visit the property or stay overnight.

I welcome you in person and arrange to be there at checkout. The private entrance and stairway enables guests to come and go during their visit without host interaction if desired. On the other hand, I am glad to chat and be made aware of guest schedules as you come and go.
I am available via text 24/7, and am in the home for parts of each day and every night. Frequent/returning guests may be permitted to stay while I am out of town.
If you wish, I prepare and serve a custom cooked breakfast which provides a good opportunity to discuss your needs and share information that enhances your visit. I can suggest activities and places of interest and tips on shortcuts to get there.
I take a concierge approach to hosting. I am very interested in people and enjoy having guests. My priority is to ensure guests feel welcome, comfortable, and well served. Many items in my home are available for loan to support your visit so please don't hesitate to ask for assistance and advice with anything that can make your stay more enjoyable and convenient.

I keep a well groomed short-hair cat that stays in another part of the house; she is never allowed in the upstairs guest area. I do an extra vacuuming beforehand if guests tell me they have an allergy.
Snow policy: I am very flexible on last minute cancellations or changes due to snowstorms that makes local travel hazardous or that cause flight delays/cancellations. If you are not comfortable with driving conditions in my area, for any nights you have reserved but will not be staying I will be glad to reimburse you or help you change the dates via the Airbnb system. Professional plow services in this rural area including mine come to clear after the snowfall has ended, which may not always be convenient with guests' need to come and go.
Quiet time is 10:00 p.m. If you are up and about or come in after 10:00 please keep your voices low, avoid slamming doors, showering, etc.
No pets or smoking.

I offer a variety of cooked breakfasts which I'll serve between 7:00 and 9:30 a.m. depending on our schedules. If you need to leave early or don't want breakfast, just let me know. Perhaps there are simple breakfast foods I can leave in your guest area. Also please identify any environmental allergies or food intolerances of anyone in your party.
